Any owner or authorized agent who Intends to construct, enlarge, alter, repair, move,
demolish, or change the occupancy of a building or structure, enlarge, alter, repair,
rernove, convert or replace any electrical, gas, mechanical or plumbing system, the
installation of which Is regulated by this code, or to cause any such work to be done, shall
first make application to the building official and obtain the required permit.
On January 8, 2019, I observed evidence of new construction on the front of the house,
including several new white vinyl framed windows, new front door, and new wood siding.
One of the new windows is a large bump out bay window.
Google StreetView images from 2011 and 2018 show the house had two fixed glass flush
mount windows in the front. Another window at the front left corner of the house has
been changed to a newer style white vinyl window. Images from 2011 and 2018 showed
the right side of the front of the house had stone siding, and the portion left of the front
door had painted wood siding. Additionally, a chimney at the peak of the roof has been
removed and a panel or window now covers that opening.
An existing unpermitted addition to the south end of the house has had new unfinished
wood siding installed on the front side to match the front of the existing house, The south
side of that addition is covered only with bare weathered plywood and some pieces of tar
paper, exposing the side of the addition directly to the elements. There is an entry door in
the front of the addition and a window installed on the south side wall. The addition is
covered by a shingled flat angle roof, and the structure is built adjacent to the chain link
fence on the south parcel boundary, possibly within required setbacks.
Development permit application D09-260 for the addition of a 464 square foot "sun
room" was submitted in December 2009 and expired in December 2010 without being
approved. Development permit application D11-174 for the proposed addition of a 300
square foot "storage room" was submitted in June 2011 and expired March 2012 without
being approved.
This addition was constructed sometime between 2008 and 2011 and was never
permitted by the City,

As of May 30, 2019, the unpermitted addition is still In place, and there are no active or
pending permit applications or issued permits for any construction at this property.
Corrective Action: Discontinue all construction activities until building permit(s) for building repair,
alterations and/or demolition has been approved and issued. The addition must be
permitted separately, or a demolition permit must be approved and issued for its safe
removal, since the structure was apparently constructed.onto the existing house.
Additional permits may be required, if construction involved alterations to electrical,
mechanical, plumbing and/or gas piping systems.
Permits are not considered completed until a final inspection has been approved by a city
inspector.
Contact the building department at 206-431-3655 for permit requirements, or by visiting
the Permit Center located at 6300 Southcenter Blvd, Suite 100 Monday — Friday from 7:30
am to 4:30 pm.
Compliance Date: 7/31/19 for submitting complete permit application(s).
Completion date to be determined with each Issued permit.
This is a notice that your property is in violation of the Tukwila Municipal Code. You must complete the corrective
action noted above by the compliance date indicated.
FAILURE TO COMPLY WITH THIS ORDER SHALL SUBJECT YOU TO A MONETARY PENALTY OF UP TO
$250 PER DAY PER VIOLATION FOR EACH DAY THAT THE VIOLATION EXISTS PURSUANT TO TMC 8.45.120(2).

Appeal Instructions
A person may, within ten days of being served this notice, file with the Tukwila City Clerk a
written notice of appeal along with payment of the $300 appeal fee, containing the following:
1.,The Code Enforcement case file number;
2.A brief statement setting forth the names, mailing address(es), and legal interest of each of the
persons appealing this notice and order;
3.A brief statement of the specific order or action protested, together with any supporting facts;
and
4. A brief statement of the relief sought, and the reasons why it is claimed that the notice and order
should be reversed, modified, or otherwise set aside.
Any appeal of this Notice of Violation and Order must be filed WITHIN 10 DAYS of being served this
notice. There will be no other opportunity to appeal this order, and noncompliance with this order
may result in further legal action.
