All correction requests from each department must be addressed at the same time and reflected on your drawings. I have enclosed comments from the following departments: BUILDING DEPARTMENT: Allen Johannessen at 206-433-7163 if you have questions regarding these comments. 1. The exits designated for this retail space are too close together to qualify for the required spacing of exits. "Where a building is equipped throughout with an automatic sprinkler system, the separation distance of the exit doors or exit access doorways shall not be less than one-third of the length of the maximum overall diagonal dimension of the area served." In addition to the exit paths shown, show another additional designated exit path out the back of the store with the necessary exit signs posted and clearly identifiable by the occupants. The designated egress paths shall be no less than 44 inches and shall not pass through storage areas unless provided with a barrier to protect that exit pathway. At least 60 percent of required exits shall be ADA accessible. (IBC 1015.2.1 #2 & 1014.2 Exception: 2.4.) 2. Provide dimensions for this new space and vestibule. Provide dimensions for the paths of egress leading to the egress access doorways. There appears to be a divider in the exiting vestibule; please clarify. If not shown, show all exits for the existing tenant space. 3. Please specify if the remaining space is in use or is unoccupied. If not specify as unoccupied space. If the space is also being used, please specify and what that space is used for. Egress from any use areas shall not be obstructed, blocked and egress access shall be identified. Please address the comments above in an itemized format with applicable revised plans, specifications, and/or other documentation. The City requires that four (4) sets of revised plan pages, specifications and/or other documentation be resubmitted with the appropriate revision block. In order to better expedite your resubmittal, a 'Revision Submittal Sheet' must accompany every resubmittal. I have enclosed one for your convenience. Corrections/revisions must be made in person and will not be accepted through the mail or by a messenger service. If you have any questions, I can be reached at 206-433-7165.
