This permit shall become null and void if the work is not commenced within 180 days for the date of issuance, or if
the work is suspended or abandoned for a period of 180 days from the last inspection.
PERMIT CONDITIONS:
1: ***BUILDING PERMIT CONDITIONS***
2: Work shall be installed in accordance with the approved construction documents, and any changes made
during construction that are not in accordance with the approved construction documents shall be
resubmitted for approval.
3: All permits, inspection record card and approved construction documents shall be kept at the site of work
and shall be open to inspection by the Building Inspector until final inspection approval is granted.
4: All construction shall be done in conformance with the Washington State Building Code and the
Washington State Energy Code.
5: Remove all demolition rubble and loose miscellaneous material from lot or parcel of ground, properly cap
the sanitary sewer connections, and properly fill or otherwise protect all basements, cellars, septic tanks,
wells, and other excavations. Final inspection approval will be determined by the building inspector based
on satisfactory completion of this requirement.
6: All construction noise to be in compliance with Chapter 8.22 of the City of Tukwila Municipal Code. A copy
can be obtained at City Hall in the office of the City Clerk.
7: All plumbing and gas piping work shall be inspected and approved under a separate permit issued by the
City of Tukwila Building Department (206-431-3670).
8: All electrical work shall be inspected and approved under a separate permit issued by the City of Tukwila
Permit Center.
9: Prior to final inspection for this building permit, a copy of the roof inembrane manufacturer's warranty
certificate shall be provided to the building inspector.
10: VALIDITY OF PERMIT: The issuance or granting of a permit shall not be construed to be a permit for, or an
approval of, any violation of any of the provisions of the building code or of any other ordinances of the City
of Tukwila. Permits presuming to give authority to violate or cancel the provisions of the code or other
ordinances of the City of Tukwila shall not be valid. The issuance of a permit based on construction
documents and other data shall not prevent the Building Official from requiring the correction of errors in
the construction documents and other data.

Expiration of Pian Review — Applications for which no permit is issued within 180 days following the date of application shall expire by limitation.

Tacoma Roofing Inc. is a Washington State Corporation with its main office at 7006 West 27'h Street, Suite E, University Place, WA 98466 and
Tacoma Roofing Inc. guarantees the above named owner that the above type of material was installed in accordance with the written proposal
by Tacoma Roofing Inc. for the work that was done. Tacoma Roofing Inc. will perform repair work to the roofing system necessary to stop
leaks, which occur during a period of five (5) years from the date of completion as a result of any of the following causes:
1) Deterioration of the installed roofing materials, membrane or flashing system resulting from ordinary wear and tear by the eiements.
2) Workmanship on the part of Tacoma Roofing Inc. or its employees in the application and installation of the roofing materials, membrane or
flashing system.
3) Slippage or other movement of the installed roofing material, membrane or flashing system caused by improper instailation.
4) Blisters, bare spots, fishmouths, wrinkles or ridges in the installation of inembrane.
5) Splits in the roofing materials not caused by structural movements or failure or movement of any material underlying in the installed roofing
shingles, membrane or flashing system.
this guarantee is valid only for the period referenced above. Tacoma Roofing Inc. must authorize ali materials in advance. It is understood
that Ieaks caused by any of the following are Excluded from this guarantee.
a) Naturai disasters including but not limited to winds over 60 MPH, hail, earthquakes lightning, floods, etc.
b) Structural movement or failure of movement of any material underlying the installed roofing shingles, membrane or flashing system.
c) Failure to notify Tacoma Roofing Inc. in writing of:
- Changes in the original usage of the building that would adversely affect the performance of the installed roofing shingles,
membrane, or flashing system.
- Modifications or additions to the roofing system.
d) Damage to the instalied roofing materials, membrane or flashing system resulting from:
- Lack of positive drainage or blocked drainage.
- Chemical attacks on the roofing shingles, membrane-flashing system by spills, coatings, and exhausting of materiais unto roof.
- Building design or construction.
- Movement or deterioration of inetal adjacent to or built into the roofing material, membrane or flashing system.
- Foot traffic.
- Other contractors working on the roofing shingles, roof material, membrane or flashing system.
- Nails driven through the roofing shingles for the siding subcontractors pump jacks
- Others working upon the roof and damaging the roofing shingies due to their safety lanyards ripping the shingles, ridge vent, roof
vents andlor sheet metal flashings.

