Appeal Instructions
A person may, within ten days of being served this notice, file with the Tukwila City Clerk a
written notice of appeal along with payment of the $300 appeal fee, containing the following:
1.The Code Enforcement case file number;
2.A brief statement setting forth the names, mailing address(es), and legal interest of each of the
persons appealing this notice;
3.A brief statement of the specific order or action protested, together with any supporting facts;
and
4. A brief statement of the relief sought, and the reasons why it is claimed that the notice of assessment
should be reversed, modified, or otherwise set aside.
Any appeal of this Notice of Assessment must be filed WITHIN 10 DAYS of being served this notice.
There will be no other opportunity to appeal this assessment and non-payment of this assessment
may result in further legal action.

Violation # 1 BUILDING PERMITS REQUIRED
Code Reference: IBC 105.1 (as adopted by TMC 16.04.020) PERMITS REQUIRED
Any owner or authorized agent who intends to construct, enlarge, alter, repair, move,
demolish, or change the occupancy of a building or structure, enlarge, alter, repair,
remove, convert or replace any electrical, gas, mechanical or plumbing system, the
installation of which is regulated by this code, or to cause any such work to be done, shall
first make application to the building official and obtain the required permit.
Observed Conditions: On September 27, 2018, 1 observed a new sliding glass door installed in the front of the
house, new windows, and a third layer of shingles.
Corrective Action: Obtain a building permit for building repair or demolition. Permits are not considered
completed until a final inspection has been approved by a city inspector.
Contact the building department at 206-431-3655 for permit requirements, or by visiting
the Permit Center located at 6300 Southcenter Blvd, Suite 100 Monday — Friday from 7:30
am to 4:30 pm.
Compliance Date: Submit building plans and a Building Permit application by October 15, 2018.
Building Final by December 31, 2018.
Violation # 2 RENTAL INSPECTION REQUIRED
Code Reference: TMC 5.06.050 INSPECTION REQUIRED.
The property owner is responsible for obtaining an inspection of each rental unit and
submitting the Inspection Checklist to the code official no later than September 30 of the
year the Certificate of Compliance expires. When a unit changes from owner occupancy to
a rental, the inspection must occur before the unit is occupied by the tenant....
Observed Conditions: Researched Rental Business License REN i 17-0029 and found this property has never had a
required rental inspection. All residential rental units must pass an initial inspection prior
to the issuance of a rental license.

Corrective Action: 1. Obtain a rental inspection for your residence.
2. Contact the Rental Housing Program for more information regarding the rental
inspection program at 206-431-3674, or by visiting in person at 6300 Southcenter Blvd,
Suite 100 Monday - Friday from 8:30 am to 5:00 pm.
3. Or schedule an inspection with a city approved private inspector and have the private
inspector forward the inspection results to the City's Rental Housing Program. Enclosed is
a list of City preapproved private inspectors.
Failure to obtain a residential rental business license will result in the inability to rent
the unit.
Compliance Date: Rental Inspection completed satisfactorily by December 31, 2018.
Violation # 3 ACCUMULATION OF GARBAGE AND RUBBISH
Code Reference: IPMC 308.1 (as adopted by TMC 8.28.020) ACCUMULATION OF RUBBISH OR GARBAGE
All exterior property and premises shall be free from any accumulation of rubbish or
garbage.
Garbage is defined as the animal or vegetable waste resulting from the handling,
preparation, cooking and consumption of food.
Rubbish is defined as combustible and noncombustible waste materials, except garbage;
the term shall include the residue from the burning of wood, coal, coke and other
combustible materials, paper, rags, cartons, boxes, wood excelsior, rubber, leather tree
branches yard trimmings, tin cans, metals, mineral matter, glass crockery and dust and
other similar materials.
Observed Conditions: On Septernber 27, 2018, observed rubbish and garbage and construction debris
throughout the property.
Corrective Action: Properly dispose of all rubbish, garbage, and construction debris or store rubbish, garbage,
and construction debris in approved leakproof containers with close -fitting covers until
garbage and rubbish is removed from the property.
Compliance Date: November5, 2018
Violation # 4 WEEDS AND OVERGROWTH
Code Reference: IPMC 302.4 (as adopted by TMC 8.28.020) WEEDS
Premises and exterior property shall be maintained free from weeds or plant growth in
excess of [12 inches]. Noxious weeds shall be prohibited. Weeds shall be defined as all
grasses, annual plants and vegetation, other than trees or shrubs provided; however, this
term shall not include cultivated flowers and gardens.
Observed Conditions: On September 27, 2018, observed overgrowth of blackberries and weeds throughout 0-
property,
Corrective Action: Trim back overgrowth throughout the property to a height of 12 inches or less, remove
trimmings from the property, and maintain.

FAILURE TO COMPLY WITH THIS ORDER SHALL SUBJECT YOU TO A MONETARY PENALTY OF UP TO
$250 PER DAY PER VIOLATION FOR EACH DAY THAT THE VIOLATION EXISTS PURSUANT TO TMC 8.45.120(2).
