Violation # 1 Construction of a roof over the back deck without a building permit.

IBC 105.1 (as adopted by TMC 16.04.020) Any owner or authorized agent who intends to
construct, enlarge, alter, repair, move, demolish, or change the occupancy of a building or
structure, or to erect, install, enlarge, alter, repair, remove, convert or replace any
electrical, gas, mechanical or plumbing system, the installation of which is regulated by this
code, or to cause any such work to be done, shall first make application to the building
official and obtain the required permit.
On November 14, 2017 observed a roof structure was built over the back deck without a
building permit
Apply for and obtain a building permit for the roof structure over the back deck. Permits
are considered complete when they are approved, all inspections have been completed,
and permit is finaled. The Permit Center is located at 6300 Southcenter Blvd, Suite 100 and
can be reached at 206-431-3670. Permit Center hours are Monday thru Friday, 7:30am to
4:30pm.
Building Permit D17-0025 expired on August 9, 2017.
Compliance Date: November28, 2017
Violation # 2 Placement of a cargo container on the side yard of a single-family house in a Low Density
Residential (LDR) zone.

TMC 18.50.060 Cargo Containers as Accessory Structures
B. New containers may be allowed as accessory structures in LDR, MDR, and HDR for
institutional uses, and in RC, RCM, TUC, ISO and C/LI for any permitted or conditional
use. All new containers are subject to a Type 2 special permission decision and the
restrictions in the various zoning districts.
On November 14, 2017 observed an unpermitted cargo container being stored on the
property.
Remove the cargo container from the property.

Violation # 3 Accumulation of rubbish and garbage.
Code Reference:
IPMC (as adopted by TMC 8.28.020) 308.1 All exterior property and premises shall be
free from any accumulation of rubbish or garbage.
Garbage is defined as the animal or vegetable waste resulting from the handling,
preparation, cooking and consumption of food. Rubbish is defined as combustible and
noncombustible waste materials, except garbage; the term shall include the residue
from the burning of wood, coal, coke and other combustible materials, paper, rags,
cartons, boxes, wood excelsior, rubber, leather tree branches yard trimmings, tin cans,
metals, mineral matter, glass crockery and dust and other similar materials.
Observed Condition: On November 14, 2017 observed rubbish, garbage, construction debris, yard waste, on
the east side yard.
Corrective Action: Remove all rubbish, garbage, construction debris, and yard waste from the
property.
Compliance Date: December 12, 2017
This is a notice that your property is in violation of the Tukwila Municipal Code. You must complete the corrective
action noted above by the compliance date indicated.
FAILURE TO COMPLY WITH THIS ORDER SHALL SUBJECT YOU TO A MONETARY PENALTY OF UP TO
$250 PER DAY PER VIOLATION FOR EACH DAY THAT THE VIOLATION EXISTS PURSUANT TO TMC 8.45.120(2).

Appeal Instructions
A person may, within ten days of being served this notice, file with the Tukwila City Clerk a
written notice of appeal along with payment of the $300 appeal fee, containing the following:
1. The Code Enforcement case file number;
2. A brief statement setting forth the names, mailing address(es), and legal interest of each of the
persons appealing this notice and order;
3. A brief statement of the specific order or action protested, together with any supporting facts;
and
4. A brief statement of the relief sought, and the reasons why it is claimed that the notice and
order should be reversed, modified, or otherwise set aside.
Any appeal of this Notice of Violation and Order must be filed WITHIN 10 DAYS of being served this
notice. There will be no other opportunity to appeal this order, and noncompliance with this order may
result in further legal action.
