PERMIT CONDITIONS: 1: ***BUILDING PERMIT CONDITIONS*** 2: Work shall be installed in accordance with the approved construction documents, and any changes made during construction that are not in accordance with the approved construction documents shall be resubmitted for approval. 3: All permits, inspection record card and approved construction documents shall be kept at the site of work and shall be open to inspection by the Building Inspector until final inspection approval is granted. 4: New suspended ceiling grid and light fixture installations shall meet the seismic design requirements for nonstructural components. ASCE 7, Chapter 13. 5: Partition walls shall not be tied to a suspended ceiling grid. All partitions greater than 6 feet in height shall be laterially braced to the building structure. Such bracing shall be independent of any ceiling splay bracing. 6: Readily accessible access to roof mounted equipment is required. 7: All construction shall be done in conformance with the Washington State Building Code and the Washington State Energy Code. 8: Fire retardant treated wood shall have a flame spread of not greater than 25. All materials shall bear identification showing the fire performance rating thereof. Such identification shall be issued by an approved agency having a service for inspection at the factory. 9: Notify the City of Tukwila Building Division prior to placing any concrete. This procedure is in addition to any requirements for special inspection. 10: Special inspection for sprayed fire-resistant materials applied to structural elements and decks is required. Special inspections shall be based on the fire-resistance design as designated in the approved construction documents. 11: All rack storage requires a separate permit issued through the City of Tukwila Permit Center. Rack storage over 8-feet in height shall be anchored or braced to prevent overturning or displacement during seismic events. The design and calculations for the anchorage or bracing shall be prepared by a registered professional engineer licensed in the State of Washington. Periodic special inspection is required during anchorage of storage racks 8 feet or greater in height. 12: There shall be no occupancy of a building until final inspection has been completed and approved by Tukwila building inspector. No exception. 13: Remove all demolition rubble and loose miscellaneous material from lot or parcel of ground, properly cap the sanitary sewer connections, and properly fill or otherwise protect all basements, cellars, septic tanks, wells, and other excavations. Final inspection approval will be determined by the building inspector based on satisfactory completion of this requirement. 14: All plumbing and gas piping work shall be inspected and approved under a separate permit issued by the City of Tukwila Building Department (206-431-3670). 15: All electrical work shall be inspected and approved under a separate permit issued by the City of Tukwila Permit Center. 16: Preparation before concrete placement: Water shall be removed from place of deposit before concrete is placed unless a tremie is to be used or unless otherwise permitted by the building official. All debris and ice shall be removed from spaces to be occupied by concrete. 17: VALIDITY OF PERMIT: The issuance or granting of a permit shall not be construed to be a permit for, or an approval of, any violation of any of the provisions of the building code or of any other ordinances of the City of Tukwila. Permits presuming to give authority to violate or cancel the provisions of the code or other ordinances of the City of Tukwila shall not be valid. The issuance of a permit based on construction documents and other data shall not prevent the Building Official from requiring the correction of errors in the construction documents and other data. 18: All mechanical work shall be inspected and approved under a separate permit issued by the City of Tukwila Permit Center (206/431-3670). 24: All interior demo debris must be removed prior to demo of the automatic sprinkler system. Contact the Tukwila Fire Prevention Bureau at 206/575-4407 for an inspection of the building prior to shut down of the automatic sprinkler system. 25: Maintain coverage and operability of portable fire extinguishers, sprinkler systems and fire alarm systems during demolition and construction. 