NOTICE OF
PUBLIC HEARING
Notice is hereby given that the Tukwila City Council will hold a public hearing on
Tuesday, January 16, 2007, beginning at 7 PM in the Council Chambers at Tukwila
City Hall, 6200 Southcenter Blvd, Tukwila, Washington, to consider the following:
Ordinance No. 2142, declaring an emergency, was adopted by
the Tukwila City Council on Monday, November 20, 2006 and
became effective immediately. The ordinance established a six-
month moratorium on development of lots not meeting the
City's minimum lot size. The moratorium, however, does not
apply to certain minor construction and maintenance of
existing structures. RCW 35A.63.220 requires the City Council
conduct a public hearing on a moratorium within 60 days from
the effective date of the moratorium.
All interested persons are invited to be present to voice approval, disapproval, or
opinions on this issue. Those unable to attend in person may submit written testimony to
the City Clerk's office until 5 PM on the day of the hearing.
Tukwila City Hall is wheelchair accessible. The City strives to accommodate people
with disabilities. Reasonable accommodations are available at Public Hearings with
advance notice. This notice is available in alternate formats for individuals with

Low Density Residential (LDR)
The Planning Division has reviewed the above applications and had determined the proposed
project does not comply with the requirements of the Tukwila Municipal Code (TMC).
1. The proposal is to build one home per existing substandard lot. Each substandard lot
is 3,000 square feet. The property is zoned LDR and LDR zoning requires a
minimum lot area of 6,500 square feet.
Tukwila Municipal Code (TMC) 18.70.030 notes the following:
A. A lot, as defined in TMC 18.06.500, which does not meet the minimum dimensional
standards for the zone in which is located may still be developed as a separate lot if
the proposed use is one which is permitted in the zone and the proposed development
can comply with the requirements of this title regarding basic development standards
for the applicable zone and other applicable land use and environmental
requirements.
B. A lot, as defined in TMC 18.06.500, which cannot meet the basic development
standards for the lot applicable zone and other applicable land use and environment
requirements may be developed only if it is combined with adjacent lots(s) in a
manner which allows the combined lots to be developed in a manner which does
comply with the basic development standards for the applicable zone and other
applicable land use and environmental requirements. In the event lots are combined
on order to comply with the requirements of this subsection, a boundary line
adjustment shall occur so that the combined lots are henceforth considered a single
lot.
The TMC specifically requires that you combine lots in order to create a building site that is
at least 6,500 square feet. Basic development standards are listed in each of the City's zoning
category.
2. The amount of impervious surface exceeds the standards specified in TMC 8.25.020
(E).
"No more than 50% of the front yard or 800 square feet, whichever is smaller, may be
approved durable uniform surface. An approved durable uniform surface exceeding this
requirement on the effective date of this ordinance may be maintained, but shall not e
expanded".

1. At this time there is inadequate sewer and water to these sites. The plans provided
show proposed locations that have not been approved by the City.
2. The plans must provide surface water plans meeting 1998 King County Surface
Water Design Manual.
