Rainier Bank, Agent, Grantor, as a donation and fof_1h° hetEN
consideration, does by these presents grant unto the Grantee,
the City of Tukwilla, a municipal corporation, a perpetual
right of way easement for roadway and utilities with the nec-
essary appurtenances through, over and across the property
described on Attachment A which property is situated in King
County, Washington.
Grantee shall have the right, without prior institution
of any suit or proceeding at law, at times as may be neces-
sary, to enter upon said property, for the purpose of con-
structing, repairing, altering or reconstructing of said
roadway and utilities or making any connection thereto; pro-
vided that such constructing, repairing, altering or recon-
structing of said roadway and utilities shall be accomplished
in such a manner that the private improvements existing in
this right -of -way shall not be disturbed or destroyed, or in
the event they are disturbed or destroyed, they will be re-
placed in as good a condition as they were immediately before
the property was entered by the Grantee.

This easement shall be a covenant running with the land
and shall be binding on the successors, heirs and assigns of
the Grantor hereto.

A permanent easement for roadway and utility purposes,being a
portion of the following described parcel:
That portion of the William H.Gilliam Donation Claim Number
40 in Township 23 North, Range 4 East, W.M.in King
County,Washington described as follows:
Commencing at a point which is 1836.78 feet West and 1501.5
feet North of the Southeast Corner of said Section 23; thence
East,a distance of 350.00 feet to the TRUE POINT OF BEGINNING
thence East, a distance of 150.00 feet; thence South, a
distance of 448 feet, more or less, to the Northerly
right -of -way line of Southcenter Blvd; thence Westerly along
said Northerly right -of -way line to a point South of the TRUE
POINT OF BEGINNING; thence North to the TRUE POINT OF BEGIN-
NING.
Beginning at the Southeast corner of the above described par-
cel; said corner being a point on a curve on said Northerly
right -of -way line and the radius point of said curve bears
North 00 23' 21" West, (bearings refer to KCAS meridian) a
distance of 676.25 feet; thence North 01 34' 33" East along
the East line of the above described parcel, a distance of
