Per the International Building Code, International Mechanical Code, Uniform Plumbing Code and/or the National Electric Code, every permit issued by the Building Division under the provisions of these codes shall expire by limitation and become null and void if the building or work authorized by such permit has not begun within 180 days from the issuance date of such permit, or if the building or work authorized by such permit is suspended or abandoned at any time after the work has begun for a period of 180 days. Your permit will expire on 9/25/2017. Based on the above, you are hereby advised to: 1) Call the City of Tukwila Inspection Request Line at 206-438-9350 to schedule for the next or final inspection. Each inspection creates a new 180 day period, provided the inspection shows progress. -or- 2) Submit a written request for permit extension to the Permit Center at least seven(7) days before it is due to expire. Address your extension request to the Building Official and state your reason(s) for the need to extend your permit. The Building Code does allow the Building Official to approve one extension of up to 180 days. If it is determined that your extension request is granted, you will be notified by mail. In the event you do not call for an inspection and/or receive an extension prior to 9/25/2017, your permit will become null and void and any further work on the project will require a new permit and associated fees. I have followed the format established in your letter with my responses. 1. Where the new demising wall is to be installed to provide for a void space, is like a corridor which also scales out to be approximately 85 feet. "In occupancies in Groups B, E, F, I-1, M, R-1, R-2, R-4, S and U, where the building is equipped throughout with an automatic sprinkler system in accordance with Section 903.3.1.1, the length of the dead-end corridors shall not exceed 50 feet.". Therefore,. another exit door shall be required to eliminate the dead corridor situation. (IBC 1020.4 #2). Per my telephone conversation with Allen Johannessen, it was determined that the space is not a corridor. It is an interim unoccupied space that will be converted into retail space by Pink's the adjacent mall tenant to Build—A-Bear. 2. "The corridor (ceiling) shall be separated from the plenum by fire -resistance -rated construction." Also, the wall detail "A" appears to be reversed in relation to the floor plan. Please confirm wall detail position and revise the detail as necessary with the ceiling separating the corridor. It is also necessary to separate the vacant space from the plenum to prevent dust and combustibles contamination of the plenum. (IBC 1020.5.10) Per --my telephone conversation with Allen Johannessen, it was determined that the space is not a corridor therefore this comment is not applicable. 3. Please indicate the purpose of the corridor (vacant space) and its use. It is an interim unoccupied space that will be converted into retail space by Pink's the adjacent mall tenant to Build—A-Bear. 4. Provide a life safety plan that identifies means of egress. Dimension egress paths. Identify the specific common paths of egress that shall be provided with emergency illumination. Emergency illumination shall have at least an average 1 foot-candle and a minimum at any point of 0.1 -foot Build -A -Bear Plan Response Letter candle measured along the path of egress at the floor level. Emergency lighting shall also be required for exit discharge doorways. Egress paths shall be continuous to each exit. The purpose of this permit application is to re -demise an existing retail space for Build -A -Bear. The tenant, Build -A -Bear, will submit complete tenant improvement plans that will include egress lighting for their new space. The space will not be occupied until the new space is permitted'and constructed per plans. 5. Before any mall Tenant Improvements or alterations are to begin, where shared plenum ceilings are removed, altered, or return air ceiling grills are open/exposed to construction dust contamination, a "plenum protection plan" shall be required to show procedures and methods for protecting and sealing the return air plenums of any contamination from construction dust and combustibles prior to and during construction work. No inspections shall be performed until mitigation procedures are made to protect any shared ceiling plenums. Please indicate on the plans. Designated egress paths are those that shall be light meter inspected for egress illumination requirements. Also, show exit signs. (IBC Section 107.2.3, 1006 & 1008.1.6) We propose to use a positive air filtration system that will filter the air during demolition of the space to minimize dust and contaminates entering the return air plenum. The space will remain unoccupied until time of future tenant improvements by Pink's. It is my hope that this letter and plan corrections have addressed your concerns. Please feel free to call or email should you have any additional comments that I might address.
