Thanks! Everything looks good, I've approved your permit. I just want to reaffirm that unfortunately this sign, although
not for a tenant, will be counted as the sign for this portion of the facade. You could use a projecting sign, but that may
not suit your purposes. I've cc'd Teri Svedahl who will handle the issuance of the permit.
Teri — I've filled everything out in Trakit (although perhaps it'd be prudent to double check). Everything looks good on
our end.

Thanks for your responses. I look forward to receiving an updated site map to address the aforementioned concerns. I
looked again at the East Elevation View and there is an address, thank you for pointing that out! For Number 4, there
isn't a distinction made between signs indicating the name of the plaza versus the tenant space, according to the code
this area of the fa4ade can only house one sign, my apologies.

Hi Mike,
We spoke earlier today on the phone about the progress of approving sign permit S15-0046. I'm writing you with an
update, and I have a few questions and alterations to move towards approval.
The existing BevMo freestanding sign must be removed for approval. As this project went through design
review, the legal non -conforming sign status that the freestanding sign held has been removed, and the sign
must be removed as well. (Tukwila Municipal Code 19.36.040, Section C, Number 2)
Agreed, the BevMo freestanding sign and structure will be removed.
When reviewing your site -map, and comparing it with the site plan for the Parkway Village project, it wasn't
clear whether you had based your setback for the monument sign off of the property line or the curb. The
setback must be, at minimum, five feet from the property line. I believe, and please correct me if I'm wrong, the
green space along the road is 15 feet wide, meaning with a five foot setback the width of the monument sign
will have to be reduced to 10 feet from 11.5 feet to be in compliance. (Tukwila Municipal Code 19.20.040
Section 3)
The GC has built a curb cut into one of the parking spaces to allow for the proper setback and landscaping for
the monument sign. I will email
a revised site map drawing showing this.
Per the municipal code, we require for emergency service purposes that all monument signs display the address
of the site, "Numbers shall be a minimum of four inches high with a minimum stroke of 1.5 inches." In the mock
up of the sign an address didn't appear to be included.
The sign address is shown on the sign on the drawing — please see the East Elevation View of the sign (the end
facing the street) with the 4"
address numerals.
4. For the wall mounted sign, this would count as the signage for this "suite" of the building, i.e. an additional sign
could not be placed below if a business is to occupy this space. Per section 19.20.050 of the municipal code,
"each separate tenant suite with an exterior public entrance is permitted to have one flush -mounted building
sign per exterior public entrance."
Note: The proposed "Parkway Village at Southcenter" sign is not a tenant sign, it is a sign that simply names the
entire plaza.
5. Lastly, would you mind confirming the measurements of the building face for the wall mounted sign? The
diagram included the height of the building but not the width. This is important as we calculate allowed sign
area based on exposed building face.
I will add these dimensions on the elevation drawing and email to you.
I've attached a link to the Tukwila Municipal Code for reference and to provide background on the aforementioned
issues. I will be out of the office tomorrow, but I have cc'd Planning Supervisor Minnie Dhaliwal on this email, so if you
want to follow up on this tomorrow she will be accessible.
