A. A permit is required for all grading activities occurring within the City limits....
On January 25, 2018, observed evidence of extensive recent grading and land clearing on
this property.
There are several large tree trunks, tree roots and tree branches stacked along the
southern edge of the parcel at 111th St. Several remaining trees on the parcel are
splintered or cut at the base and appear to be in the process of being removed. Most of
the parcel has been cleared of all vegetation, leaving bare earth.
There are no erosion control measures in place.
There has been no development or grading permit submitted for this parcel to date.
Discontinue all land clearing activities until a development permit is submitted,
approved and issued. This includes grading, vegetation clearing, tree and/or stump
removal, and lumber harvesting.
Install erosion control measures on the property as soon as possible to prevent further
site erosion.
Contact the City of Tukwila Public Works department in person at 6300 Southcenter
Blvd, Suite 100 (Permit Center) to submit a grading permit application.

TREE REMOVAL/CLEARING IN A SENSITIVE AREA
TMC 18.45.030 SENSITIVE AREA APPLICABILITY, MAPS, AND INVENTORIES
A. Applicability—... No person, company, agency, or applicant shall alter a sensitive
area or buffer except as consistent with the purposes and requirements of TMC
chapter 18.45. The following are sensitive areas regulated by TMC chapter 18.45:

2. Areas of potential geologic instability: class 2, 3, 4 areas (as defined in the
definitions chapter of this title and TMC 18.45.120.a);
TMC 18.45.195
A. VIOLATIONS. The following actions shall be considered a violation of this chapter:
1. To use, construct or demolish a structure or to conduct clearing, earth -
moving construction or other development not authorized under a Special
Permission, Reasonable Use or other permit where such permit is required
by this chapter.
2. Any work that is not conducted in accordance with the plans, conditions, or
the requirements in a permit approved pursuant to this chapter, provided
the terms or conditions are stated in the permit or the approved plans.
TMC 18.54.170 VIOLATIONS.
The following actions shall be considered violations of this chapter: clearing, planting,
relocation, or maintenance of vegetation not authorized under or in accordance with an
approved Tree Clearing Permit, where such permit is required, or not in accordance with
the provisions of this chapter. Each tree which is cleared, not replaced, or not maintained
as required by this chapter shall constitute a separate violation.
Research on King County/Tukwila GIS iMap shows this parcel has multiple
Environmentally Sensitive Areas. The designations are: two Landslide zones (Class 2 -
Moderate and Class 3 - High). Environmentally Sensitive Areas Map attached for
reference. Extensive grading, clearing and tree removal has occurred on this property
within these Sensitive Area hazard zones. See applicable observed conditions described
in violation #1 above.
Discontinue all land clearing activities on this parcel immediately, including vegetation
clearing, tree and/or stump removal, and lumber harvesting.
Contact City of Tukwila Planning Division at 206-431-3670, or in person at 6300
Southcenter Blvd., Suite 100, to apply for and receive a Tree Removal and Landscape
Modification Permit, and to discuss permitting and/or mitigation requirements for the
trees that have been removed.
Compliance Date: February 16, 2018
This is a notice that your property is in violation of the Tukwila Municipal Code. You must complete the corrective
action noted above by the compliance date indicated.

Violation 43 ACCCUMULATION OF RUBBISH

IPMC 308.1 (as adopted by TMC 8.28.020) ACCUMULATION OF RUBBISH OR GARBAGE
All exterior property and premises shall be free from any accumulation of rubbish or
garbage.
Garbage is defined as the animal or vegetable waste resulting from the handling,
preparation, cooking and consumption of food.
Rubbish is defined as combustible and noncombustible waste materials, except garbage;
the term shall include the residue from the burning of wood, coal, coke and other
combustible materials, paper, rags, cartons, boxes, wood excelsior, rubber, leather, tree
branches, yard trimmings, tin cans, metals, mineral matter, glass crockery and dust and
other similar materials....
Observed Condition: On March 15, 2018, observed accumulation of rubbish and garbage stored on the southern
edge of this vacant parcel along the public roadway. Items include but are not limited to:
plastic trash bags, tarps, dimensional lumber and construction materials, food wrappers,
plastic bottles, soda cans, automotive tire, and a blue plastic cooler.

Properly dispose of all rubbish and garbage, or store rubbish and garbage in approved
