Simons, P.E. of Damage Consultants, Inc. made a site visit to the subject residence at which time he was met by Ms. Pam Kiesel (the homeowner's mother) who allowed access to the property and provided supplemental information. Also present during a portion of the site visit were Mr. Mark Scott and Mr. Terry Wahl of MAXCARE (the repair contractor). The purpose of the site visit was to determine the extent of distress to the front entry porch roof at the north side of the residence which had recently been impacted by a tree and to provide general recommendations for repair. During the site visit photographs were taken, and several that are referred to in the report are included in Appendix B. DESCRIPTION The subject residence is an approximately 28' wide (north to south) by 28' long (east to west) two story, wood framed, single-family residence located on the south side of & 113th Street in Tukwila, Washington (refer to photograph on the cover sheet, photographs 1, 6 and 7 in Appendix B and the general diagram in Appendix A). An approximate 7' wide (north to south) by 16' long (east to west) front entry porch roof is located at the north side of the residence. The entry roof and the roof of the residence are covered with laminated composition (asphalt impregnated felt) roof shingles. The entry porch roofing is supportedby plywood sheathing that overlays spaced (skip) sheathing that in turn is supported by 2x4 rafters at approximately 24" spacings that extend down to the east and west from a north to south 2x4 ridge rafter. 2x6 ceiling joists extend in a north to south direction at various spacings. The rafters are supported by what appear to be 2x12 beams that extend between the north wall and the northeast and northwest corners of the roof where they and a 2x12 beam that extends east to west between the northeast and northwest corners are supported by wood columns. The columns at the northeast and northwest columns consist of a (built-up) wood enclosure. The columns in turn are supported by a wood porch (deck) that is supported by 2x8 pressure treated joists that are supported by the north wall of the residence and by a concrete wall approximately 8' north of the residence. The north gable end of the entry roof is covered by wood shingles over spaced sheathing and 2x4 studs. December 19, 2014 DCl Project No. 7584 Page 2 INFORMATION FROM HOMEOWNER According to Ms. Amy Kiesel during a telephone conversation with Mr. Simonsr The residence was constructed during the 1920s and extensive remodeling had I been provided approximately 10 years ago. Ms. Pam Kiesel stated that a portion of a traie feh""' from the southwest to the northeast striking the front entry roof and coming to rest 8n the driveway. Ms. Kiesel stated that no damage was noticed to any of the interior wall or ceiling surfaces. OBSERVATIONS During the site visit several observations were made including the following: 1. There is a localized depression in the roof overhang at the southeastern portion of the residence. There appears to be a wood cleat fastened to the rafter at this location (refer to photographs 2, 3 and 4). 2. There is a depression in the western roof overhang and there is some abrasion of the shingles. The two northern brackets (corbels), that support the west overhang, are tilted away from the west wall of the residence (refer to photographs 8, 9, and 10). 3. The crown molding trim at the top of the northeast column is displaced down and a portion of it is dislodged. The columns tilt to the north approximately 1" at the top (refer to photograph 11). 4. The entry porch ceiling (soffit) slopes down to the north approximately 1" to 2" (refer to photograph 12). 5. The front entry porch (deck) is level (refer to photographs 13 and 14). 6. There is a broken rafter, a split in the ridge rafter and a localized split at the east end of the east to west 2x12 beam as viewed from within the attic (refer to photographs 15, 16 and 17). Observations from within the attic above the main portion of the residence did not reveal damage to the roof framing. 7. There are no separations between the porch roof framing and the north wall of the residence (refer to photograph 18). December 19, 2014 DCI Project No. 7584 Page 3 CONCLUSIONS AND OPINIONS �. l Based upon my investigation, my conclusions and opinions as to the extent of distress from the tree impact currently include the following: 1. The 7' x16' front entry porch roof has been damaged including the breakage of one roof rafter, a split in the ridge rafter and the downward displacement and split in the end of the east to west 2x12 beam that supports the north gable end as well as localized distress to top of the northeast column trim, the roofing, sheathing and soffit. 2. There is localized damage to the roofing, sheathing and two roof brackets at the northwest portion of the residence; 3. The tilting of the front porch columns and the downward slope of the front porch ceiling is most likely unrelated to the tree impact of October 2014. The level condition of the front porch (deck) indicates that the tilted and sloped condition of the porch columns and roof most likely was present prior to the more recent construction of the concrete wall and the wooden porch. 