PERMIT CONDITIONS: 14: The attached set of building plans have been reviewed by the Fire Prevention Bureau and are acceptable with the following concerns: 1: The total number of fire extinguishers required for an ordinary hazard occupancy with Class A fire hazards is calculated at one extinguisher for each 1,500 sq. ft. of area. The extinguisher(s) should be of the "All Purpose" (3A, 40B:C) dry chemical type. Travel distance to any fire extinguisher must be 75' or less. (IFC 906.3) (NFPA 10, 5.4) 2: Maintain fire extinguisher coverage throughout. 3: Egress doors shall be readily openable from the egress side without the use of a key or special knowledge or effort. (IFC 1008.1.8.3 subsection 2.2) 4: Dead bolts are not allowed on auxiliary exit doors unless the dead bolt is automatically retracted when the door handle is engaged from inside the tenant space. (IFC Chapter 10) 5: Exit hardware and marking shall meet the requirements of the International Fire Code. (IFC Chapter 10) 6: Door handles, pulls, latches, locks and other operating devices on doors required to be accessible by Chapter 11 of the International Building Code shall not require tight grasping, tight pinching or twisting of the wrist to operate. All correction requests from each department must be addressed at the same time and reflected on your drawings. I have enclosed comments from the following departments: BUILDING DEPARTMENT: Allen Johannessen at 206-433-7163 if you have questions regarding these comments. • (GENERAL NOTE) PLAN SUBMITTALS: (Min. size l lx17 to maximum size of 2406; all sheets shall be the same size. New revised plan sheets shall be the same size sheets as those previously submitted.) (If applicable) All Structural Drawings and structural calculations sheets to be stamped (original signed wet stamp, not copied) by Washington State licensed architect, structural engineer or civil engineer. (BUILDING REVIEW NOTES) 1. It appears the African Bazaar (A B) intent is to merge or combine with the other (south) office spaces making it all one tenant space owned by African Bazaar. Occupant calculations provided need some updating for occupant load accuracy. Area calculations shall not include unoccupied accessory areas such as corridors, stairways, toilet rooms, mechanical rooms and closets. Also the occupant load factor for "M" occupancy shall be 30 rather than 60 shown. The cafe seating area shall be considered an accessory to the main occupancy (M) as long as it doesn't exceed 750 sq. ft. To eliminate confusion and provide accuracy for occupant load calculations, revise the spaces shown as Office/Retail/Storage to specify one or the other. Occupant sq. ft. calculations shall round up for total occupant load; Example Office 125 sf = 2 occupants. (2012 IBC Section 202 - FLOOR AREA NET, 303.1.2 (#2) & Table 1004.1.2) 2. Page 2 notes for "Restroom Requirement" refers to old outdated codes. Any alterations shall comply with current building and energy codes. The south office space has one accessible bathroom that appears to meet code. Since the occupant load exceeds 15, there shall be 2 bathrooms, one for each sex and each shall be wheelchair accessible. Revise the plan to show designated Men's and Women's bathrooms and show each with the required barrier free element details. Specify accessible signage for the restrooms. 3. Where the new openings were provided, specify type of headers and indicated if the wall is a bearing wall. 4. The space alteration shall require the means of egress to comply with current building codes. The existing mercantile space was already deficient for meeting exit access requirements. "Where two exits or exit access doorways are required from any portion of the exit access, the exit doors or exit access doorways shall be placed a distance apart equal to not less than one-half of the length of the maximum overall diagonal dimension of the building or area to be served measured in a straight line between exit doors or exit access doorways. #2- Where a building is equipped throughout with an automatic sprinkler system ... the separation distance of the exit doors or exit access doorways shall not be less than one-third of the length of the maximum overall diagonal dimension of the area served." Since the two doors on the north side do not meet the required distance apart, the south door would meet the required distance apart. On the reflective ceiling plan identify exit signs and directional exit signs along the paths of egress. Emergency illuminations shall be provided along the paths of egress to include the new revised exit paths. Emergency illumination shall be provided on at the exterior exits. 6.
