Any owner or authorized agent who intends to construct, enlarge, alter, repair, move,
demolish, or change the occupancy of a building or structure, enlarge, alter, repair,
remove, convert or replace any electrical, gas, mechanical or plumbing system, the
installation of which is regulated by this code, or to cause any such work to be done, shall
first make application to the building official and obtain the required permit.
On August 31, 2018, 1 observed a large dump trailer parked on the subject property. In this
trailer I observed the following: gas water tank, toilet, bathroom sink, cut / broken drywall,
water pipes with and without shut off valves, multiple black garbage bags, many boxes of
wall and ceiling spray texture.
Corrective Action: Obtain a building permit for building repair or demolition. Permits are not considered
completed until a final inspection has been approved by a city inspector.
Contact the building department at 206-431-3655 for permit requirements, or by visiting
the Permit Center located at 6300 Southcenter Blvd, Suite 100 Monday— Friday from 7:30
am to 4:30 pm.
Compliance Date: Submit Building Plans and a Building Permit application by September 25, 2018
Final the building permit by November 5, 2028

Code Reference: MC 5.04.015 BUSINESS LICENSE REQUIRED
No person or persons shall conduct, maintain, operate, or engage in any business within
the City without first applying for and obtaining a business license and paying the fee(s) as
prescribed herein unless the business is exempt. The exemption is only from the need to
pay a fee for issuance of the business license and shall not be construed as relief from
compliance with other requirements of the Tukwila Municipal Code. All businesses
operating or engaging in business within the City are required to submit a business license
application or renewal, as appropriate, regardless of whether a business
license fee is due to the City.
Researching Puget Sound Housing Administration, Centurian Properties LLC, and the
contractor's name, Kert Zavar, I did not find any current business license on file.

Corrective Action: Apply for and obtain a City of Tukwila Business License to operate any business at this
address. The business license application form is available on-line at the City of Tukwila
website www.Tukwilawa.gov, or in person at the Finance Department, located at 6200
Southcenter Blvd. Or you may contact Cindy Wilkins at 206-431-3680 for more
information.

Appeal Instructions
A person may, within ten days of being served this notice, file with the Tukwila City Clerk a
written notice of appeal along with payment of the $300 appeal fee, containing the following:
1.The Code Enforcement case file number;
2.A brief statement setting forth the names, mailing address(es), and legal interest of each of the
persons appealing this notice and order;
3.A brief statement of the specific order or action protested, together with any supporting facts;
and
4. A brief statement of the relief sought, and the reasons why it is claimed that the notice and order
should be reversed, modified, or otherwise set aside.
Any appeal of this Notice of Violation and Order must be filed WITHIN 10 DAYS of being served this
notice. There will be no other opportunity to appeal this order, and noncompliance with this order
may result in further legal action.