4. The depression in the roof overhang at the southeastern portion of the residence is most likely unrelated to the October, 2014 tree impact. The lack of any abrasions on the roofing and the presence of the wooden cleat fastened to the rafter beneath this location indicates that this condition was most likely present prior to the tree impact. GENERAL RECOMMENDATIONS FOR REPAIR General conceptual recommendations to repair the distress noted include the following: 1. Remove the existing front porch entry roof ceiling (soffit). This removal will allow for the realignment of the soffit that was distorted as well as allow for the repair of the rafters and beam. 2. Remove the existing damaged roofing and sheathing at the northwest roof overhang of the residence to allow for the sheathing repair and the re alignment and re -securing of the two northernmost support brackets (corbels). 3. Repair the one broken 2x4 rafter by installing two new 2x4 rafters (DF #2 or better), one along each side of the existing rafter with 16d nails spaced at 6" on center staggered from to bottom. The existing ridge rafter can be reinforced by placing a 2-2x6 beam beneath the existing 2x4 ridge rafter fastened to the studs in the north gable wall and fastened to the existing roof framing of the residence. The split 2x12 beam that extends east to west between the two columns should be raised slightly (approximately /2") at its' east end and reinforced with a new 2x12 beam fastened to the south side of the existing beam with 16d nails at 6" on December 19, 2014 DCI Project No. 7584 Page 4 center staggered from top to bottom. New 2x6 ceiling joists should be provided with joist hangers at 2'-0" spacings maximum as necessary to support the replaced ceiling material, 4. Although the slight downward tilting of the front porch roof is unrelated to the tree impact of October, 2014, the entry roof could be raised slightly by jacking up and realigning the two columns as necessary. A positive connection should be provided between the columns and the deck joists and between the columns and the porch roof framing with metal straps such as Simpson ST22. 5. Repair or replace the sheathing as necessary at the northwestern portion of the residence and re -secure the support brackets with six, % diameter steel lag screws (long enough to penetrate the wall framing studs a minimum of 3") near the top of the bracket, two near the middle of the bracket and two near the bottom of the bracket. 6. After all the repairs at the front entry roof and the northwest portion of the roof have been completed, the cosmetic repairs can be provided as necessary. Specific recommendations for any repairs to this residence are beyond the scope of this report and the services authorized. The opinions of Damage Consultants, Inc. were based upon information from the homeowner and a limited review of conditions that were readily visible during our site Visit. No exploratory openings, excavations or destructive testing were provided by our office. Simons, P.E. of Damage Consultants, Inc. made a site visit to the subject residence at which time he was met by Ms. Pam Kiesel (the homeowner's mother) who allowed access to the property and provided supplemental information. Also present during a portion of the site visit were Mr. Mark Scott and Mr. Terry Wahl of MAXCARE (the repair contractor). The purpose of the site visit was to determine the extent of distress to the front entry porch roof at the north side of the residence which had recently been impacted by a tree and to provide general recommendations for repair. -During the site visit photographs were taken, and several that are referred to in the report are included in Appendix B. DESCRIPTION The subject residence is an approximately 28' wide (north to south) by 28' long (east to west) two story, wood framed, single-family residence located on the south side of S. 113th Street in Tukwila, Washington (refer to photograph on the cover sheet, photographs 1, 6 and 7 in Appendix B and the general diagram in Appendix A). An approximate 7' wide (north to south) by 16' long (east to west) front entry porch roof is located at the north side of the residence. The entry roof and the roof of the residence are covered with laminated composition (asphalt impregnated felt) roof shingles. The entry porch roofing is supported by plywood sheathing that overlays spaced (skip) sheathing that in turn is supported by 2x4 rafters at approximately 24" spacings that extend down to the east and west from a north to south 2x4 ridge rafter. 2x6 ceiling joists extend in a north to south direction at various spacings. The rafters are supported by what appear to be 2x12 beams that extend between the north wall and the northeast and northwest corners of the roof where they and a 2x12 beam that extends east to west between the northeast and northwest corners are supported by wood columns. The columns at the northeast and northwest columns consist of a (built-up) wood enclosure. The columns in turn are supported by a wood porch (deck) that is supported by 2x8 pressure treated joists that are supported by the north wall of the residence and by a concrete wall approximately 8' north of the residence. The north gable end of the entry roof is covered by wood shingles over spaced sheathing and 2x4 studs. December 19, 2014 DCI Project No. 7584 Page 2 INFORMATION FROM HOMEOWNER According to Ms. Amy Kiesel during a telephone conversation with Mr. Simons, The residence was constructed during the 1920s and extensive remodeling had been provided approximately 10 years ago. Ms. Pam Kiesel stated that a portion of a tree fell from the southwest to the northeast striking the front entry roof and coming to rest on the driveway. Ms. Kiesel stated that no damage was noticed to any of the interior wall or ceiling surfaces. OBSERVATIONS During the site visit several observations were made including the following: 1. There is a localized depression in the roof overhang at the southeastern portion of the residence. There appears to be a wood cleat fastened to the rafter at this location (refer to photographs 2, 3 and 4). 