A copy can be obtained at City Hall in the office of the City Clerk. 9: Every occupied space other than enclosed parking garages and buildings used for repair of automobiles shall be ventilated in accordance with the applicable provisions of the International Mechanical Code. 10: Water heaters shall be anchored or strapped to resist horizontal displacement due to earthquake motion. Strapping shall be at points within the upper one-third and lower one-third of the water heater's vertical dimension. A minimum distance of 4-inches shall be maintained above the controls with the strapping. 11: All plumbing and gas piping work shall be inspected and approved under a separate permit issued by the City of Tukwila Building Department (206-431-3670). 12: All electrical work shall be inspected and approved under a separate permit issued by the City of Tukwila Permit Center. 13: VALIDITY OF PERMIT: The issuance or granting of a permit shall not be construed to be a permit for, or an approval of, any violation of any of the provisions of the building code or of any other ordinances of the City of Tukwila. All correction requests from each department must be addressed at the same time and reflected on your drawings. I have enclosed comments from the following departments: BUILDING DEPARTMENT: Allen Johannessen at 206-433-7163 if you have questions regarding these comments. • (GENERAL NOTE) PLAN SUBMITTALS: (Min. size 11x17 to maximum size of 24x36; all sheets shall be the same size. New revised plan sheets shall be the same size sheets as those previously submitted.) (BUILDING REVIEW NOTES) 1. Provide floor plans neatly drawn to an architectural scale; typically (1/4" = 1') on minimum size 11"X17" sheets. Provide dimensions for all rooms, new and existing; most specifically the rooms to be remodeled or added. Include net finish ceiling height for the basement. Net ceiling height for habitable spaces shall not be less than 7 feet, beams 6'8". Therefore habitable rooms or spaces shall not be allowed if less than 7 foot net ceiling height. Show any post or beams with the sizes if applicable. Specify sizes of all doors and windows. (2012 IRC R305.1) 2. Egress windows shall meet specific size and height requirements. Basically grade floor windows shall have a minimum net opening of 5 sq. ft., other floors shall be minimum 5.7 sq. ft. The net minimum width shall be 20 inches with minimum net height of 24 inches. Egress windows shall have a sill height of not more than 44 inches from finish floor. Show any window wells located at egress windows with dimensions. Egress windows and window wells shall comply with specific code requirements. (2012 IRC R310.1 & R310.2) 3. It appears new walls shall be installed on the exterior basement walls. Specify exterior wall stud size (2x6 required) framing and spacing. Specify wall insulation, WSEC requires R-21 in 2x6 exterior basement wall - framing with a thermal break. (2012 [WSEC] Washington State Energy Code TABLE R402.1.1 & R402.2.8) 4. Show the spacing for all bathroom fixtures/cabinets with dimensions for the bathroom. The building code requires specific spacing for bathroom fixtures. (IRC 307.1) 5. The main floor plan is not clear in showing existing walls, demolished walls and new walls. For clarification, provide an existing plan for the two floors specifying which walls or partitions shall be removed. Provide a second plan to show the proposed work. It also appears a post and strap is to be installed on the main floor. This shall require specific details with hardware type specified and to show where the post bearing point shall extend to a beam or foundation below. 6. All habitable spaces shall be provided with fresh air and shall be provided with a source of heat. Please specify heat source and ventilation. Bathroom shall have a ventilation fan. 7. Show smoke detectors in the bedrooms with C.O. detectors outside the bedrooms.
