YOUR REMEDY If a defect covered by this warranty is confirmed, then Soprema will, at its option (and subject to the limitation set out below), either provide you with replacement product of like kind or refund your purchase price for the defective product. If replacement product is provided, the original warranty will apply to the replacement product, for the balance of the term of the warranty. These remedies are your sole and exclusive remedies against Soprema. 4. This warranty does not cover, and Soprema is not responsible for, defective installation of the products or for any lab.or costs, overburden Form 116 removal or replacement, tear-off costs, disposal costs, equipment costs, or other costs incurred for installing or removing defective products, nor for installing replacement products. This warranty does not cover, and Soprema is not responsible for, damage caused by lightning, explosion, flood, hail, windstorm, earthquake, hurricane, tornado, microburst, or other similar catastrophic event. I: ___ Roofing&Waterproofing ROOF CARE AND MAINTENANCE GUIDE A regular roof repair and maintenance program is fundamental to the satisfactory long-term performance of your roof. Through such a program, potential problems can be found in early stages, hopefully resulting in the problem being prevented altogether. Roof Access. Limit access to roof to authorized personnel only, meaning those with a real need to be there. We suggest you maintain a log of all persons granted access to your roof. We also suggest that a sign similar to the following be posted at al roof hatches and other points of access to the roof: "All persons seeking access to this roof must first register in the log at our front desk." Inspection. Inspect your roof at least semi-annually, in the spring and the fall. Also inspect the roof after any severe winds or storms and after any event that could be reasonably expected to cause damage to your roof or to your building envelope. Any discovered damage to your roof must be promptly report by you to Tacoma Rooflng & Waterproofing and then corrected by Tacoma Roofing & Waterproofing or an authorized roofing contractor of the manufacturer that is upon your roof. Corrections or modifications to your roof made by anyone other than Tacoma Roofing & Waterproofing or a manufacturer authorized contractor may, at the option of Tacoma Roofing & Waterproofing, void your warranty — both the Labor Guarantee and the Manufacturer Warranty. Cleaninq the Roof. A manufacturer warranted roof must be cleaned on a regular basis and kept free of debris such as branches, leaves, bottles, rocks, cans, soil or anything else that could plug drains or cause a puncture to the roofing membrane. All drains and scuppers, even though not covered by the manufacturer warranty, should be check on a regular basis to ensure they are not plugged and are free- flowing. Roof Membrane and Base Flashina. During each semi-annual inspection, ail roofing and flashing surfaces must be carefully checked for any abnormal conditions such as, for example: (1) any signs of stress, such as diagonal wrinkles or blisters; (2) evidence of inechanical abuse, such as punctures, slits or cuts; (3) evidence of damage caused by chemicals, cleaning agents or other harmful substances dripped, spilled, discharged or blown onto the roof; or (4) wear due to foot traffic or other types of abuse. Walls. Walls (particularly those constructed of masonry and stucco) can be susceptible to wind-blown water intrusion. Periodically determine if additional water repellant or sealant is needed to maintain the water tightness of your building's walls. Water entering your building or your roof through walls will damage the roof and will not be covered by the Labor Guarantee and the Manufacturer Warranty. Metal Comoonents and Roofinq Accessories. During each semi-annual inspection: Gravel Stoas. Inspect the condition of all metal for evidence of rusting, loose metal, wind deformation and joint integrity. Document any areas where membrane appears to be stressed. Inspect the metallmembrane bond for voids or other possible conditions that could permit water infiltration. Vent Pipes. Check all metal parts for deterioration, all clamping rings to ensure they are light, all sealant beads to ensure they shed water and are sealed tight to the pipe, and any membrane flashing wrap for evidence of stresses, voids, or other possible conditions that could permit water infiltration. Counter Flashina. Inspect the condition of any metal for evidence of rusting, loose metal, wind deformation and joint integrity. Check if the adhesion of the mounted counter flashing, even though not covered by your manufacturer warranty, is adequate so as to create a continuous compression seal for the caulking bead. Caulking is not covered by your manufacturer warranty and may need to be periodically replaced by �u. Check the attachment of the metal coping cap for resistance to wind. Inspect any metal to membrane bond for voids or other possibie conditions that could permit water infiltration. Pitch Pans. Pitch pans