This permit shall become null and void if the work is not commenced within 180 days for the date of issuance, or if
the work is suspended or abandoned for a period of 180 days from the last inspection.
PERMIT CONDITIONS:
1: ***BUILDING PERMIT CONDITIONS***
2: Work shall be installed in accordance with the approved construction documents, and any changes made
during construction that are not in accordance with the approved construction, documents shall be
resubmitted for approval.
3: All permits, inspection record card and approved construction documents shall be kept at the site of work
and shall be open to inspection by the Building Inspector until final inspection approval is granted.
4: All construction shall be done in conformance with the Washington State Building Code and the
Washington State Energy Code.
5: Remove all demolition rubble and loose miscellaneous material from lot or parcel of ground, properly cap
the sanitary sewer connections, and properly fill or otherwise protect all basements, cellars, septic tanks,
wells, and other excavations. Final inspection approval will be determined by the building inspector based
on satisfactory completion of this requirement.
6: All plumbing and gas piping work shall be inspected and approved under a separate permit issued by the
City of Tukwila Building Department (206-431-3670).
7: All electrical work shall be inspected' and approved under a separate permit issued by the City of Tukwila
Permit Center.
8: VALIDITY OF PERMIT: The issuance or granting of a permit shall not be construed to be a permit for, or an
approval of, any violation of any of the provisions of the building code or of any other ordinances of the City
of Tukwila. Permits presuming to give authority to violate or cancel the provisions of the code or other
ordinances of the City of Tukwila shall not be valid. The issuance of a permit based on construction
documents and other data shall not prevent the Building Official from requiring the correction of errors in
the construction documents and other data.
9: All mechanical work shall be inspected and approved under a separate permit issued by the City of Tukwila
Permit Center (206/431-3670).

GENERAL NOTES
1. THE CONTRACTOR SHALL BE SOLELY AND COMPLETELY RESPONSIBLE FOR CONDITIONS
ON THE JOB SITE, INCLUDING THE SAFETY OF ALL PERSONS, PROPERTY, AND FOR ALL
NECESSARY INDEPENDENT ENGINEERING REVIEWS OF THESE CONDITIONS, AND FOR
COMPLIANCE WITH O.S.H.A. SAFETY STANDARDS INCLUDING LOCAL JURISDICTIONAL
AND OWNER REQUIREMENTS. ARCHITECTS AND THEIR CONSULTANTS' JOB SITE
OBSERVATIONS ARE NOT INTENDED TO INCLUDE REVIEW OF THE ADEQUACY OF THE
CONTRACTOR'S SAFETY MEASURES.
2. EACH CONTRACTOR SHALL FAMILIARIZE THEMSELVES WITH ALL SPECIFIED PRODUCTS
RELATING TO THEIR WORK. THEY ARE TO SUBMIT WRITTEN OBJECTIONS PRIOR TO
BIDDING, IF THE CONTRACTOR HAS AN OBJECTION TO ANY PRODUCT AND/OR
DISCREPANCIES BETWEEN DRAWINGS AND SPECIFICATIONS.
3. THE GENERAL CONTRACTOR SHALL VERIFY EXISTING CONDITIONS IN THE FIELD. THE
ARCHITECT SHALL BE NOTIFIED IMMEDIATELY OF ANY DISCREPANCIES BETWEEN
ACTUAL FIELD CONDITIONS AND CONSTRUCTION DOCUMENTS. ALL WORK THAT COULD
BE EFFECTED BY THE DISCREPANCY SHALL BE HELD UNTIL SUCH DISCREPANCIES ARE
RESOLVED.
4. SEPARATE PERMITS, WHEN REQUIRED AND/OR ARE DESIGN/BUILD , SHALL BE OBTAINED
BY THE CONTRACTOR FOR MECHANICAL, PLUMBING, FIRE SPRINKLERS, ELECTRICAL
AND FIRE ALARM. DESCRIPTIVE, DETAILED DESIGN AND SUPPLEMENTAL DOCUMENTS
SHALL BE PROVIDED FOR REVIEW BY THE AUTHORITY HAVING JURISDICTION AND BY
THE OWNER/TENANT/ARCHITECT FOR APPROVAL PRIOR TO ANY WORK BEING
PERFORMED.
5. THE INSTALLATION OF AUTOMATIC FIRE SPRINKLER AND ALARM SYSTEMS SYSTEMS
SHALL COMPLY WITH THE INTERNATIONAL BUILDING AND FIRE CODES.
