On August 23rd Tukwila's new sign code went into effect. I have attached that document for your convenience. One of the major changes to the sign code was a height reduction for freestanding signs. (See section 19.20.040 Table 1.) The new code does allow refacing of existing signs that are "legally non -conforming". In order to be considered legally non -conforming the sign must have been erected in conformance with a valid permit and complied with all applicable laws at the time of installation. I understand a sign permit was obtained for this sign prior to installation (File S05-027). I have reviewed that file and there is a discrepancy between that site plan and the one that was submitted for the reface application, S10-052. It appears that the property lines were drawn incorrectly, which lead to a mislabeling of the setback distance of the sign from the north property line. At the time the original permit was obtained a sign had to be setback from the property line a distance equal to or greater than the height of the sign. The new permit application seems to have a more accurate depiction of the property lines, and shows that this 20 -foot tall sign is setback from the north property line a distance of 10 feet. (It appears that you inadvertently mislabeled the setback distance 20 feet; in actuality it scales out to 10 feet.) Since the sign did not meet code at the time of installation, it cannot be considered legally non -conforming, and is not eligible for a reface. Your options are to leave the freestanding sign as is, or to come in to compliance with our new sign code. The new sign code would allow you to have one 6 -foot tall monument sign with a total allowable message area of 36 square feet and a total allowable sign area of 54 square feet. It would also require that you remove the existing freestanding sign. Please let me know if you have questions. I'll be glad to discuss your sign options with you.
