Structural Professional Structural Engineering Services Review Summary Allstate Insurance Craig Thompson 18911 North Creek PKWY Suite 107 Bothell, WA 98011 02/13/2015 DEI Project: 14-033 Re: Pettit Residence Restoration Dear Mr. Thompson, On January 28, 2015, Dibble Engineers Inc. (DEI) met Terry Kirkland, a general contractor, at the single family residence owned by Kalimar Pettit, located at 3938 S. 1131h Street, Tukwila, WA 98168. The purpose of our site visit was to assess the extent of visible structural damage in house which was hit by a tree. The house on site is a conventionally wood framed structure, founded on a concrete footing with a concrete / masonry block stem wall. The purpose of this report is to discuss our site observations, and recommend remediation options. The trunk of the tree hit the western wall of the house and broke a portion of the roof / wall framing. The wall was pushed in at the location of the impact. We observed the wall to be out of plumb at several locations along the western face of the building. Additionally, we found severe decay damage in the top plate at one location along the western wall. In our opinion, decay damage in the wall framing is a systemic issue in this house. We observed damage in a portion of the flat roof system, in the form of excessive deflection, characterized by water pooling in depressions. We also observed structural damage to the post and beam system which the roof framing of an attached single bay carport, on the eastern face of the building. The beam has translated laterally away from the house, and the attached posts have rotated about their bases, also away from the house. Additionally, we observed decay damage in the base of the posts. We recommend replacing the western most wall of the house, approximately 32 feet long; this will require the installation of temporary shoring, per the contractor. We also recommend retrofitting excessively depressed portion of the flat roof. This can be accomplished by removing the roofing material and roof sheathing, sistering new full length joists next to the existing, and replacing the sheathing (depth to match existing), and roofing in like kind. The damaged post and beam adjacent to the carport should be replaced; this will require the installation of temporary shoring, per the contractor. The attached plans in section two of this report identify proposed repair locations, and replacement framing. We have also attached in section two, structural details and a shear wall schedule to clarify framing connections.
