We provide classes and education on many topics appropriate to these groups. We also provide a night club type atmosphere (just like a typical Seattle night club) where people involved in these communities may socialize with other like minded couples in a non discriminatory and safe place. We offer dancing to DJ music and occasional bands, again similar to what a night club offers. We do have smaller rooms reserved for hospitality, private social areas and educational purposes just like a typical night dub would. We will only be open to members on Wednesday, Friday and Saturday evenings. There may be special events on other nights occasionally. Average parties will be 50 -150 people with occasionally higher attendance for theme parties such as Halloween and New Years. Alcohol will not be sold or served in the space. (We have also been working directly with the Liquor Control Board regarding any type of alcohol consumption.) More than likely it will be a BYOB situation. Light appetizers and non-alcoholic beverages will be provided by an outside caterer. This has all been planned so we will not need any type of kitchen facilities, other than a refrigerator or two for ice, pop etc. Our furniture will consist of couches, coffee tables, bar tables, chairs and a large dance floor area. None of our furniture will be fixed. We will be able to accommodate arrangements to meet the necessary needs of any of the cities departments with regards to egress. Please let me know if you have any other questions. I am also available to meet with you and/or any departments that would like to discuss our business in more detail Warmest regards, l Christine Zahn The Sapphire Network info@thesapnhire.net 206 451-7398 Existing conditions: 58,618 sf office space at 3/1000sf = 176 stalls 23,919 sf industrial at 1/1000sf = 24 stalls 200 stalls required, 305 stalls provided Occupancy is 280 Parking requirement based on TMC Title 18, Figure 18-7: Places of public assembly parked at 1/100 sf of assembly area=55 stalls (net increase of 38 stalls) Restaurants parked at 1/100 sf of useable floor area=55 stalls (net increase of 38 stalls) Taverns parked at 1/4 persons based on occupancy Toad of 280=70 stalls (net increase of 46 stalls) Change of use for this application: 5,547 sf office removed (-17 stalls) converted to 5,547 sf of nightclub parked as above = 55-70 stalls (net increase of 38-46 stalls required) Total required stalls = 238-246 stalls, 305 provided Operationally, this use operates on weekend nights (like a nightclub) and the other uses on the site operate on weekdays minimizing or eliminating parking needs while the club is operational. t»1- OV5i Parcel No: Address: City of Tukwila Department of Community Development 6300 Southcenter Boulevard, Suite #100 Tukwila, Washington 98188 Phone: 206-431-3670 Inspection Request Line: 206-438-9350 Web site: http://www.TukwilaWA.gov DEVELOPMENT PERMIT 3365901881 Permit Number: D14-0151 14220 INTERURBAN AVE S 110 Project Name: SAPHIRE Issue Date: 8/22/2014 Permit Expires On: 2/18/2015 Owner: Name: Address: Contact Person: Name: Address: Contractor: Name: Address: License No: Lender: Name: Address: BELLTOWN INVESTMENT PARTNER 2505 2ND AVE #520 , SEATTLE, WA, 98121 LAWRENCE HOUSTON 1719 FIRST AVE N , SEATTLE, WA, 98109 PATTISON GENERAL CONTRACTOR Phone: (206) 819-1279 Phone: (425) 978-8222 15235 NE 90TH ST BLDG U, REDMOND, WA, 98052 PATTIGC917C7 Expiration Date: THE SCHUSTER GROUP 2502 SECOND AVE, STE 520 , SEATTLE, WA, 98121 DESCRIPTION OF WORK: 5,000 SF TENANT IMPROVEMENT IN EXISTING SINGLE -STORY BUILDING Project Valuation: $175,000.00 Fees Collected: $4,118.96 Type of Fire Protection: Sprinklers: Fire Alarm: Type of Construction: IIA Occupancy per IBC: A-2 Electrical Service Provided by: TUKWILA FIRE SERVICE Water District: TUKWILA Sewer District: TUKWILA SEWER SERVICE Current Codes adopted by the City of Tukwila: International Building Code Edition: International Residential Code Edition: International Mechanical Code Edition: Uniform Plumbing Code Edition: 2012 2012 2012 2012 International Fuel Gas Code: WA Cities Electrical Code: WA State Energy Code: 2012 2012 2012 Public Works Activities: Channelization/Striping: 3: Fire extinguishers require monthly and yearly inspections. WA 98188 Project: Fairway Center,Building B, Suite 110 -Tenant Improvement Dear Mr. Johannessen, Please find attached our application for a T.I. Permit in Building B at the Fairway Center. We have had many conversations about the code requirements for this project and I thought I would list the main points. The approach taken for any of the required upgrades was that only the area of the suite would be required to undergo the specific upgrades. The suite is approximately 5,000sf and a Night Club (A-2 Occupancy Group) is proposed for a space that was formally a B occupancy, which means that a change of use permit will be required as well as a Building Permit. A 1 hr separation is required between A and B Occupancies ( if the building is sprinklered) and a Structural Evaluation is also required. The Energy evaluation is not required by code, as previously discussed. The drawings include the following measures: Sprinkler System: 1. Based on discussions with the Tukwila Fire Department, Quick response heads will be installed in the area within the suite and in common areas as shown on dwg. A0.1 Structural System: 1. DCI Engineers conducted a Tier 1 analysis of the building which identified a required upgrade to the roof, and roof /exterior wall panel connections. As with the sprinkler system, we propose to upgrade these connections within the area of the suite and when the owner re -roofs the building in 2015 /2016, will install the balance of the structural upgrade. The required parking count for both these uses is 274 (see dwg AO.1) and the available parking is 307 stalls. 2. The hours of operation for Fairway Center are 6-OOam to 6-OOpm Monday through Friday and the hours of operation for the Night Club are 7-O0pm to 2- 00pm Friday through Sunday, so it is clear that there is no overlap in parking requirements. Toilet Fixture Count: 1. Please see dwg. AO.1 for a toilet fixture analysis. Please note that in addition to the common toilets there are 3 WC's provided with the Night Club and and additional WC is provided in an adjacent suite. If you have any questions please contact me.