2. There is a depression in the western roof overhang and there is some abrasion of the shingles. The two northern brackets (corbels), that support the west overhang, are tilted away from the west wall of the residence (refer to photographs 8, 9, and 10). 3. The crown molding trim at the top of the northeast column is displaced down and a portion of it is dislodged. The columns tilt to the north approximately 1" at the top (refer to photograph 11). 4. The entry porch ceiling (soffit) slopes down to the north approximately 1" to 2" (refer to photograph 12). 5. The front entry porch (deck) is level (refer to photographs 13 and 14). 6. There is a broken rafter, a split in the ridge rafter and a localized split at the east end of the east to west 2x12 beam as viewed from within the attic (refer to photographs 15, 16 and 17). Observations from within the attic above the main portion of the residence did not reveal damage to the roof framing. 7. There are no separations between the porch roof framing and the north wall of the residence (refer to photograph 18). December 19, 2014 DCl Project No. 7584 Page 3 CONCLUSIONS AND OPINIONS Based upon my investigation, my conclusions and opinions as to the extent of distress from the tree impact currently include the following: 1. The 7' x16' front entry porch roof has been damaged including the breakage of one roof rafter, a split in the ridge rafter and the downward displacement and split in the end of the east to west 2x12 beam that supports the north gable end as well as localized distress to top of the northeast column trim, the roofing, sheathing and soffit. 2. There is localized damage to the roofing, sheathing and two roof brackets at the northwest portion of the residence; 3. The tilting of the front porch columns and the downward slope of the front porch ceiling is most likely unrelated to the tree impact of October 2014. The level condition of the front porch (deck) indicates that the tilted and sloped condition of the porch columns and roof most likely was present prior to the more recent construction of the concrete wall and the wooden porch. 4. The depression in the roof overhang at the southeastern portion of the residence is most likely unrelated to the October, 2014 tree impact. The lack of any abrasions on the roofing and the presence of the wooden cleat fastened to the rafter beneath this location indicates that this condition was most likely present prior to the tree impact. GENERAL RECOMMENDATIONS FOR REPAIR General conceptual recommendations to repair the distress noted include the following: 1. Remove the existing front porch entry roof ceiling (soffit). This removal will allow for the realignment of the soffit that was distorted as well as allow for the repair of the rafters and beam. 2. Remove the existing damaged roofing and sheathing at the northwest roof overhang of the residence to allow for the sheathing repair and the re alignment and re -securing of the two northernmost support brackets (corbels). 3. Repair the one broken 2x4 rafter by installing two new 2x4 rafters (DF #2 or better), one along each side of the existing rafter with 16d nails spaced at 6" on center staggered from to bottom. The existing ridge rafter can be reinforced by placing a 2-2x6 beam beneath the existing 2x4 ridge rafter fastened to the studs in the north gable wall and fastened to the existing roof framing of the residence. The split 2x12 beam that extends east to west between the two columns should be raised slightly (approximately '/2") at its' east end and reinforced with a new 2x12 beam fastened to the south side of the existing beam with 16d nails at 6" on December 19, 2014 DCI Project No. 7584 Page 4 center staggered from top to bottom. New 2x6 ceiling joists should be provided with joist hangers at 2'-0" spacings maximum as necessary to support the replaced ceiling material. 4. Although the slight downward tilting of the front porch roof is unrelated to the tree impact of October, 2014, the entry roof could be raised slightly by jacking up and realigning the two columns as necessary. A positive connection should be provided between the columns and the deck joists and between the columns and the porch roof framing with metal straps such as Simpson ST22. 5. Repair or replace the sheathing as necessary at the northwestern portion of the residence and re -secure the support brackets with six, '/Z diameter steel lag screws (long enough to penetrate the wall framing studs a minimum of 3") near the top of the bracket, two near the middle of the bracket and two near the bottom of the bracket. 6. After all the repairs at the front entry roof and the northwest portion of the roof have been completed, the cosmetic repairs can be provided as necessary.