Tacoma Roofing Inc. assumes no responsibiiity for damage to the structure or its contents froin any type of leaks, or any other consequential
damages as a result of leaks. Tacoma Roofing Inc. sole responsibility is the cost and/or repair of the instalied roofing system.
Owner ResponsibiliTy:
In event of a teak in the installed roofing materials, roofing shingles, membrane or flashing system, the owner will notify Tacoma Roofing Inc.
in writing within thirty (30) days after discovery of the leak or in the event of leak requiring emergency type action, immediately by telephone
followed up in writing with in seventy-two (72) hours.
The owner will notify Tacoma Roofing Inc. in writing of any proposed modification, major repair or addition on or through the installed roofing
shingles, roof material membrane or flashing system for each occurrence after the date of issue of this guarantee. Drawing and plans showing
the location of the proposed changes must be provided. The owner will notify Tacoma Roofing Inc. in writing of changes in the original usage
of the building that would adversely affect the pertormance of the system.
If the owner fai�s to contact Tacoma Roofing Inc. in the time frame set foRh above, then any consequential damages to the owner's building
will be the sole responsibility of the owner and not the responsibility of Tacoma Roofing Inc.
All impiied guarantees/warranties, including warranties of inerchantability and fitness for a particular purpose are excluded from this
guarantee.

Limited Product Warranty
1. LIMITED PRODUCT REPLACEMENT WARRANTY
Soprema, Inc., an Ohio corporation, subject to the terms, conditions
and limitations set out below, warrants that all Soprema brand products
are free from defects in factory workmanship and materials. The term
of this warranty is 5 years from date of manufacture, when used in the
United States of America.
ANY APPLICABLE IMPLIED WARRANTIES, INCLUDING
WARRANTIES OF MERCHANTABILITY AND FITNESS FOR A
PARTICULAR PURPOSE, ARE HEREBY LIMITED IN DURATION TO
THE SHORTER OF THE WARRANTY PERIOD DESCRIBED ABOVE
AND THE TERh7 PRESCRIBEC 8Y THE STAiE WHERE THE
PRODUCTS ARE SOLD.
2. REPORTING CLAIMS
To make a valid claim, you must submit a Notice of Claim form
(available at <www.soprema.us>) to Soprema's Warranty Department
within 30 days after the alleged defect is discovered (or in the exercise
of reasonable care should have been discovered). The claim form
must include proof of purchase (for example, a copy of your purchase
receipt) and a description of the problem you are experiencing,
together with photographs (preferably digital). Mail the form and
attachments to Soprema at 310 Quadral Drive, Wadsworth, OH
44281-9571. After receiving a properly documented claim, Soprema
will promptly investigate and report its findings, conclusions, and plan
of action back to you.
3. YOUR REMEDY
If a defect covered by this warranty is confirmed, then Soprema will, at
its option (and subject to the limitation set out below), either provide
you with replacement product of like kind or refund your purchase price
for the defective product. If replacement product is provided, the
original warranty will apply to the replacement product, for the balance
of the term of the warranty. These remedies are your sole and
exclusive remedies against Soprema.
4. CONDITIONS
Soprema does not have any obligation under this warranty unless ALL
of the following have occurred:
(a) Within in 30 days after date of product purchase, you have
registered this warranty with Soprema (s2e the registration
instructions set out below — there is no cost to register).
(b) You give Soprema written notification of jrour claim in a timely
fashion.
(c) The product is installed and maintained in accordance with good
roofing practices.
(d) You have removed all standing water, snow, ice and debris; any
traffic surfaces or other overburden; as well as any structure
placed upon or built over the top of the areas where the aliegedly
defective products are located.
5. EXCLUSIONS AND LIMITATIONS
The maximum liability of Soprema during the life of this warranty is
Iimited to the original purchase price you paid for the products that are
the subject of this warranty.
This warranty does not cover, and Soprema is not responsible for,
defective installation of the products or for any lab.or costs, overburden

