of the CITY OF TUKWILA, a Washington municipal corporation (the "City
In recognition of the benefits of the improved facility, the sufficiency of which is hereby
acknowledged, Grantor hereby conveys and quitclaims to the City without warranties of title,
Right -of -way for the purpose of construction and maintenance of roadway improvements and use
by the public of public sidewalks over that property more particularly described on Exhibit "A"
attached hereto and incorporated herein by reference "Road Right -of -Way Dedication" which is
a portion of that property known as that portion of the NEl /4- S26- T23 -R04E, records of King
County, Washington, more particularly described as parcel number 022340 -0040, as shown on

r4 Exhibit `B" attached hereto and incorporated herein by reference.
0 The Grantor hereby conveys to the City a right of entry upon the above described parcel for the
purpose of reconstructing existing driveway approaches, grading, retaining wall construction,
landscaping in accordance with the CBD Tree Plan, and other property restoration work that is required
to match the proposed improvements. Upon completion of the improvements, the abutting property will
be restored to its original condition as near as may be done.

The terms and conditions of this Right -of -Way Dedication shall be binding upon and inure to the
benefit of the City, Grantor, and their respective successors and assigns.

That portion of the southeast of the northeast quarter of Section 26, Township 23 North,
Range 4 East, W.M., City of Tukwila, King County, Washington, being more particularly
described as follows:
COMMENCING at the southeasterly corner of Lot 4 of the plat of "Andover Industrial Park No.
5" as filed in Volume 83 of Plats, Pages 22 and 23, Records of King County, Washington;
THENCE along the easterly line of said plat, northeasterly 139.21 feet along the arc of a non
tangent curve to the left, having a radius of 216.37 feet, the radius point of which bears
N 51 W, through a central angle of 36 °51'48" to a point of tangency;
THENCE continuing along said easterly line, N 01 °47'28" E, 40.33 feet to the TRUE POINT OF
BEGINNING;
