Any owner or authorized agent who intends to construct, enlarge, alter, repair, move,
demolish, or change the occupancy of a building or structure, enlarge, alter, repair,
remove, convert or replace any electrical, gas, mechanical or plumbing system, the
installation of which is regulated by this code, or to cause any such work to be done, shall
first make application to the building official and obtain the required permit.
Observed Conditions: On December 12, 2018, 1 observed a detached garage on the north side of the house at the
end of the driveway. The garage appears to have been changed to habitable space
(overhead door removed, two doors and a wall installed, and two new windows installed).
On top of this garage is a deck with railing that covers the entire roof. 1 also observed
concrete pier blocks are being used to support the columns for a deck that is connected to
the house and to the garage. These pier blocks were resting on top of a concrete block wall
with no apparent connection.
Research: Research of the subject property on the King County Department: of Assessments web site,
Parcel Data, shows a detached garage listed as an accessory structure. Google street view
frorn August 2017 shows a roll --up garage door on the front of this structure. Photographs
taken on December 12, 2018 from the right-of-way at the approximate location as the
Google Street View image show the garage door has been removed and a wall with doors
and a window have been constructed.
King County Department of Assessments, Parcel Data, do not indicate a deck on the floor
plan.
There are no building permits applied for or issued for this property for the
alteration/construction of the structure/garage or the deck.
Corrective Action: Obtain a building permit for building repair or demolition for the converted garage and for
the deck. Permits are not considered completed until a final inspection has been approved
by a city inspector.
Contact the building department at 206-431-3655 for permit requirements, or by visiting
the Permit Center located at 6300 Southcenter Blvd, Suite 100 Monday — Friday from 7:30
am to 4:30 pm.
Compliance Date: Submit a building permit application and all required documents by February 1, 2018.
Building Final by May 3, 2019.

This is a notice that your property is in violation of the Tukwila Municipal Code. You must complete the corrective
action noted above by the compliance date indicated.
FAILURE TO COMPLY WITH THIS ORDER SHALL SUBJECT YOU TO A MONETARY PENALTY OF UP TO
$250 PER DAY PER VIOLATION FOR EACH DAY THAT THE VIOLATION EXISTS PURSUANT TO TMC 8.45.120(2).

Appeal Instructions
A person may, within ten days of being served this notice, file with the Tukwila City Clerk a
written notice of appeal along with payment of the $300 appeal fee, containing the following:
1.The Code Enforcement case file number;
2.A brief statement setting forth the names, mailing address(es), and legal interest of each of the
persons appealing this notice and order;
3.A brief statement of the specific order or action protested, together with any supporting facts;
and
4. A brief statement of the relief sought, and the reasons why it is claimed that the notice and order
should be reversed, modified, or otherwise set aside.
Any appeal of this Notice of Violation and Order must be filed WITHIN 10 DAYS of being served this
notice. There will be no other opportunity to appeal this order, and noncompliance with this order
may result in further legal action.
