All vacant buildings, structures and premises, and all vacant land, shall be maintained in a clean, safe, secure, and sanitary condition as required by the international property maintenance code. ... B. Definitions. As used in TMC Chapter 8.28, the following definitions shall have the meanings set forth below: 9. "Vacant Nuisance Premises" means the exterior premises of a vacant building, or vacant land that harbors junk vehicles, accumulation of rubbish or garbage, overgrown weeds, noxious weeds, unmaintained plant material and landscaping, or other violation of the IPMC for over 30 days, during which time the Code Official has issued an order to correct the public nuisance violations and those violations have not been corrected. On October 12, 2020, I observed a vacant parcel overgrown with weeds and blackberries, and yard trimmings from overgrowth that has been cut down and has been strewn around the property. There are three piles of rubbish and garbage located in three different locations on the property. In the northeast corner of the property, along 5 146th St, the perimeter fence has been damaged, Corrective Action: Remove from the property all yard trimmings, rubbish, garbage, weeds, and overgrowth. Repair the damaged fence. Always maintain the property to this standard. Garbage is defined as the animal or vegetable waste resulting from the handling, preparation, cooking and consumption of food. Rubbish is defined as combustible and noncombustible waste materials, except garbage; the term shall include the residue from the burning of wood, coal, coke and other combustible materials, paper, rags, cartons, boxes, wood excelsior, rubber, leather, tree branches, yard trimmings, tin cans, metals, mineral matter, glass crockery and dust and other similar materials.... On October 12, 2020, I observed three piles of rubbish and garbage located in three different locations on the property. Remove from the property all rubbish and garbage and dispose of properly. Always maintain the property to this standard. November 15, 2020 WEEDS AND OVERGROWTH IPMC 302.4 (as adopted by TMC 8.28.020) WEEDS. Premises and exterior property shall be maintained free from weeds or plant growth in excess of 12 inches. Noxious weeds shall be prohibited. Weeds shall be defined as all grasses, annual plants and vegetation, other than trees or shrubs provided; however, this term shall not include cultivated flowers and gardens. On October 12, 2020 I observed overgrown weeds and blackberries throughout the property and the yard trimmings from overgrowth that has been cut down has been strewn around the property. Trim back overgrowth to a height of 12 inches or less on entire property (including the perimeter of the property) and remove all yard trimmings from the property and dispose of properly. Always maintain the property to this standard. Compliance Date: November 15, 2020 This is a notice that your property is in violation of the Tukwila Municipal Code. You must complete the corrective action noted above by the compliance date indicated. FAILURE TO COMPLY WITH THIS ORDER SHALL SUBJECT YOU TO A MONETARY PENALTY OF UP TO $250 PER DAY PER VIOLATION FOR EACH DAY THAT THE VIOLATION EXISTS PURSUANT TO TMC 8.45.120(2).