21: Fire protection systems shall be maintained in accordance with the original installation standards for that system. Required systems shall be extended, altered or augmented as necessary to maintain and continue protection whenever the building is altered, remodeled or added to. Alterations to fire protection systems shall be done in accordance with applicable standards. The clear width of an accessible route shall be 36 inches (915 mm) minimum. EXCEPTION: The clear width shall be permitted to be reduced to 32 inches (815 mm) minimum for a length of 24 inches maximum provided the reduced width segments are separated by segments that are 48 inches minimum in length and 36 inches minimum in width. IBC with WA STATE AMENDMENTS 1101.2.2 - CLEAR WIDTH A. Clear width of an accessible route shall comply with ANSI Table 403.5 (above). For exterior routes of travel, the minimum clear width shall be 44". ANSI 403.5.2 - PASSING SPACE A. If an accessible route is less than 60" in width, then passing spaces of at least 60"x60" shall be provided at 200' max. spacing. B. Raised thresholds and floor level changes shall be beveled with a slope no greater than 1:2 EXCEPTION: An existing or altered threshold shall be permitted to be 3/4 inch maximum in height provided that the threshold has a beveled edge on each side with a maximum slope of 1:2 for the height exceeding 1/4 inch . 2 ANSI 404.2.6 - DOOR HARDWARE A. Handles, pulls, latches, locks, and other operating devices shall have a shape that is easy to grasp with one hand and does not require tight grasping, tight pinching, or twisting of the wrist to operate. 1. Lever -operated mechanisms, push -type mechanisms, and U-shaped handles are acceptable designs. 2. When sliding doors are fully open, operating hardware shall be exposed and usable from both sides. 3. Hardware required for accessible door passage shall be mounted between 34" and 48" above finished floor. EXCEPTION: Locks used only for security pur-poses and not used for normal operation shall not be required to comply with Section 404.2.6. q ANSI 404.2.7.1 - DOOR CLOSERS A. Door closers shall be adjusted so that from an open position of 90 degrees, the time required to move the door to an open position of 12 degrees shall be 5 seconds minimum. ANSI 404.2.7.2 - SPRING HINGES A. Door spring hinges shall be adjusted so that from the open position of 70 degrees, the door shall move to the closed position in 1.5 seconds minimum. ANSI 404.2.8 and IBC with WA STATE AMENDMENTS - DOOR OPENING FORCE A. The maximum force for pushing or pulling open a door shall be as follows: 1. Diagonal or comer -type curb ramps with retumed curbs or other well-defined edges shall have the edges parallel to the direc-tion of pedestrian flow. The bottoms of diagonal curb ramps shall have 48 inches (1220 mm) minimum clear space outside active traffic lanes of the roadway. Diago-nal curb ramps provided at marked crossings shall pro -vide the 48 inches (1220 mm) minimum clear space within the markings. Diagonal curb ramps with flared sides shall have a segment of curb 24 inches (61 0 mm) minimum in length on each side of the curb ramp and within the marked crossing. ANSI 406.11 - ISLANDS A. Raised islands in crossings shall be a cut -through level with the street or have curb ramps at both sides. Each curb ramp shall have a level area 48 inches minimum in length and 36 inches minimum in width at the top of the curb ramp in the part of the island intersected by the crossings. Each 48 -inch by 36 -inch area shall be oriented so the 48 -inch length is in the direction of the running slope of the curb ramp it serves. The 48 -inch by 36 -inch areas and the accessible route shall be permitted to overlap. ANSI 406.12 DETECTABLE WARNINGS AT RAISED MARKED CROSSINGS A. Marked crossings that are raised to the same level as the adjoining sidewalk shall be preceded by a detectable waming 24 inches (610 mm) in depth complying with Section 705. The detectable waming shall extend the full width of the marked crossing. 406.13 DETECTABLE WARNINGS AT CURB RAMPS A. Where detectable warnings are provided on curb ramps, they shall comply with Sections 406.13 and 705. 410 PLATFORM LIFTS ANSI 410.1- GENERAL A. Platform lifts shall comply with Section 410 and ASME/ANSI Al 8.1 listed in Section 105.2.6. Platform lifts shall not be attendant operated and shall provide unassisted entry and exit from the lift. ANSI 410.2 - LIFT ENTRY A. Lifts with doors or gates shall comply with Section 410.2.1. Lifts with ramps shall comply with Section 410.2.2. ANSI 410.2.1 - DOORS AND GATES A. Doors and gates shall be low energy power operated doors or gates complying with Section 404.3. Doors shall remain open for 20 seconds minimum. On lifts with one door or with doors on opposite ends, the end door clear opening width shall be 32 inches (815 mm) minimum. On lifts with one door on a narrow end and one door on a long side, the end door clear opening width shall be 36 inches (915 mm) minimum. Side door clear open-ing width shall be 42 inches (1065 mm) minimum. Where a door is provided on a long side and on a narrow end of a lift, the side door shall be located with either the strike side or the hinge side in the cor-ner furthest from the door on the narrow end. EXCEPTIONS: 1. Doors or gates shall be permitted to be of the self-closing, manual type, where that door or gate provides access to a narrow end of the platform that serves only one landing. This exception shall not apply to doors or gates with ramps. 