This permit shall become null and void if the work is not commenced within 180 days for the date of issuance, or
if the work is suspended or abandoned for a period of 180 days from the last inspection.
PERMIT CONDITIONS:
1: ***PUBLIC WORKS PERMIT CONDITIONS***
Public Works final will not be given until the septic system is abandoned and the house is connected to
sanitary sewer under PW14-0036 permit.
2: ***BUILDING PERMIT CONDITIONS***
3: Work shall be installed in accordance with the approved construction documents, and any changes made
during construction that are not in accordance with the approved construction documents shall be
resubmitted for approval.
4: All permits, inspection record card and approved construction documents shall be kept at the site of work
and shall be open to inspection by the Building Inspector until final inspection approval is granted.
5: All construction shall be done in conformance with the Washington State Building Code and the
Washington State Energy Code.
6: All wood to remain in placed concrete shall be treated wood.
7: Remove all demolition rubble and loose miscellaneous material from lot or parcel of ground, properly cap
the sanitary sewer connections, and properly fill or otherwise protect all basements, cellars, septic tanks,
wells, and other excavations. Final inspection approval will be determined by the building inspector
based on satisfactory completion of this requirement.
8: Every occupied space other than enclosed parking garages and buildings used for repair of automobiles
shall be ventilated in accordance with the applicable provisions of the International Mechanical Code.
9: Water heaters shall be anchored or strapped to resist horizontal displacement due to earthquake motion.
Strapping shall be at points within the upper one-third and lower one-third of the water heater's vertical
dimension. A minimum distance of 4-inches shall be maintained above the controls with the strapping.
10: All plumbing and gas piping work shall be inspected and approved under a separate permit issued by the
City of Tukwila Building Department (206-431-3670).
11: All electrical work shall be inspected and approved under a separate permit issued by the City of Tukwila
Permit Center.
12: VALIDITY OF PERMIT: The issuance or granting of a permit shall not be construed to be a permit for, or an
approval of, any violation of any of the provisions of the building code or of any other ordinances of the
City of Tukwila. Permits presuming to give authority to violate or cancel the provisions of the code or
other ordinances of the City of Tukwila shall not be valid. The issuance of a permit based on construction
documents and other data shall not prevent the Building Official from requiring the correction of errors in
the construction documents and other data.
13: All mechanical work shall be inspected and approved under a separate permit issued by the City of
Tukwila Permit Center (206/431-3670).

1) Old roof shingles have been replace with new roofing. The existing roof overhang towards back
yard was repaired and braced with improved supports. The contractor inadvertently added 18"
overhangs on the north and South sides that will either be cut back, Easements made with the
neighbors or both. The south side has an existing 10' court ordered easement for the driveway.

given to utilizing closed cell spray foam insulation.
2) Frame for two bedrooms, furnace room and utility room.
3) Frame for and add a FULL bath
4) Add carpeting
5) Replace 2 windows for bedrooms with modern egress windows and window wells utilizing less than
current window widths of 36" (30"x 52" single casements) in full compliance of IRC R310 1.1 and
1.2, IRC R310.2, 2.1 & 2.2
House has an existing updated wiring system with a 200AMP, Square D Service panel and Romex wiring.
Evidence shows old knob and tube has been decommissioned. We have a Licensed and bonded
Electrician ready to upgrade any rooms that are served by ungrounded wiring.
The previous Owner has paid City Sewer connection fees and the funds are in reserve to provide the
decommissioning of the current septic system and attachment to the City system. This service is to be
provided by Babbit Septic Design.

