(."/r l/laT This permit shall become null and void if the work is not commenced within 180 days for the date of issuance, or if the work is suspended or abandoned for a period of 180 days from the last inspection. PERMIT CONDITIONS: 1: ***BUILDING PERMIT CONDITIONS*** 2: Work shall be installed in accordance with the approved construction documents, and any changes made during construction that are not in accordance with the approved construction documents shall be resubmitted for approval. 3: All permits, inspection record card and approved construction documents shall be kept at the site of work and shall be open to inspection by the Building Inspector until final inspection approval is granted. 4: Truss shop drawings shall be provided with the shipment of trusses delivered to the job site. Truss shop drawings shall bear the seal and signature of a Washington State Professional Engineer. Shop drawings shall be maintained on the site and available to the building inspector for inspection purposes. 5: All construction shall be done in conformance with the Washington State Building Code and the Washington State Energy Code. 6: Notify the City of Tukwila Building Division prior to placing any concrete. This procedure is in addition to any requirements for special inspection. 7: All wood to remain in placed concrete shall be treated wood. 8: There shall be no occupancy of a building until final inspection has been completed and approved by Tukwila building inspector. No exception. 9: Remove all demolition rubble and loose miscellaneous material from lot or parcel of ground, properly cap the sanitary sewer connections, and properly fill or otherwise protect all basements, cellars, septic tanks, wells, and other excavations. Final inspection approval will be determined by the building inspector based on satisfactory completion of this requirement. 10: All construction noise to be in compliance with Chapter 8.22 of the City of Tukwila Municipal Code. A copy can be obtained at City Hall in the office of the City Clerk. 11: Every occupied space other than enclosed parking garages and buildings used for repair of automobiles shall be ventilated in accordance with the applicable provisions of the International Mechanical Code. 12: All plumbing and gas piping work shall be inspected and approved under a separate permit issued by the City of Tukwila Building Department (206-431-3670). 13: All electrical work shall be inspected and approved under a separate permit issued by the City of Tukwila Permit Center. 14: Preparation before concrete placement: Water shall be removed from place of deposit before concrete is placed unless a tremie is to be used or unless otherwise permitted by the building official. All debris and ice shall be removed from spaces to be occupied by concrete. 15: VALIDITY OF PERMIT: The issuance or granting of a permit shall not be construed to be a permit for, or an approval of, any violation of any of the provisions of the building code or of any other ordinances of the City of Tukwila. All correction requests from each department must be addressed at the same time and reflected on your drawings. I have enclosed comments from the following departments: BUILDING DEPARTMENT: Allen Johannessen at 206-433-7163 if you have questions regarding these comments. • (GENERAL NOTE) PLAN SUBMITTALS: (Min. size 11x17 to maximum size of 24x36; all sheets shall be the same size. New revised plan sheets shall be the same size sheets as those previously submitted.) (If applicable) "STAMP AND SIGNATURES" "Every page of a plan set must contain the seal/stamp, signature of the licensee(s) who prepared or who had direct supervision over the preparation of the work, and date of signature. Specifications that are prepared by or under the direct supervision of a licensee shall contain the seal/stamp, signature of the licensee and the date of signature. The layout of the foundation plan does not appear to be consistent with the floor plan. Provide more clarification with a floor framing plan and clear details for that jog where the electrical meter is located. The one concern is to assure the access to the meter is maintained and within required height of max 75" from finish grade or floor. 2. Plan shows what appears to be the installation of a new window in the garage. Also the floor plan is not clear with the layout of the remaining house to include the garage. I could not figure out where that window is located on the floor plan. Please provide clarifications of the house layout where all new installations are specified. 3. The floor plan on sheet A-2 appears to be conflicting in layout with the south elevation on sheet A-3 where the garage door is shown. For charity, name all existing rooms and garage on the floor plan. Identify exterior doors, windows and installation of any new openings. Floor plan shall be consistent with elevations. 4. Show bedroom and living room with smoke detector and identify bedroom window as egress. Show a CO detector placed outside the bedroom within close vicinity of the bedroom. Also provide dimensions for the depth of the closets. 5. On the plan identify the addition as an accessory dwelling unit (ADU). 6. Dwelling units in two-family dwellings shall be separated from each other by wall and/or floor assemblies having not less than a 1 -hour (1 -hr) fire -resistance rating. Penetrations in the 1 -hour wall assembly wall shall meet the fire wall assembly requirements. Other openings in the 1 -hr wall shall be equipped with solid 20 -minute fire -rated wood doors not less than 1-3/8 inches. (IRC R302.3 & R302.4) 7. The ADU shall be provided with its own separate heating system controlled within the ADU. Specify type of heating to be provided. (IRC R303.9) 8. Identify the bathroom tub or shower. Include dimensions. Show dimensions for the toilet clearance (Min. is 15 inches) (IRC SECTION R307). 9. Provide details for positive attachment to the existing concrete foundation with min. #4 re -bar set in epoxy. Show bars at footings and up wall connections. Re -bar shall extend a minimum 18 inches out and tie to foundation bars. 10. Show attic and crawl space access with insulated, sealed access panels with opening sizes noted per code. TMC 18.10.030 2. establishes the requirements for accessory dwelling units, one of which is that the parcel must be a minimum of 7,200 sq. ft. in size. This property is only 6,424 sq. ft. in size so an ADU cannot be approved. The plans must be revised to remove the kitchen from the addition to the home. Please address the comments above in an itemized format with applicable revised plans, specifications, and/or other documentation.