are not covered by the manufacturer warranty. Even so, water leaking through bad pitch pans could damage your roof. Therefore, inspect the condition of the metal for evidence of rusting, wind deformation and joint integrity. Inspect the bond of the filler onto the penetration being flashed and determine the water tightness. Make sure the pan is filled with filler so as to create a positive slope away from the penetration. Drains. Make sure that all drains and scuppers are free from clogs. Check all drain bolts for tightness. Inspect any metal to membrane bond for voids or other possible conditions that could permit water infiltration. Regularly clean debris from around strainers and secure drain strainers. Roof Top Eauiqment. Inspect HVAC units, ductwork or other curb types for evidence of rusting, wind deformation and joint integrity. Inspect any metal to membrane bond for voids or possible points of water infiltration. Piping secured to a base or metal flange (dunnage) should continue to have protection material under the blocking. Make sure that protection work pads are maintained in the work areas around the units. Roof Reaair Procedure. If leaks are discovered, and immediate attention is required, it is best to provide a temporary patch using a SBS mastic, or other compatible patching material commonly used for membrane patching, until a permanent repair is made. Temporary Shoring: Any structural framing suspect of collapse or indicating instability shall be shored immediately. Safety of the occupants, the construction labor and the building structure are of the first priority. In all cases the contractor is responsible to provide temporary shoring of the structure as required during the repair of deteriorated framing. Determine the magnitude of decay that penetrates into the structural framing members using a small flathead screwdriver or an awl as a test probe. Expose the wood rot and decay to the fullest extent possible. Structurally competent wood should be resistant to the insertion of the tool. Remove all decay from the wood framing or structural member. Wood Treatment: All structural framing that has had decay removed or has been exposed to significant moisture (with a moisture content above 19%) or is currently wet should be treated for both 1. one-time surface growth cleaner and 2. to limit future growth. A good surFace treatment cleaner to kill surface growth should include a 50/50 water/bleach mixture that is spray or roller applied. A second treatment for a longer term fungicide and growth inhibitor should then be applied. A wood preservative treatment such as the Woodlife Coppercoat should be generously applied by brush or roller in accordance with the recommendations of the manufacturer. Surface Growth: Framing members that have not experienced decay and are structural competent based upon test probing, but exhibit surface growth may remain in place provided that the mold is removed through chemical treatment. Replacement: Framing members that require removal and replacement based on the criteria below shall be replaced with new wood framing per the attached detail sketches. Framing with exterior exposure and/or in contact with concrete shall be pressure-treated. All metal hardware and fasteners in contact with pressure treated lumber be stainless steel Type 316L. At the Owner's risk and discretion, hot-dipped galvanized metal hardware and fasteners may be investigated for use in lieu of stainless steel provided that the finish has a minimum zinc content of at least 1.85 oz. /SF and its use is coordinated by the Contractor and Wood Supplier for the expected environment and moisture exposure for appropriate use based on the method of preservative treatment of the wood. Special Conditions: Where questions arise regarding the extent of deterioration or the mitigation, the structural engineer will make the final determination. For unique conditions and areas of significant deterioration the structural engineer is to be contacted to assist in generating detailed recommendations. PERIMETER HEADERS AND RIM JOISTS Minor deterioration on the surface of the rim joist or header (up to 3/16" deep) will require removal of the deteriorated portions, treating the retained material with a fungicide, an approved wood preservative and infilling the voids as required. Significant deterioration to the rim joist or header (more than 3/16" into any surface) requires removal and replacement of the deteriorated member. Consult the structural engineer for specific cases with limited area. All abutting framing, whether wet or not is to be treated with an approved wood preservative. New section of rim joist should be plate nailed to the at the top and bottom plates with 16d (0.161 "-diameter x 3.5"-long) nails at 4" (minimum, or to match existing) on center. SOLID SAWN JOISTS AND BEAMS Minor deterioration on the surface of the joist or beam (up to 3/16" deep) will require removal of the deteriorated portions, treating the retained material with a fungicide, an approved wood preservative and infilling the voids as required.