This letter is to inform you of corrections that must be addressed before your development permit can be approved. All
correction requests from each department must be addressed at the same time and reflected on your drawings. I have
enclosed comments from the following departments:
BUILDING DEPARTMENT: Allen Johannessen at 206-433-7163 if you have questions regarding these comments.
• (GENERAL NOTE)
PLAN SUBMITTALS: (Min. size 11x17 to maximum size of 24x36; all sheets shall be the same size. New revised
plan sheets shall be the same size sheets as those previously submitted.)
(BUILDING REVIEW NOTES)
1. Code requires minimum height for habitable space, hallways, bathrooms, toilet rooms, laundry rooms and
portions of basements containing these spaces ceiling height of not less than 7 feet. R305.1.1 for basements
specifies portions of basements that do not contain habitable space, hallways, bathrooms, toilet rooms and laundry
rooms shall have a ceiling height of not less than 6 feet 8 inches.
Exception: Beams, girders, ducts or other obstructions may project to within 6 feet 4 inches of the finished floor.
Please provide the net ceiling height dimensions for the basement. If the ceiling height does not meet code then this
cannot be used as a living space of any type. Include size of beams, post and show beams on the plan view and
specify net height. (IRC R305.1 & R305.1.1)
2. Clarify the egress windows for the bedrooms to show they meet code where minimum opening area of all
emergency escape and rescue openings shall have a minimum net clear opening of 5.7 square feet (5 square feet at
grade level), minimum net clear opening height shall be 24 inches, and the minimum net clear opening width shall
be 20 inches. Openings shall have a sill height of not more than 44 inches measured from the finished floor to the
bottom of the clear opening. (IRC R310.1.1 & R310.1.2)
3. Also specify if the new bedroom window openings shall increase horizontally in size. If so provide details with
specifications for new header sizes with window framing specifications.
4. If the basement meets habitable space requirements, provide details with dimensions for the window wells. Also
it is not clear if the new basement bedroom windows shall be enlarged by removing portions of the concrete
foundation to make windows meet egress size requirements. Please clarify with details and specifications. The
minimum horizontal area of the window well shall be 9 square feet, with a minimum horizontal projection and
width of 36 inches. The area of the window well shall allow the emergency escape and rescue opening to be fully
opened. Window wells with a vertical depth greater than 44 inches shall be equipped with a permanently affixed
ladder or steps usable with the window in the fully open position. Ladders or rungs shall have an inside width of at
least 12 inches, shall project at least 3 inches from the wall and shall be spaced not more than 18 inches on center
vertically for the full height of the window well. Window wells shall be designed for proper drainage by connecting
to the building's foundation drainage system by an approved method. (IRC R310.2, R310.2.1 & R310.2.2)

5. Provide dimensions for spacing and size of basement bathroom fixtures (most particularly the toilet space) and
identify tub or shower in the bathroom. (IRC SECTION R307)
6. Identify all new exterior basements walls. Specify R-values and insulation type for all new or existing walls
specifying insulation replaced or added in walls and ceilings. Wall insulation is typically R-21 with 2x6 walls;
however R-15 is allowed in existing 2x4 walls. New exterior wall construction shall meet currant code i.e. 2x6 with
R-21. (2012 WSEC)
PLANNING DEPARTMENT: Brandon Miles at 206-431-3684 if you have questions regarding these comments.
• The required side setback in the LDR zone, where this house is located, is five feet. According to the plans
received by the City of Tukwila on February 11, 2014 the existing house does not meet this side setback
requirement. Clarify if "extended overhang" shown on the plans is existing or proposed. If the overhang is
proposed it would not be permitted since the house already does not meet setbacks.

• Public Works Comments
1) This property is currently on septic but needs to be connected to the sanitary sewer system due to ownership
change. Sanitary sewer activity will be added to this permit.
Please submit a site plan showing abandonment and/or removal of the existing septic system and connection to the
sanitary sewer. I have attached:
a) septic system records from King County Health Department
b) City 48th Ave S sewer plan
c) City of Tukwila Sanitary Side Sewer detail SS-02.
Per Tukwila Finance Department Allentown Sewer Connection charges were paid a while back.
2) Complete the Public Works permit fee estimate fee sheet — enclosed. Include cost of erosion control, septic
abandonment and sanitary sewer connection (page 1 of bulletin A-2).
3) Please fill out the attached King County Residential Sewer Use Certification.
Please address the attached comments in an itemized format with applicable revised plans, specifications, and/or other
documentation. The City requires that four (4) sets of revised plan pages, specifications and/or other documentation be
resubmitted with the appropriate revision block.