removal or replacement, tear-off costs, disposal costs, equipment
costs, or other costs incurred for installing or removing defective
products, nor for installing replacement products.
This warranty does not cover, and Soprema is not responsible for,
damage caused by lightning, explosion, flood, hail, windstorm,
earthquake, hurricane, tornado, microburst, or other similar
catastrophic event.
This warranty does not cover, and Soprema is not responsible for,
damage caused by any defect, settlement, movement, displacement,
or structural failure in or of the structure upon which the product is
applied; damage from fire or other source of excessive heat; damage
from deliberate or negligent acts; damage from corrosive substances;
damage from infestation by animals, insects or vegetation; damage
caused by or during storage or installation of the product; damage
caused after installation of the product; or damage attributable to
repairs or additions to or modifications of the structure to which the
product is installed.
IN NO EVENT SHALL SOPREMA BE LIABLE TO YOU FOR ANY
INDIRECT, CONSEQUENTIAL, INCIDENTAL, OR OTHER SIMILAR
DAMAGES, including, for example, injury to or illness or death of
persons, damage or destruction of property or equipment, or the
presence or growth of mold, mildew or other similar substance.
Some states do not allow the exclusion or limitation of incidental or
consequential damages, so the above limitation may not apply to you.
6. MODIFICATION
This warranty may only be modified in a written document signed by a
corporate officer of Soprema.
7. NOT TRANSFERABLE
This warranty is made only to you and is not transferable or
assignable in any manner. Effective as of the date of any transfer of
all or any part of your interest in the building to which the products
have been installed, even to an affiliate, this warranty, and all of
Soprema's obligations hereunder, shall immediately and automatically
terminate.
8. GENERAL
This warranty is governed by and shall be construed in accordance
with the internal laws of Ohio, without giving effect to any choice of
law rules that may require the application of the laws of another
jurisdiction.
The terms of this warranty are severable so that any illegal, invalid or
unenforceable provision, if feasible, shall be modified so that it
becomes legal, valid and enforceable, or if not feasible, stricken, in
either case without affecting the validity or enforceability of the
remaining provisions.
This warranty gives you specific legal rights. You may also have
other rights that vary from state to state.
9. REGISTRATION INSTRUCTIONS
Your warranty may be registered by calling Soprema, toll free, at
(800) 356-3521, and we will mail you a registration form. After you
register your warranty, you will receive a numbered registration card
that you should keep with this warranty and your proof of purchase.