2. Lifts serving two landings maximum and having doors or gates on adjacent sides shall be permitted to have self closing man-ual doors or gates provided that the side door or gate is located with the strike side furthest from the end door. This exception shall not apply to door or gates with ramps. ANSI 410.2.2 - RAMPS A. Ramp widths shall not be less than the platform opening they serve. ANSI 410.3 - FLOOR SURFACES A. ANSI 604.3 - CLEARANCES 604.3.1 CLEARANCE WIDTH A. Clearance around a water closet shall be 60 inches (1525 mm) minimum in width, measured perpendicular from the sidewall. 604.3.2 CLEARANCE DEPTH A. Clearance around the water closet shall be 56 inches (1420 mm) mini -mum in depth, measured perpendicular from the rear wall. 604.3.3 CLEARANCE OVERLAP A. The required clear-ance around the water closet shall be permitted to overlap the water closet, associated grab bars, paper dispensers, sanitary napkin receptacles, coat hooks, shelves, accessible routes, clear floor space at other fixtures and the tuming space. No other fixtures or obstructions shall be within the required water closet clearance. 604 WATER CLOSETS & TOILET COMPARTMENTS DETAIL 4.16 ANSI 604.4 - HEIGHT (REFERENCE DETAIL 4.16.2) A. The height to the top of the toilet seat shall be 17" - 19" above floor. 1. Seats shall not be sprung to return to a lifted position. ANSI 604.5 - GRAB BARS (REFERENCE DETAILS 4.16, 4.16.2 & 4.16.3) A. For water closets not located in toilet stalls, the following grab bars shall be provided, 33" - 36" above the finish floor: 1. Grab bars and mounting devices shall meet the following requirements: 609.8 Allowable stresses shall not be exceeded for materials used where a vertical or horizontal force of 250 lbs. is applied at any point on the grab bar, fastener mounting device, or supporting structure. 1. Shear stress induced by application of 250 Ib. shall be less than allowable shear stress for material used. If connection between grab bar and mounting bracket is considered to be fully restrained, then direct and torsional shear stresses shall be totaled for the combined shear stress, which shall not exceed the allowable shear stress. 2. Shear force induced in a fastener or mounting device from application of 250 Ib. shall be less than allowable lateral load of either the fastener or mounting device or the supporting structure, whichever is the smaller allowable load. 3. Tensile force induced in a fastener by a direct tension force of 250 Ib. plus the maximum moment from the application of 250 Ib. shall be less than the allowable withdrawal load between the fastener and the supporting structure. 609.6 Grab bars shall not rotate within their fittings. ANSI 609.5 - ELIMINATING HAZARDS A. Grab bars and adjacent wall surfaces shall be free of sharp or abrasive surfaces. Edges shall be rounded. 702 ALARMS ANSI 702.1 - GENERAL A. Accessible audible and visible alarms and notification appliances shall be installed in accordance with NFPA 72 listed in Section 105.2.2, be powered by a commercial light and power source, be permanently connected to the wiring of the premises electric system, and be permanently installed. NFPA 72 - AUDIBLE ALARMS A. If provided, audible alarms shall produce a sound that exceeds the prevailing equivalent sound level in the room or space by at least 15 dba or exceeds any maximum sound level with a duration of 60 seconds by 5 dba, whichever is louder. B. Sound levels for alarm signals shall not exceed 120 dba. NFPA 72 - VISUAL ALARMS A. Visual alarm signal appliances shall be integrated into the building or facility alarm system. If single station audible alarms are provided then single station visual alarm signals shall be provided. Visual Alarm appliances shall have the following features: 1. The lamp shall be a xenon strobe type or equivalent. 2. The color shall be clear or nominal white (i.e. unfiltered or clear filtered white light). 3. The maximum pulse duration shall be two-tenths of one second with a maximum duty cycle of 40%. (The pulse duration is defined as the time interval between initial and final points of 10% of max signal) 4. The intensity shall be a minimum of 75 candela. 5. The flash rate shall be a minimum of 1 Hz and a maximum of 3 Hz 6. The appliance shall be placed 80" above the highest floor level within the space or 6" below the ceiling, whichever is lower. a. In large rooms and spaces exceeding 100' across, without obstructions 6' above the finished floor, such as auditoriums, devices may be place around the perimeter, spaced a maximum 100' apart, in lieu of suspending appliances from the ceiling. 7. In general, no place in any room or space shall be more than 50' from the signal (measured in a horizontal plane). 8. No place in common corridors or hallways shall be more than 50' from the signal. 703 SIGNAGE WHERE APPLICABLE A. Signs which designate permanent rooms and spaces shall comply with the requirements listed below for: 1. Raised and Braille Characters, and Pictograms 2. Finish and Contrast Exception: Employee name signs are not required to comply. WHERE APPLICABLE A.
