On December 14, 2016, I visited the building to review the condition of the roof structure. I walked some of the slab on grade looking up at the roof structure. The roof structure that I saw appeared to be in good condition and performing well. I also walked on top of the roof and the structure appeared to be performing well. I did observe areas of water ponding on the roof. It is my understanding that these areas of ponding will be eliminated by adding roof drains and insulation on top of the T&G decking. understand the new roofing to be added weighs about 0.9 psf. Section 3404.3 of the International Building Code allows for a 5% increase in the design gravity load on an existing roof without modification to the original structural framing members. As only about 3% is being added, it is my opinion that adding the new roofing later is allowed per current Building Codes. Please feel free to call me if you have any questions. Meets or exceeds the minimum requirements of ASTM D-6878. UL Listed, FM Approved, Dade County Product Approval, Florida Building Code Approved. White membrane is Energy Star Listed, CRRC Listed and Title 24 Compliant. Each full roll contains approximately 1000 sq. of roofing material, 10' X 100', weighing 322 lbs. Each half sheet roll contains approximately 500 sq. of roofing material, 5' X 100'; weighing 162 lbs. A perimeter half sheet roll is required for use in mechanically attached systems. Install EverGuard® TPO 60 mil thermoplastic single -ply roofing membrane roofing assembly by GAF. SCOPE OF WORK FOR GAF Et'ERGUARD® TPO SPECIFICATION NUMBER: T -MA -R -N-60 1. Coping: Remove existing perimeter coping and re -install following roof installation. 2. Existing BUR: Consists of a 3 -ply Built Up Roofing system 3. Substrate Preparation: Suitable roofs for recover shall be free of debris, and any contaminants that may adversely affect the performance of the new roof. Verify that the deck is supported and secured. 4. Protection Layer: Polymat Cushioning Layer 6 oz. by GAF. Verify that the surfaces and site conditions are ready to receive work. 5. Protection Layer Install: Install 6oz Polymat protection layer between the new roofing membrane and the existing roofing material. Membrane Installation: Roof membrane shall be mechanically attached immediately after it is rolled out, followed by welding to adjacent sheets.
