On June 4, 2021 the City of Tukwila leadership met with Ryan Companies and Segale Properties to review a proposal to an undisclosed user for 720,000 square feet of office. space.. To provide certainty and predictability Ryan Companies, Segale Properties, and The City of Tukwila have executed this nonbinding commitment to meet the Critical Milestones included below, Provided Ryan Companies creates documents that conform to Segale Properties Approval Standards and the Tukwila South Development Agreement and the City of Tukwila Zoning Code, Building Codes, and applicable regulations governing development of the property, the parties agree to work in good faith to achieve the Critical Milestones included below, If the City of Tukwila does not have the staff to complete the reviews necessary to the meet the Critical Milestones included below, Ryan Companies will assume the direct cost associated with the City of Tukwila retaining a 3.1 party consultant to supplement City staff based upon mutually agreeable terns. Attached is a simple Memorandum of Understanding that memorializes the Critical Milestones. We recognize you are not able to commit to review durations without visibility of our work product. That said your commitment to the attached Memorandum of Understanding will provide certainty and predictability to the user we are pursuing for the property and reinforce the City of Tukwila's support for the project.
