A 51 -y� A L B AN ORDINANCE OF THE CITY OF TUKWILA, WASHINGTON, d ADOPTING THE 1982 UNIFORM BUILDING CODE, WITH AMENDMENTS, AND REPEALING ORDINANCE 11152. NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF TUKWILA, WASHINGTON, DO ORDAIN AS FOLL0WS: Section 1. The "Uniform Building Code" and the Uniform Building Code Appendix, Ch. 7, Part 1, 11, 32, 49 70, 1982 Edition and the "Uniform Building Code Standards, 1982 Edition, published by the International Conference of Building Officials, are hereby adopted as the code of the City of Tukwila for regulating the erection, construction, occupancy, equipment, use, height, area and maintenance of all buildings and /or structures in the City of Tukwila; providing for issuance of permits and collection of fees therefore; and each and all of the regulations, provisions, conditions and terms of such "Uniform Building Code," 1982 Edition and the "Uniform Building Code Standards," 1982 Edition, published by the International Conference of Building Officials, on file in the offices of the City of Tukwila are hereby referred to, adopted and made a part hereof as if fully set out in this ordinance. Section 2. Chapter 4, Definitions and Abbreviations, or the 1982 Uniform Building Code is hereby amended as follows: A) Grade (Adjacent Ground Elevation) is the lowest point of elevation of the finished surface of the ground, paving or sidewalk within the area between the building and property line, or when the property line is more than 5 feet from the building, between the building and a line 5 feet from the building. Grades that are altered or revised from the original terrain for the purpose of complying with other provisions of this code will be classified as, and measured from original terrain. B) Story is that portion of a building included between the upper surface of any floor and the upper surface of the floor next above, except that the topmost story shall be that portion of a building included between the upper surface of the topmost floor and the ceiling or foor above. If the finished floor level directly above a basement or unused underfloor space is more than 2 feet above grade as defined herein for more than 20 percent of the total perimeter or is_ more than 12 feet above grade as defined herein at any point, such basement or unused underfloor space shall be considered as a story. Section 3. Ordinance 7 is hereby repealed. Section 4. That if any section, subsection, sentence, clause, of phrase of this ordinance is, for any reason, held to be unconstitutional, such decision shall not affect the validity of the remaining portions of this ordinance.
