Roofing work involves unavoidable pounding, vibration, and debris. Debris may work its way into the attic from skip sheeting or shiplap boards and some minor debris may fall through skylight openings. Replacing flashing may result in minor damage to siding, especially cement fiber siding and cedar that is old and brittle. Any damaged siding will be caulked and brought to a paint ready condition. There may be minor scratching and denting to gutters. Gutters damaged due to avoidable circumstances will be replaced. Roof: Present condition: The roof consists of an asphalt shingle roof with obvious galvanized metal bubble style vents on the flat surface of the roof. The valley metal and chimney flashings are also galvanized. Most of the metal that is galvanized is beginning to or is seriously rusting.(See attached photos) The current roof was installed in 1989. At that time,the old wood shingle roof and an overlaying asphalt shingle roof were removed revealing spaced sheathing . The entire roof was then covered with plywood sheathing to provide suitable underlayment for the new roof. This 26 year old roof is worn and deteriorated and a stain has appeared in the Lodge Room Ceiling that is the result of a leak It is time once again to replace the roof on this historic building. Proposed work: Replace the deteriorated roofing materials with more durable (50 year) and appropriate appearing roofing materials of a wood color, in a pattern that appears similar to wood shingles( Owens Corning Woodcrest Chestnut -see attached list of supplies for exact materials). The flashings, valley metals, and vents will be a dark brown baked on finish and much less noticeable. The roof venting will also be much more discreet and less noticeable. The vents will be installed on the ridge and in the soffits where they will be less detectable. IL;.
