All correction requests from each department must be addressed at the same time and reflected on your drawings. I have enclosed comments from the following departments: BUILDING DEPARTMENT: Allen Johannessen at 206-433-7163 if you have questions regarding these comments. 1. The roof framing shall require specifications for structural nailing, lumber spans, grade of lumber and other design elements to show compliance with the codes for stick framed roofs. It appears the lumber spans exceed allowed spans per span tables. Typically a roof with spans shown shall require engineered manufactured trusses. Provide a specific design detail that shows framing, bracing, nailing with specifications, grade of lumber and sizes for all roof framing materials that can be verified with the IRC TABLES and from 2012 IRC Chapter 802.5 or specify engineered manufactured trusses (R802.10). 2. The foundation shows anchoring the slab to the foundation. The foundation connection details requested is for foundation wall and footing connections to the existing foundation footing and wall. Please provide that specification for foundation connections with epoxy type and installation details. Slab is not necessary to be connected as shown unless it's required to be a structural slab. What is important is the foundation footing and stem wall connections to existing foundation. 3. The basement does not qualify to be an occupied living space since it is not considered a story. Therefore the basement shall be considered as an unheated crawl space or under -floor space as specified in the code. The new floor plan is specifying foundation ventilation. The new walls of the crawl space are shown to be insulated including the exterior R-10 insulation at the foundation. The insulation is not necessary since this is an unheated non -occupy -able space. The vents for this under -floor space would not be required with the concrete slab providing a vapor barrier (IRC R408.1). In this situation since the main floor is the occupied heated space, only the main floor framing, walls and roof/ceiling are required to be insulated. The floor shall require R-30 insulation typically placed between 2x10 floor joists. Revise plan to show the crawl space changes including the main subfloor framing and insulation per code. 4. The plan still needs specifications for fastener size, types and spacing for roof, floor and wall sheathing per prescriptive code Tables R602.3(1). 5. All correction requests from each department must be addressed at the same time and reflected on your drawings. I have enclosed comments from the following departments: BUILDING DEPARTMENT: Allen Johannessen at 206-433-7163 if you have questions regarding these comments. 1. The plans shall need clarification by labeling the different drawings as basement or main floor and the side of the house elevations as North East South West. In addition clearly label all rooms; specify what the new basement rooms shall be used for. 2. Provide details for all positive connections for structural members extending from foundation to the post base and post to beam connections. Show all details specifying hardware, hangers and fasteners. Specify grade of beam and post i.e. Douglas fir, hem fire #1 or #2 etc. Specify pressure treated lumber attached to concrete. 3. Specify fastener spacing and types for floor and wall sheathing per code. 4. Specify size and spacing for lag bolts for the ledger attachment. (IRC Reference TABLE R507.2) 5. On the floor plan specify window sizes and specify egress window for the bedroom. 6. Specify smoke and C.O. detectors. C.O. detectors shall be placed outside within close vicinity of the bedroom. Show how the footing and foundation shall be provided with a positive connection with steel set in epoxy into the existing foundation. Also specify the width of the footing per building codes. Minimum footing width shall be either 12 or 15 inches wide depending on the type of soils for two story construction. (IRC TABLE R403.1) 8. 2012 energy code requires a minimum 24 inches R-10 rigid insulation around the perimeter foundation extending from the wood sill down 24 inches or to the footing. Insulation above grade shall be provided with protection for any exposed insulation. Revise the detail for foundation insulation. 9. Plan shows R-38 ceiling insulation. Currently energy and building codes are 2012 codes. Energy code requires R-49. Revise plan per code. Wall insulation shall be R-21. New exterior wall framing shall be 2X6 framing to accept the R-21. Revise plan to specify correct wall framing and insulation. 10. Identify trusses as manufactured trusses. Show attic access. Show roof/attic ventilation and specify screened vents at the wall plate with insulation baffles. 12. Specify how the new addition shall be provided with heat. 13. The plan shows a sump pump on the exterior of the house. One details show the sump pump pit level with the finish exterior grade where the other shows a below grade installation. This shall require additional clarification. If the pump installation is to be installed on the exterior of the house, it shall require a source of heat to protect pipe and equipment from freezing. Plumbing code requires all plumbing on the exterior shall be protected from freezing. The heated space shall be insulated per code. Provide specific details for the pump house and show the access for maintenance. A possible solution would to place the pump inside the new addition. Provide the specific details for the sump pump installation. 14. The elevation plan for the sump pump shows an exterior door. Other plan details do not show that door. Specify the door size and type. Show the door on other plan details for consistency. 15. The elevation view on sheet #4 shows a dimension of 6 feet from finish floor to finish floor. The basement is shown to have a new bathroom, bedroom and kitchen. This shall not be allowed since the minimum finish ceiling height shall not be less than 7 feet for habitable spaces. Code specifies "habitable space, hallways, bathrooms, toilet rooms, laundry rooms and portions of basements containing these spaces shall have a ceiling height of not less than 7 feet." Revise the plans to eliminate the living space in the basement. Only storage or mechanical equipment shall be allowed in that space. Since this space is not allowed for occupancy, the sump pump revisions as specified in item 13 may not be necessary. (IRC R305.1 & R307.1) 16. On page #8 elevation view show what appears to be 8 inch high concrete in the wall on top on the sill plate. Provide and explanation for this or fix the detail. 17. On the elevation views show the finish grade around the house and show sloping areas along the sides. In addition, on the site plan show the topographical grade lines at 2 foot heights intervals to clarify where the finish grade is to the house and where it is in relation to the exterior bottom siding.
