As you know, this building, built in the mid 1970's, has a wood framed roof structure and a single built-up roofing system. In addition, the building structure appears to have performed well for over 35 years. During a recent site visit, I did not notice any building distress or roof structure movement. It is my understanding that you will be removing the existing built-up roofing at 4.4 lb. per square foot and installing 5.2" of rigid insulation at 0.98 lb. per square foot and a single ply membrane at 0.40 lb. per square foot resulting in a net reduction of 3.02 lb. per square foot of dead load on the roof structure. Section 3404.3 of the 2012 ICC allows for a 5% increase in the load on the roof without requiring modification to the original structural members. By adding a single ply membrane you will be reducing the dead load on the roof. It is my opinion that the existing roof structure is adequate to support the new roof insulation and membrane. As you know, this building, built in the mid 1970's, has a wood framed roof structure and a single built-up roofing system. In addition, the building structure appears to have performed well for over 35 years. During a recent site visit, I did not notice any building distress or roof structure movement. It is my understanding that you will be removing the existing built-up roofing at 4.4 Ib. per square foot and installing 2 "/z" rigid insulation at 0.40 lb. per square foot and a single ply membrane at 0.40 lb. per square foot resulting in a net reduction of 3.6 lb. per square foot of dead load on the roof structure. Section 3404.3 of the 2012 ICC allows for a 5% increase in the load on the roof without requiring modification to the original structural members. By adding a single ply membrane you will be reducing the dead load on the roof. It is my opinion that the existing roof structure is adequate to support the new roof insulation and membrane. All correction requests from each department must be addressed at the same time and reflected on your drawings. I have enclosed comments from the following departments: BUILDING DEPARTMENT: Allen Johannessen at 206-433-7163 if you have questions regarding these comments. • (If applicable) Structural Drawings and structural calculations sheets by a registered engineer shall have a current signed stamp -seal. Architectural design sheets and documents by a registered architect shall also have a current signed stamp -seal. (BUILDING REVIEW NOTES) 1. The proposed reroof shows installing 2-1/2" insulation with an R value of 15.30. Current Washington State Energy Code requires commercial buildings with a flat roof shall require R-30ci. (continuous insulation). Revise the specification in the scope of work to install R-30 insulation per current energy codes. (2012 WSEC TABLE C402.2) 2. Verify with the engineer who did the analysis of the roof structure that the increased load for additional insulation (R 30) shall not void engineer's structural analysis of the roof. Please address the comments above in an itemized format with applicable revised plans, specifications, and/or other documentation. The City requires that two (2) sets of revised plan pages, specifications and/or other documentation be resubmitted with the appropriate revision block.
