THICK
THE AND THIN OF TPO ROOFING
Sure, for now. But take a minute to think about why
some of the country's most savvy, bottom -line -driven
businesses, such as Wal-Mart and Lowe's, have
increased their standards from 45-mil to 60-mil TPO.
A roof Is not a short-term investment, and therefore,
the cost of your roof must be analyzed over Its entire
lifetime compared to Just the Installed cost. The first
step in understanding the long-term benefits is to
know why thicker membrane is better.
Any roofing project involves costs for design, insulation,
labor and materials. A membrane upgrade only
affects material costs —oftentimes adding as little as
5% to the cost of the roofing installation. Return on
Investment Is substantially improved as the projected
Iifespan of the roof is Increased by as much as 33%.
Benefits of thicker membranes:
• Limit the degree of UV degradation with 33%
more weathering package
• Reduce the potential for damage with

OCTAGUARD XT
WEATHERING PACKAGE
Thicker membrane increases weather resistance.
VersiWeld TPO membrane Is enhanced with Versico's high-performance OctaGuard XTTm weathering package that
protects the integrity of the membrane and prolongs Its service life. As the sun beats down onto a rooftop, the reservoir
of weathering package protects the surface of the membrane from UV degradation. The thicker the membrane, the
more weathering package Is present per unit of surface area and the longer the membrane will retain its smooth,
glossy finish. We call this phenomenon the reservoir effect. Properly protected from the sun with this added OctaGuard
XT weathering protection, thicker membranes will perform longer with no change in surface characteristics. With 33%
more weathering package than 45-mil membrane, 60-mil Verslweld TPO provides premium weather resistance and
long-term performance.
Think of it like switching your sunscreen from SPF-15 to SPF-50.

Protect your valuables with a thicker, stronger barrier.
When evaluating roofing system alternatives, building owners
must consider the operations and assets that their roof is meant
to protect. Buildings are constantly under attack from the
elements, and a rooftop Is the first, and most important, line
of defense. An increase In thickness can provide many extra
years of performance and priceless peace of mind.
a
Thicker TPO increases puncture resistance.
Most rooftops have air conditioners, skylights, heating units
and other penetrations that are added after the membrane is
installed. In addition, this. equipment can require upkeep, which
leads to increased foot traffic from maintenance personnel...in
industries other than roofing! Thicker membrane helps to protect
against damage caused during construction and maintenance
activities. 60-mll TPO provides 25% increased seam strength and
17% greater puncture resistance than 45-mil TPO membranes.

When Investing in a TPO Roofing System
J Energy Efficiency
Versico: Versico's white and tan VerslWeld TPO
membranes are ENERGY STAR qualified, Cool
Roof Rating Council (CRRC) certified and Title 24
approved right out of the package. Versico's white
TPO membrane features an Initial ENERGY STAR and
CRRC solar reflectance of 0.79, thermal emissivity
of 0.90 and an SRI (Solar Reflective Index) of 99. Plus
every white TPO membrane comes with a 10-year
reflectivity warranty.
Asphalt Systems: Versico's TPO roofing systems
provide energy efficiency and reflectivity without
the need for special coatings, which must be used
on some asphaltic systems to achieve ENERGY STAR
qualification. These coatings often need to be
reapplied every few years to maintain reflectivity.
ZReturn on Investment
Versico: Versico's TPO formulation, utilizing the
OctaGuard XT'" weathering package, provides
a time -tested, longer -lasting TPO roofing system,
with warranties up to 30 years. In warm, southern
climates, building owners can save significantly
on both energy and maintenance costs, while
improving the overall efficiency of their facilities.
Asphalt Systems: Conversely, some asphalt
roofs average a Iifecycle of less than 15 years
before requiring considerable maintenance
or replacement, and some coatings must be
reapplied every few years.
3 Warranties
Versico: Since Versico offers Total System Warranties
with terms up to 30 years that cover both material
and workmanship, building owners can rest assured
that their facilities will have outstanding protection.
Additional coverage can be provided for hall,
accidental puncture and extended wind speeds.
Asphalt Systems: Often shorter In duration and
with additional exclusions, built-up and modified
Weathering Package
Versico: Xenon arc and long-term heat aging
tests show that Versico TPO membrane exceeds
the highest standards In the Industry. Every TPO
membrane Is enhanced with the OctaGuard
XT Weathering Package, a unique eight -
component blend of antioxidants, UV absorbers,
and light and heat stabilizers. These Ingredients
combine to provide Versico's TPO with some of
the most dependable, long-term performance
characteristics on the market.
Asphalt Systems: With asphalt -based roof systems,
UV exposure can break down and extract oils and
bitumen from asphalt. Over time, the aging process
can craze the surface and it can eventually become
brittle enough to crack. reapplied every few years.

