BILL OF SALE

KNOW ALL MEN BY THESE PRESENTS, that for valuable consideration, and in consideration of
the sum of TEN DOLLARS (510.00), STERLING REALTY ORGANIZATION GO., a Washington
corporation, the Grantor, does hereby grant, bargain, convey and sell to the CITY OF TUKWILA, King
County, Washington, a municipal corporation, the Grantee, the following described improvements
situated in King County, Washington:
Illumination and roadway pavement; 515 LF of 12" and 230 LF of 15' storm pipe with 9
catch basins and one detention vault; 6 streetlights with conductor, conduit and junction
boxes; 2,280 LF of curb, gutter and sidewalk; 1,115 LF of 28' wide roadway; and 7,920
SY of modular block retaining wall.
Such improvements are located within the right of way that is legally described in Exhibit A hereto
attached, and shown on Exhibit B hereto attached.
Together with any other appurtenances thereto.
To have and to hold the same for the said Grantee, its successors and assigns forever.
The undersigned hereby covenants that it is the lawful owner of said property; that the same is
free from all encumbrances; that all bills for labor and material have been paid; that it has the right to sell
the same as aforesaid; that it will warrant and defend the same against the claims and demands of all
persons and will pay any costs, including reasonable attorney fees incurred by Grantee, arising out of any
such claim or demand.
The Bill of Sale is given in consideration of the agreement of the Grantee, for itself, its successors
and assigns, to incorporate said utilities in its utility system and to maintain them as provided for in
applicable City Ordinances.