6. SPECIAL INSPECTIONS WHERE REQUIRED BY THE SCOPE OF WORK SHALL BE
PERFORMED BY A APPROVED INSPECTION SERVICE APPROVED BY THE AUTHORITY
HAVING JURISDICTION OR BUILDING OFFICIAL.
7. ALL WORK DONE SHALL BE IN CONFORMANCE WITH THE APPROVED PLANS AND
PROJECT SPECIFICATIONS. THE APPROVED, PERMITTED, STAMPED PLANS ARE TO
REMAIN ON SITE AT ALL TIMES.
8. DIMENSIONS ARE TO LEASE LINE UNLESS NOTED OTHERWISE.
9. DO NOT SCALE DRAWINGS; DIMENSIONS GOVERN.
10. WHEN CONSTRUCTION DETAILS ARE NOT SHOWN OR NOTED FOR ANY PART OF THE
WORK, DETAILS SHALL BE THE SAME AS FOR OTHER SIMILAR WORK. IF QUESTIONS CAN
NOT BE RESOLVED IN THIS MANNER, CONTACT THE ARCHITECT PRIOR TO PROCEEDING.
11. GENERAL CONTRACTOR SHALL PROVIDE OWNER WITH DETAILED CRITICAL PATH
SCHEDULE FOR REVIEW AND APPROVAL PRIOR TO START OF CONSTRUCTION. UPDATES
OF SCHEDULE SHALL BE MADE AS NECESSARY WITH COPIES PROVIDED TO OWNER.
12. ALL WORK AND MATERIALS SHALL BE PLACED / INSTALLED IN FULL ACCORDANCE WITH
THE LATEST EDITION OF THE INTERNATIONAL BUILDING CODE IN AFFECT WITHIN THE
JURISDICTION WORK IN PERFORMED AND ALL OTHER APPLICABLE STATE OR LOCAL
LAWS AND REGULATIONS AS ARE APPLICABLE. NOTHING IN THESE DRAWINGS SHALL BE
CONSTRUED TO PERMIT WORK WHICH IS NOT IN CONFORMANCE WITH ANY CODE OR
REGULATION IN AFFECT.
13. PROTECTIVE MEASURES SHALL BE TAKEN BY THE CONTRACTOR TO PROTECT
ADJACENT PROPERTY AT ALL TIMES DURING CONSTRUCTION.
14. THE CONTRACTOR SHALL COMPLY WITH ALL CURRENT APPLICABLE LOCAL ORDINANCES
FOR UTILITY SERVICES.
15. IN COMBUSTIBLE CONSTRUCTION, FIRE BLOCKING SHALL BE PROVIDED AT LOCATION
PER IBC SEC. 718 .
16. WHEN CHANGES TO THE MECHANICAL SYSTEM REQUIRE A MECHANICAL PERMIT THEY
SHALL COMPLY WITH THE CURRENT MECHANICAL CODE, WASHINGTON STATE ENERGY
CODE AND ANY LOCAL JURISDICTION REQUIREMENTS.
17. PROVIDE ILLUMINATED EXIT SIGNAGE WITH MIN. 45 MINUTES BACKUP POWER AT ALL
REQUIRED EXITS.
18. PATCH AND REPAIR ALL EXISTING WALLS, FLOORS AND CEILINGS THAT ARE ADJACENT
TO AND ALTERED BY NEW CONSTRUCTION.
19. CONTRACTOR IS TO COMPLY WITH CHAPTER 33 OF THE INTERNATIONAL BUILDING CODE
CONCERNING PROTECTION OF PEDESTRIANS DURING CONSTRUCTION.
20. ASBESTOS AND HAZARDOUS WASTE :
THE ARCHITECT HEREBY STATES, AND THE OWNER ACKNOWLEDGES, THAT THE
ARCHITECT HAS NO PROFESSIONAL LIABILITY OR OTHER INSURANCE, (AND IS UNABLE
TO REASONABLY OBTAIN SUCH INSURANCE) FOR CLAIMS ARISING OUT OF THE
PERFORMANCE OF OR THE FAILURE TO PERFORM PROFESSIONAL SERVICES,
INCLUDING BUT NOT LIMITED TO, THE PREPARATION OF REPORTS, DESIGNS, DRAWINGS,
AND SPECIFICATIONS, AND RELATED TO THE INVESTIGATION DETECTION.