The Other Guys

Touting over 20 years of experience and 10 billion sq. ft. installed, thermoplastic polyolefin
(TPO) has become the fastest -growing segment in the commercial roofing industry, and for
good reason. When choosing between TPO, asphaltic built-up, and coated roof systems,
Versico's VersiWeld® TPO is still the Smarter Choice.
Ease of Installation
Versico: Single -ply roofs typically require less time
to install than asphalt -based systems, minimizing the
Inconvenience to building occupants. Options such
as Quick -Applied (QA) TPO with factory -applied
adhesive eliminate the odor associated with
traditional adhesive and greatly reduce labor costs.
Asphalt Systems: Built-up and modified roofing
systems are generally heavy and labor intensive
and their fumes can prove to be unacceptable to
building occupants.
Convenience
Versico: TPO installation can be accomplished
with little or no disturbance to building occupants.
Odor -free options are available and TPO installation
never requires the use of torches or hot asphalt.
Asphalt Systems: Often require the use of torches
or hot asphalt which can be dangerous to Installers
and building occupants. The odors associated with
the Installation of these systems Is often disturbing to
people occupying the building during installation.
Prefabricated Accessories
Versico: Offers a variety
of prefabricated in -stock
accessories, as well as
countless custom -order
accessories. All carry
a Certified Fabricated
Accessory (CFA) stamp of approval, ensuring that
they are manufactured to the highest standards
and meet the stringent quality tolerances required
to be included in a Versico warranted roofing
system. Every Versico CFA-approved accessory
saves time, labor and money during installation.
Certified
Fabricated
Accessory
Asphalt Systems: Flashing roof penetrations by
hand as Is customary with asphaltic systems, is
time consuming and substantially increases the
probability of human error.
Flexibility
Versico: The flexibility of TPO makes it highly
resistant to tears, Impacts, and punctures, in
addition to allowing for building movement.
The membrane remains flexible in hot and cold
temperatures for maximum durability and long-term
performance.
Asphalt Systems: Built-up and modified roofing
systems have limited flexibility and should only be
used on roof decks that have minimal movement.
The compression due to cold temperatures or
stretching due to hot temperatures often takes a toll
on these roofs.
Versico: TPO membranes are an ideal choice for
re-cover applications because they are lightweight
and can re-cover almost any roof type, which
eliminates disposal costs and keeps aging roofing
materials out of landfills. Versico provides multiple
re-cover options with 10- to 15-year warranty
coverage.
Asphalt Systems: Built-up roofs are heavier than
many roof systems, making them difficult to use in
re-cover applications, and often excludes them
from re-cover projects altogether.

RE: Permit No. D 14-0112
LA VISTA APARTMENTS
5555 S 152 ST
Dear Permit Holder:
Jim Haggerton, Mayor
Jack Pace, Director
In reviewing our current records, the above noted permit has not received a final inspection by the City of Tukwila Building
Division. Per the International Building Code, International Mechanical Code, Uniform Plumbing Code and/or the National
Electric Code, every permit issued by the Building Division under the provisions of these codes shall expire by limitation and
become null and void if the building or work authorized by such permit has not begun within 180 days from the issuance date of
such permit, or if the building or work authorized by such permit is suspended or abandoned at any time after the work has begun
for a period of 180 days. Your permit will expire on 12/3/2014.
Based on the above, you are hereby advised to:
1) Call the City of Tukwila Inspection Request Line at 206-438-9350 to schedule for the next or final inspection. Each
inspection creates a new 180 day period, provided the inspection shows progress.
-or-
2) Submit a written request for permit extension to the Permit Center at least seven(7) days before it is due to expire.
Address your extension request to the Building Official and state your reason(s) for the need to extend your permit.
The Building Code does allow the Building Official to approve one extension of up to 180 days. If it is determined that your
extension request is granted, you will be notified by mail.
In the event you do not call for an inspection and/or receive an extension prior to 12/3/2014, your permit will become null and void
and any further work on the project will require a new permit and associated fees.
Thank you for your cooperation in this matter.
Sincerely,
J nnr er Marshall

RE: Correction Letter # 1
DEVELOPMENT Permit Application Number D14-0112
LA VISTA APARTMENTS - 5555 S 152 ST
Dear BRIAN FLEMING,
Jim Haggerton, Mayor
Jack Pace, Director
This letter is to inform you of corrections that must be addressed before your development permit can be approved. All
correction requests from each department must be addressed at the same time and reflected on your drawings. I have
enclosed comments from the following departments:
BUILDING DEPARTMENT: Allen Johannessen at 206-433-7163 if you have questions regarding these comments.
1. The site plan provided is inadequate for permit submittal. Provide a site plan clearly showing the site and
specifically identifying which building is to be re -roofed. A picture from google maps or King County Parcel
Viewer may be helpful for providing this information.
2. It appears the roofs have a mansard roof on the buildings perimeter. Provide specific details showing a method
proposed for flashing up the back side of the mansard roof.
Please address the attached comments in an itemized format with applicable revised plans, specifications, and/or other
documentation. The City requires that two (2) sets of revised plan pages, specifications and/or other documentation be
resubmitted with the appropriate revision block.
In order to better expedite your resubmittal, a 'Revision Submittal Sheet' must accompany every resubmittal. I have
enclosed one for your convenience. Corrections/revisions must be made in person and will not be accepted through the mail
or by a messenger service.
If you have any questions, I can be reached at 206-433-7165.
Sincerely, +
