The existing roof is metal deck on bar joists @ 7' oc but with a W12X26 replacing the joist at the unit locations. The new unit weighs 689 Ib which is about 100 pounds more than the existing. Inputting this higher weight found the W1 2x26 to be at 44% of allowable with snow load of 30 PSF & Dead load of 15 PSF and is OK. The new unit was checked for both seismic and wind. The unit is certified to seismic levels in excess of the site, the site Ss = 1.26 and S1 = .48 were input from the NEHRP website. Analysis found that wind controlled and the unit has a 1.5 FOS against overturning with respect to the bottom of the curb, thus no tension in the fasteners. Shear was found to be 76# on each of 4 assumed fasteners to the curb. As a #8 screw has this capacity, the fastening of the existing curb is considered adequate. The existing roof is metal deck on bar joists @ 7' oc but with a W12X26 replacing the joist at the unit locations. The new unit weighs 689 Ib which is about 100 pounds more than the existing. Inputting this higher weight found the W1 2x26 to be at 44% of allowable with snow load of 30 PSF & Dead load of 15 PSF and is OK. The new unit was checked for both seismic and wind. The unit is certified to seismic levels in excess of the site, the site Ss = 1.26 and S1 = .48 were input from the NEHRP website. Analysis found that wind controlled and the unit has a 1.5 FOS against overturning with respect to the bottom of the curb, thus no tension in the fasteners. Shear was found to be 76# on each of 4 assumed fasteners to the curb. As a #8 screw has this capacity, the fastening of the existing curb is considered adequate. All new work of the replacement units conforms to the IBC12 with regards to the structural provisions. Please call if there are anv auestions or concerns. All correction requests from each department must be addressed at the same time and reflected on your drawings. I have enclosed comments from the following departments: BUILDING - DEPARTMENT: Allen Johannessen at 206-433-7163 if you have. questions regarding these comments (GENERAL NOTE) PLAN SUBMITTALS: (Min. size 11x17 to maximum size of 24x36; all sheets shall be the same size. New revised plan sheets shall be the same size sheets as those previously submitted.) (If applicable) "STAMP AND SIGNATURES" "Every page of a plan set must contain the seal/stamp, signature of the licensee(s) who prepared or who had direct supervision over the preparation of the work, and date of signature. Specifications that are prepared by or under the direct supervision of a licensee shall contain the seal/stamp, signature of the licensee and the date of signature. If the "specifications" prepared by a licensee are a portion of a bound specification document that contains specifications other than that of an engineering or land surveying nature, the licensee need only seal/stamp that portion or portions of the documents for which the licensee is responsible." It shall not be required to have each page of "specifications" (calculations) to be stamped and signed; Front page only will be sufficient. (WAC 196-23-010 & 196-23-020) 1. Any appliances over 400 lbs. placed on a roof shall require engineer's structural analysis of the roof for new HVAC appliances. The new units' weight specifies 689 lbs. and it appears a new 115 lb. curb adapter shall be installed. Since the increased weight is more than the existing units weighing 597 lbs., an engineer's analysis shall be required. Please provide that engineers documented roof structural analysis. Include with documents, specifications for mechanically attaching all mechanical equipment and adaptors to resist seismic and wind forces. 2. Verify a receptacle outlet shall be provided at or near the equipment location. (IMC 306.5.2) Please address the comments above in an itemized format with applicable revised plans, specifications, and/or other documentation. The City requires that two 2 sets of revised plan pages, specifications and/or other documentation be resubmitted with the appropriate revision block. In order to better expedite your resubmittal, a'Revision Submittal Sheet' must accompany every resubmittal. I have enclosed one for your convenience.