ROOF CARE AND MAINTENANCE GUIDE
A regular roof repair and maintenance program is fundamental to the satisfactory long-term performance of your roof. Through such a
program, potential problems can be found in early stages, hopefully resulting in the problem being prevented altogether.
Roof Access. Limit access to roof to authorized personnel only, meaning those with a real need to be there. We suggest you maintain a
log of all persons granted access to your roof. We also suggest that a sign similar to the following be posted at al roof hatches and other
points of access to the roof: "All persons seeking access to this roof must first register in the log at our front desk."
Inspection. Inspect your roof at least semi-annually, in the spring and the fall. Also inspect the roof after any severe winds or storms and
after any event that could be reasonably expected to cause damage to your roof or to your building envelope. Any discovered damage to
your roof must be promptly report by you to Tacoma Rooflng & Waterproofing and then corrected by Tacoma Roofing & Waterproofing or
an authorized roofing contractor of the manufacturer that is upon your roof. Corrections or modifications to your roof made by anyone
other than Tacoma Roofing & Waterproofing or a manufacturer authorized contractor may, at the option of Tacoma Roofing &
Waterproofing, void your warranty — both the Labor Guarantee and the Manufacturer Warranty.
Cleaninq the Roof. A manufacturer warranted roof must be cleaned on a regular basis and kept free of debris such as branches, leaves,
bottles, rocks, cans, soil or anything else that could plug drains or cause a puncture to the roofing membrane. All drains and scuppers,
even though not covered by the manufacturer warranty, should be check on a regular basis to ensure they are not plugged and are free-
flowing.
Roof Membrane and Base Flashina. During each semi-annual inspection, ail roofing and flashing surfaces must be carefully checked for
any abnormal conditions such as, for example: (1) any signs of stress, such as diagonal wrinkles or blisters; (2) evidence of inechanical
abuse, such as punctures, slits or cuts; (3) evidence of damage caused by chemicals, cleaning agents or other harmful substances
dripped, spilled, discharged or blown onto the roof; or (4) wear due to foot traffic or other types of abuse.
Walls. Walls (particularly those constructed of masonry and stucco) can be susceptible to wind-blown water intrusion. Periodically
determine if additional water repellant or sealant is needed to maintain the water tightness of your building's walls. Water entering your
building or your roof through walls will damage the roof and will not be covered by the Labor Guarantee and the Manufacturer Warranty.
Metal Comoonents and Roofinq Accessories. During each semi-annual inspection:
Gravel Stoas. Inspect the condition of all metal for evidence of rusting, loose metal, wind deformation and joint integrity. Document any
areas where membrane appears to be stressed. Inspect the metallmembrane bond for voids or other possible conditions that could permit
water infiltration.
Vent Pipes. Check all metal parts for deterioration, all clamping rings to ensure they are light, all sealant beads to ensure they shed water
and are sealed tight to the pipe, and any membrane flashing wrap for evidence of stresses, voids, or other possible conditions that could
permit water infiltration.
Counter Flashina. Inspect the condition of any metal for evidence of rusting, loose metal, wind deformation and joint integrity. Check if the
adhesion of the mounted counter flashing, even though not covered by your manufacturer warranty, is adequate so as to create a
continuous compression seal for the caulking bead. Caulking is not covered by your manufacturer warranty and may need to be
periodically replaced by �u. Check the attachment of the metal coping cap for resistance to wind. Inspect any metal to membrane bond
for voids or other possibie conditions that could permit water infiltration.
Pitch Pans. Pitch pans are not covered by the manufacturer warranty. Even so, water leaking through bad pitch pans could damage your
roof. Therefore, inspect the condition of the metal for evidence of rusting, wind deformation and joint integrity. Inspect the bond of the filler
onto the penetration being flashed and determine the water tightness. Make sure the pan is filled with filler so as to create a positive slope
away from the penetration.
Drains. Make sure that all drains and scuppers are free from clogs. Check all drain bolts for tightness. Inspect any metal to membrane
bond for voids or other possible conditions that could permit water infiltration. Regularly clean debris from around strainers and secure
drain strainers.
Roof Top Eauiqment. Inspect HVAC units, ductwork or other curb types for evidence of rusting, wind deformation and joint integrity.
Inspect any metal to membrane bond for voids or possible points of water infiltration. Piping secured to a base or metal flange (dunnage)
should continue to have protection material under the blocking. Make sure that protection work pads are maintained in the work areas
around the units.
Roof Reaair Procedure. If leaks are discovered, and immediate attention is required, it is best to provide a temporary patch using a SBS
mastic, or other compatible patching material commonly used for membrane patching, until a permanent repair is made. Only Tacoma
Roofing & Waterproofing or an authorized roofing contractor of the manufacturer that is upon your roof can make service splices on your
warranted roof.

Dibble Engineers, Inc. conducted a review and design recommendations for the repair of Carport #7 in the Sunwootl
Condominium community in Tukwila, WA. The existing conditions include a wood framed carport with solid sawn joists, beams,
and posts, embedded into concrete. The carport is severely out of level and plumb indicating significant settlement of several
posts. DEI has prepared repair details for the carport as well as general wood remediation guidelines whicl��sho�be followect

1. Contractor shall comply with the current "general conditions" and building standards as provided by the Condominium HOA.
2. General Contractor shall be responsible for coordinating the work of different trades.
3. Do not scale drawings. Contact Architect for any missing dimensions.
4. Contractor initiated changes shall be submitted in writing to the owner and architect for approval prior to fabrication, or construction. Changes shown on shop drawing only will not satisfy
this requirement.
5. All modifications requiring owner. or architect approval will not be valid unless authorized in writing by owner and/or architect.
6. Within five (5) business days of stark of construction, the contractor shall notify in writing the architect and owner of any items whose estimated delivery to the site would be later than that
required for timely installation in the construction sequence. Substitution af alternate items with shorter lead times, payment of rush fabrication or delivery charges out of sequence
installation, or delay or installation options to be at the sole approval of owner or architect.
7. Contractor shall be responsible for providing all work and materials in accordance with the latest local building codes and ordinances.
8. Contractor shall verify all field dimensions and conditions and shall report any conflicts or questions for resolution before proceeding with the work. Do not scale the drawings.
9. The use of the word "provide" shall always mean, "furnish and install, connect, or secure" as required.
10. All materials and equipment shall be installed in strict accordance with manufacturers written instructions and trade assocaites accepted standards.
11. Contractor shall provide a written construction schedule. This schedule shall include delivery times of construction items and state campletion dates of each phase. The contractor shall
update and provide such schedule on a biweekly basis.
12. Work must be scheduled with the Condominium HOA to avoid disruption to the tenants.
13. Accesss to and from the project site, special conditions, noisy work, timing of work, interruption of inechanical and electrical services, relocation of existing equipment, casework, fixtures,
flttings, etc must be coordinated witht the Condominium HOA.
14. Upon completion of all construction, the contractor shall supply the Condominium HOA with one set of "record" as-built drawings.
15. All materials to be new UON.

