Per the International Building Code, International Mechanical Code, Uniform Plumbing Code and/or National Electrical Code every permit application not issued within 180 days from the date of application shall expire and become null and void. All correction requests from each department must be addressed at the same time and reflected on your drawings. Show the location of the proposed deck on the subject site. The deck will need to meet setbacks for the LDR zone as listed in TMC 18.10.060. The front setback is 20 feet, the side setbacks are 5 feet, and the rear setback is 10 feet. The site plan included on the revised construction detail sheet is not to scale, and the building shape and house shape are inaccurate. Include on a revised site plan the dimensions of the proposed deck. 2. The left side- north elevation includes a note that the height of the deck is 18' minimum. Revise to read 18" maximum. Please address the comments above in an itemized format with applicable revised plans, specifications, and/or other documentation. The City requires that two (2) sets of revised plan pages, specifications and/or other documentation be resubmitted with the appropriate revision block. All correction requests from each department must be addressed at the same time and reflected on your drawings. I have enclosed comments from the following departments: BUILDING DEPARTMENT: Allen Johannessen at 206-433-7163 if you have questions regarding these comments. • (GENERAL NOTE) PLAN SUBMITTALS: (Min. size 11x17 to maximum size of 24x36; all sheets shall be the same size. New revised plan sheets shall be the same size sheets as those previously submitted.) (BUILDING REVIEW NOTES) 1. Please specify the type of wood framing, guard rails and deck boards, i.e. pressure treated or composite decking etc. 2. Specify all hardware and fasteners. Show hardware at the connections and specify types. 3. For clarification, the concrete is specified as pre -cast. Is this meant to be cast in placed (poured concrete)? In either case the landings at the base of the stair and ramp shall be a minimum width of 36 inches out from the ramp and stairs. Exterior landing walking surface shall have no less than 2 -percent slope to prevent pudding on the landing. (IRC R311.7.6 & 311.7.7) 4. Specify the type of post base defined as pre -cast pier pads or if poured in place footings. If the deck is attached to the building it shall be poured concrete footings. Un -attached deck less that 30 inches above grade is allowed to use pier pads. Specify the type of hardware attaching the post -base to the concrete or pier pad. 5. Provide a detail showing how the guardrail intermittent posts and end post are attached at the base. Handrails and guards shall be designed to resist a linear load of 50 pounds per linear foot or a concentrated load of 200 pounds. (IBC 1607.8.1 & 1607.8.1.1) 6. The ramp does not show a barrier at the base of the guard rail. Barriers shall be constructed so that the barrier prevents the passage of a 4 -inch diameter sphere where any portion of the sphere is within 4 inches of the floor. To clarify, the guard balusters shown indicates approved horizontal spacing, however there shall be a barrier no more than 4" above the ramp surface. Therefore to comply a board running the length of the ramp on both sides shall be required no more than 4 inches above the ramp surface. Provide a revised detail to meet code. The subject property is 6500 square feet and is allowed a maximum of 35% (2275 square feet) building footprint. The first floor of the existing home (1650 square feet) and garage (560 square feet) total 2210 square feet. The proposed 122 square foot deck exceeds the maximum 2275 square feet of coverage. Any work or operation on one undertaking or project by one or more contracts, the aggregate contract price of which for labor and materials and all other items is less than five hundred dollars, such work or operations being considered as of a casual, minor, or inconsequential nature. Contractors on highway projects who have been prequalified as required by RCW 47.28.070, with the department of transportation to perform highway construction, reconstruction, or maintenance work; 17. A mobile/manufactured home dealer or manufacturer who subcontracts the installation, set-up, or repair work to actively registered contractors. This exemption only applies to the installation, set-up, or repair of the mobile/manufactured homes that were manufactured or sold by the mobile/manufactured home dealer or manufacturer; 18.
