All correction requests from each department must be addressed at the same time and reflected on your drawings. I have enclosed comments from the following departments: BUILDING DEPARTMENT: Allen Johannessen at 206-433-7163 if you have questions regarding these continents. • (GENERAL NOTE) PLAN SUBMITTALS: (Min. size I1x17 to maximum size of 24x36; all sheets shall be the same size. New revised plan sheets shall be the same size sheets as those previously submitted.) (BUILDING REVIEW NOTES) 1. Specify what the intended use of the enclosed space is. 2. Newly constructed elements and components shall comply with the requirements of current building codes. Even though the carport is supported by post; "where building components, decks and similar are attached to the house all new exterior walls shall be supported on continuous solid or fully grouted masonry or concrete footings"; concrete slab will not qualify for a footing to meet the intent of the code. Footings shall be supported on undisturbed natural soils where the bottom is a minimum of 12 inches below the finish grade (frost line) to prevent uplift. If this is to be an enclosed garage, the floor shall slope towards the exterior garage opening to facilitate removal of water. Exterior walls shall be bolted to the foundation. Exterior grade (soils) shall be no closer than 6 inches vertically to the wood wall framing and sheathing. Provide specific details with a cross section that clearly shows all related methods for wall/footing construction, specifying materials, fasteners and finish materials. (IRC R317.1 #5, R403.1, AJ501.1) 3. Provide more details for the plan view showing the exterior of the house walls adjoining the carport. Specify all types of openings to the carport (windows, doors). On page 3, it was a little confusing with the L shape design which appears different than the page 1 & 2 plan. It is assumed the carport conversion is to be "L" shape with one front side open. The back side also appears to be open. Clarify all building elements pertaining to this portion of the house for this permits scope of work. 4. Provide specific details complete with dimensions for construction of the swinging doors indicated. Specify hardware, fasteners and other finishing elements in the construction of the doors. Show how they shall be secured when closed. 5. Show dimensions for all plan views, details and elevations details. Please address the comments above in an itemized format with applicable revised plans, specifications, and/or other documentation. The exemption prescribed in this subsection does not apply to a person who advertises or puts out any sign or card or other device which might indicate to the public that he or she is a contractor, or that he or she is qualified to engage in the business of contractor; io. Any construction or operation incidental to the construction and repair of irrigation and drainage ditches of regularly constituted irrigation districts or reclamation districts; or to farming, dairying, agriculture, viticulture, horticulture, or stock or poultry raising; or to clearing or other work upon land in rural districts for fire prevention purposes; except when any of the above work is performed 14. A licensed architect or civil or professional engineer acting solely in his or her professional capacity, an electrician certified under the laws of the state of Washington, or a plumber certified under the laws of the state of Washington or licensed by a political subdivision of the state of Washington while operating within the boundaries of such political subdivision. Any person who engages in the activities herein regulated as an employee of a registered contractor with wages as his or her sole compensation or as an employee with wages as his or her sole compensation; 16. Contractors on highway projects who have been prequalified as required by RCW 47.28.070, with the department of transportation to perform highway construction, reconstruction, or maintenance work; 17. A mobile/manufactured home dealer or manufacturer who subcontracts the installation, set-up, or repair work to actively registered contractors. This exemption only applies to the installation, set-up, or repair of the mobile/manufactured homes that were manufactured or sold by the mobile/manufactured home dealer or manufacturer; 18. An entity who holds a valid electrical contractor's license under chapter 19.28 RCW that employs a certified journeyman electrician, a certified residential specialty electrician, or an electrical trainee meeting the requirements of chapter 19.28 RCW to perform plumbing work that is incidentally, directly, and immediately appropriate to the like -in -kind replacement of'a household appliance or other small household utilization equipment that requires limited electric power and limited waste and/or water connections.
