For good and valuable consideration, the receipt and
sufficiency of which are hereby acknowledged, T.S.D. BUILDING
ASSOCIATES, a Washington general partnership "Grantor
hereby grants and conveys, in accordance with the terms of
this instrument, an easement over certain real property
located in King County, further identified in the sketch of
the property attached hereto as Exhibit A and legally
described in Exhibit B attached hereto, to THE CITY OF
TUKWILA "Grantee

The terms of this easement are:

1. Easement Granted. Grantor hereby grants and conveys
C to Grantee, its successors and assigns, the right to enter
C) upon, over and along said real property described in Exhibit
0 A and Exhibit B, from time to time, to construct, inspect,
In repair, alter, modify, remove, replace and update the
C utilities including sewer, storm retention, electricity,
water and any other utilities currently serviced by the City
Q� of Tukwila. Grantor also hereby grants an easement for
ingress and egress to all other adjacent property owners.
2. Term. The term of this easement shall be in
perpetuity.
3. Expenses and Damages. Grantee shall be responsible
for all damage caused to Grantor by the exercise of the
rights and privileges granted in this easement agreement.
4. Binding Effect. The rights, conditions and
provisions of this easement shall inure to the benefit of and
be binding upon the heirs, executors, administrators,
successors and assigns of the respective parties hereto. �s
