It was reported that the north stairs of the garage show cracks and concrete spall off under the stairs. We reviewed the original as -built structural drawings of the structure. While the main BECU building was supported on auger cast piles, the garage structure was not. It is a cast in place concrete structure with spread footings only. The drawings we have didn't show the stairs structure and foundations. But based on our observation on site, the stair is cast in place concrete as well. During our site visit, we noticed the bottom of the stairs show sign of settlement. The side walk slab is cracked. The underside of the stairs at the top also show big cracks and concrete spall off. On the surface, there was a big crack between the stairs and the garage rim beam. It was repaired and sealed but new cracks are noticed again. It is obvious the stair foundation is settling. Since the stair is a stiff and heavy element, the settlement pulled the stair away from the parking structure. This explains why the stair cracks along the supporting rim beam. Once the connection cracks, moisture went into the concrete and rebar and steel connectors started rusting. Rusting rebar and steel expanded and spall off concrete cover. Since we don't have the as -built drawings of the stairs, we don't know about the reinforcing and connection between the stairs and the rim beam. This is a safety concern. DCI recommend block out and stop using the stairs right away until it is temporary supported. Please refer to attached SK-1 for temporary support, and SK-2 for permanent fixed.