GENERAL WOOD REMEDIATION GUIDELINES:
These guidelines provide general recommendations for the repair of untreated structural wood frame members that have limited wood decay and deterioration due to water infiltration.
Temporary Shoring: Any structural framing suspect of collapse or indicating instability shall be shored immediately. Safety of the occupants, the construction labor and the building structure are of the first
priority. In all cases the contractor is responsible to provide temporary shoring of the structure as required during the repair of deteriorated framing.
Determine the magnitude of decay that penetrates into the structural framing members using a small flathead screwdriver or an awl as a test probe. Expose the wood rot and decay to the fullest extent
possible. Structurally competent wood should be resistant to the insertion of the tool.
Remove all decay from the wood framing or structural member.
Wood Treatment: All structural framing that has had decay removed or has been exposed to significant moisture (with a moisture content above 19%) or is currently wet should be treated for both 1.
one-time surface growth cleaner and 2. to limit future growth. A good surFace treatment cleaner to kill surface growth should include a 50/50 water/bleach mixture that is spray or roller applied. A second
treatment for a longer term fungicide and growth inhibitor should then be applied. A wood preservative treatment such as the Woodlife Coppercoat should be generously applied by brush or roller in
accordance with the recommendations of the manufacturer.
Surface Growth: Framing members that have not experienced decay and are structural competent based upon test probing, but exhibit surface growth may remain in place provided that the mold is
removed through chemical treatment.
Replacement: Framing members that require removal and replacement based on the criteria below shall be replaced with new wood framing per the attached detail sketches. Framing with exterior
exposure and/or in contact with concrete shall be pressure-treated. All metal hardware and fasteners in contact with pressure treated lumber be stainless steel Type 316L. At the Owner's risk and
discretion, hot-dipped galvanized metal hardware and fasteners may be investigated for use in lieu of stainless steel provided that the finish has a minimum zinc content of at least 1.85 oz. /SF and its use
is coordinated by the Contractor and Wood Supplier for the expected environment and moisture exposure for appropriate use based on the method of preservative treatment of the wood.
Special Conditions: Where questions arise regarding the extent of deterioration or the mitigation, the structural engineer will make the final determination. For unique conditions and areas of significant
deterioration the structural engineer is to be contacted to assist in generating detailed recommendations.
PERIMETER HEADERS AND RIM JOISTS
Minor deterioration on the surface of the rim joist or header (up to 3/16" deep) will require removal of the deteriorated portions, treating the retained material with a fungicide, an approved wood preservative
and infilling the voids as required.
Significant deterioration to the rim joist or header (more than 3/16" into any surface) requires removal and replacement of the deteriorated member. Consult the structural engineer for specific cases with
limited area. All abutting framing, whether wet or not is to be treated with an approved wood preservative. New section of rim joist should be plate nailed to the at the top and bottom plates
with 16d (0.161 "-diameter x 3.5"-long) nails at 4" (minimum, or to match existing) on center.
SOLID SAWN JOISTS AND BEAMS
Minor deterioration on the surface of the joist or beam (up to 3/16" deep) will require removal of the deteriorated portions, treating the retained material with a fungicide, an approved wood preservative and
infilling the voids as required.
Significant deterioration to the joist or beam (more than 3/16" into any surface) requires removal and replacement of the deteriorated member. Consult the structural engineer for specific cases with limited
area. All abutting framing, whether wet or not is to be treated with an approved wood preservative.

Deteriorated Roof Sheathing shall be removed and replaced in minimum 4-ft x 4-ft sections, Provide blocking at new sheathing edges, and nail both new and existing sheathing to the blocking. Nail
sheathing with 8d (0.131 "-diameter x 2.5"-long) nails at 6" on center at all edges and 12" on cente� at field framing.
