Violation # 1 STORAGE OF JUNK VEHICLES PROHIBITED
Code Reference: TMC 8.24.020 STORAGE OF JUNK VEHICLES PROHIBITED
It is unlawful for any person to keep,store or park, or permit any other person to keep,
store or park, any junk vehicle upon any privately -owned property in the City of Tukwila.
This ordinance shall not apply to:
1. A junk vehicle or part thereof that is completely enclosed within a building....
TMC 8.24,010 DEFINITION as used in TMC chapter 8.24, the following definitions shall have
the meanings set forth below:....
3. "Junk vehicle" is a vehicle that meets three or more of the following requirements:
a. Is three years old or older
b. Is extensively damaged, such damage including but not limited to any of the following: a
broken window or windshield; or missing wheels, tires, motor, or transmission;.
c. Is apparently inoperabde;
d. Is without valid, current license plates or is un registered; or
e. Has an approximate fair market value equal only to the approximate value of the scrap
In it.
Observed Condition: On June 21, 2018 1 observed and photographed one or more vehicles stored on the
property that meet the definition of a junk vehicle:
A blue Chevrolet Impala Coupe two door sedan, Washington license plate 204 YZG is:
-apparently more than three years old,
-does not appear to be operable,
-is verified not currently registered (registration expired August 7, 2016), and
-has extensive front end damage, a missing headlight and flat tires.
A white Jamboree RVfcampeu Washington license plate LMV 427 is:
-apparently more than three years old,
-does not appear to operable, and is covered with moss and grime, and
-is not currently registered (current tab displayed expired In 2000).
As of October 10, 2018, both vehicles are stored in the same location and have not
apparently moved.

Corrective Action: Store junk vehicles inside an enclosed structure such as a garage or remove from the
property.
Compliance Date: November 19, 2018
Violation #2 IMPROPER PARKING OR STORAGE OF RECREATIONAL VEHICLES
Code Reference: TMC 18.56.065 A2 RESIDENTIAL PARKING AND STORAGE REQUIREMENTS.
2. Recreational vehicles, boats or trailers shall be parked, kept or stored on an approved
durable uniform surface and shall not be parked, kept or stored in required front yard
setbacks, except for a driveway. Recreational vehicle parking in the side or rear yard
setbacks is allowed, provided no recreational vehicle is parked so as to prevent access by
emergency responders to all sides of a structure.
Observed Condition: On Jung 11, 201.81 observed and photographed a recreational vehicle and a camper trailer
stored along the west property fence line, blocking potential emergency access to the side
of the structure. The recreational vehicle license plate exp9red in 2000.
As of October 10, 2018 the recreational vehicle and camper trailer have not moved and are
still blocking potential emergency access to the structure.
Corrective Action: Remove all recreational vehicles from the property or store in accordance with TMC
18.56.065.A.2.
Compliance Date: November 19, 2018
Violation #3 UNLAWFUL PLACEMENT OF A CARGO CONTAINER IN A LOW DENSITY RESIDENTIAL (LDR)
ZONE
Code Reference: TMC 18.50.060 CARGO CONTAINERS AS ACCESSORY STRUCTURES
R. New containers may be allowed as accessory structures in LDR, MDR, and HDR for
institutional uses, and in RC, RCM, TUC, TSO and C/U for any permitted or conditional use.
All new containers are subject to a Type 2 special permission decision and the restrictions
in the various zoning districts.
Observed Condition: On June 11, 20181 observed and photographed a cargo container stored along the west
property line and fence of this parcel.
This property is in an LDR (low density residential) zone.
As of October 10, 2018 the cargo container has not been permitted by the City, there is no
Special Permission application on file, and the container Is still stored in the some location
on the property.
Corrective Action: Remove the cargo container from the property.
Compliance Date: November 19, 2018
Violation #4 WEEDS AND OVERGROWTH
Code Reference: IPMC 302.4 (as adopted by TMC 9.28.020) WEEDS.
Premises and exterior property shall be maintained free from weeds or plant growth in
excess of 12 inches. Noxious weeds shall be prohibited. Weeds shall be defined as all
grasses, annual plants and vegetation, otherthan trees or shrubs provided; however, this
term shall not include cultivated flowers and gardens....

Observed Condition: On October 10, 2018 1 observed and photographed weeds and uncultivated plant growth
in excess of 12 inches on the property, especially blackberries growing along the western
fence line and vehicles stored along the property line.
Corrective Action: Trim back overgrowth to a height of 12 inches or less on entire property and remove
trimmings from the property. Maintain the property to this standard at all times.
Compliance Date., November29, 2028
This is a notice that your property is in violationof the Tukwila Municipal Code. You must complete the corrective
action noted above by the compliance date indicated.
FAILURE: TO COMPLY WITH THIS ORDER SHALL SUBJECT YOU TO A MONETARY PENALTY OF UP TO
$250 PER DAY PER GIOiLA"fiON FOR EACH DAY THAT THE VIOLATION EXISTS PURSUANT TO TMC 8.45.120(2).

Appeal Instructions
A person may, within ten days of being served this notice, file with the Tukwila City Clerk a
written notice of appeal along with payment of the 5300 appeal fee, containing the following:
1. The Code Enforcement case file number
2. A brief statement setting forth the names, mailing address(es), and legal interest of each of the
persons appealing this notice and order;
3. A brief statement of the specific order or action protested, together with any supporting facts;
and
4. A brief statement of the relief sought, and the reasons why it is claimed that the notice and order
should be reversed, modified, or otherwise set aside.
Any appeal of this Notice of Violation and Order must be filed WITHIN 10 DAYS of being served this
notice. There will be no other opportunity to appeal this order, and noncompliance with this order
may result in further legal action.
