Upon meeting onsite with the contractor, Juan Rojas, and performing an intrusive evaluation at the areas indicated in this report, the areas of removal and replacement of the stucco cladding are defined as outlined in this report. The removal and replacement of the stucco cladding will be stated as a fixed cost, and the remediation of the framing and substrate will be stated as an allocation based upon linear pricing for framing replacement and square footage pricing for substrate replacement in a bid to be provided by Rojas Plastering. Rojas Plastering shall also provide a cost per square foot for any additional areas of stucco removal and replacement as deemed necessary upon remediation. Blistering of finish coat The areas of blistering of the finish coat need to be removed and patched prior to paint application. Cap flashing terminations The cap flashing terminations need saddle flashings installed to protect against moisture intrusion. Expansion and control joints The damaged expansion and control joints need to be remediated with sealant joint application to protect against moisture intrusion. Exposed lath and scratch coat The area of exposed lath and scratch coat behind the alarm on the left elevation needs to be completed with base coat application to protect against moisture intrusion. Remediation at entry The application of the sealant at the Hardie Plank laps does not adhere to the Hardie Plank Installation Requirements. The Hardie Plank not terminated• 1/4" above the flashing and the application of sealant does not adhere to Hardie Plank Installation Requirements. Slumping of the mastic application was observed at the entry roof to the window frame. The wood trim at the window jamb is not terminated above the mastic application at the roof to help prevent wood rot. Sealant information The stucco cladding needs comprehensive sealant joint application per the industry standards below. The window jambs lacking sealant joint application can be remediated with Dow 123 silicone tape in lieu of sealant joint application. Industry standards recommend a 1/2" working sealant joint consisting of backer rod and sealant. If this cannot be achieved, 'it is recommend that bond breaker tape and sealant be used to achieve a 1/2" working joint. This includes window jambs and sills, door jambs, flashing laps and terminations, light fixtures, utility penetrations, vents, and any other type of penetrations and breaches of the stucco cladding. Great care should be exercised' in choosing the appropriate sealant. Each sealant manufacturer has recommendations about how their particular sealant should be applied. It is important that these• guidelines be followed in order to maximize the effectiveness of the sealant and enhance its ability to protect your building. Window flashings The flashings installed installed over the non -sloped accents at the base of the lower windows at the left elevation need to be removed and elastomeric coating applied prior to sealant application at the window sills to the frames. The upper windows at the left elevation need pan flashings installed at the non -sloped accents at the base of the windows upon remediation of the framing and substrate. Window sills The window sills at the right elevation need to be remediated to accommodate sealant joint application and weep hole function. Conclusion The purpose of this intrusive evaluation is to identify areas of damaged framing and substrate to assist the contractor with providing a bid for remediation. The locations of the intrusive evaluation were determined by the inspector based upon our experience and knowledge of plaster claddings and industry standards and no judgment is intended or given for any areas not evaluated. The intrusive evaluation performed is limited to the areas indicated in this report. Due to the foregoing, hidden defects may be present that were not observed or detected and it is important that the building owner understand that this inspection is limited to the extent that it does not reveal the hidden defects that a comprehensive section by section intrusive evaluation of the entire building envelope might, reveal, specifically the actual or threatened formation,growth, presence, release or dispersal of any fungi, molds, spores, or mycotoxins of any kind. The observations and opinions included in this report are in reference to the components and/or details that are reasonably accessible. It is not our contention, nor do we imply that any component or detail not included in this report is in satisfactory condition, nor do we warrant or guarantee any component or detail.
