COFIRE LTR# T1ON 2 Excavate a trench for the channels Excavate a trench with a minimum concrete - surround, by load class: • Class A: each side 4", depth below 4" • Class B: each side 4", depth below 4" • Class C: each side 6", depth below 6" • Class D: each side 8", depth below 8" Note: The channel must be recessed 1/8" for pedestrian traffic and 1/4" for vehicular traffic. Caution: Observe all safety precauti when you are operating electrical toy or hand tools. Note: The channel must be surrounded on all sides by a minimum of 4" of concrete for a Class A installation. For a complete description of installation types, see Load Class Installation on page 4. WE PUT WATER IN ITS PLACE 3 Lay the channels alongside the trench m Start the layout at the drain outlet with the deepest (highest numbered) channel section, proceeding to the shallowest (lowest numbered) channel section. © Point the arrows on each channel section towards the drain outlet. Note: Channel sections marked with an N are neutral non - sloped channel sections; for example, DS -090N or DS -100N. Locate the expansion joints Plan to install expansion joints parallel and perpendicular to channel according to plan specification. Note: Locate perpendicular expansion joints crossing the channel at the channel joints (if possible). Assemble the drain outlet o Assemble the drain outlet with a DS -224 End Cap, drill out the channel bottom outlet, and install a DS -126 bottom outlet adapter (if necessary), or a Assemble an End Outlet DS -227, or ® Assemble a Catch Basin DS -340. O Use End Cap DS -224 at the shallowest end of the run. El Set a string line in the trench along each side of where the channel will be placed, at final elevation of channel. If using ductile iron frame, place string line 1" below finished grade to accommodate the frame. Note: Bottom outlets, drain outlets, and catch basins connect to the deepest end of the run. Assemble the channels Note: If using Ductile Iron Frames skip to Step 6A. The outlet will be at the deepest end. Assemble the channel section from the deepest to the shallowest. O Remove the screws from the end of the Blank Grate Insert located on the male side of the channel (do not remove the center screws from the insert). Start at the drain outlet. o Place a bead of butyl caulking or silicone sealant in the channel's joint or groove (if a water tight seal is required). Use self tapping screws to fasten the Inserts to the channel; ensure the ends are flush with the edge of the Insert. Cover the slots on the Insert with tape to prevent concrete from getting into the channel. a Place the pre -assembled channel sections in the trench beginning from the outlet end. Tip: Cover screw heads in the Blank Grate Insert with tape for easy removal after the concrete is poured. If using Ductile Iron Frame - assemble the channels Offset blank grate inserts The outlet will be at the deepest end. Assemble the channel section from the deepest to the shallowest. e Remove all Blank Grate Inserts from the channel sections. 0 Place a bead of butyl caulking or silicone sealant in the joint or groove (if a water tight seal is required). 0 Snap the channel sections together in multiples of two. ® Place the pre -assembled channel sections in the trench beginning with the outlet end. a Secure the Ductile Iron Frames to the channel using the DS -123 screws. Install iron grates using DS -225 screws. o Apply a covering or tape to the grates for protection and to prevent concrete from entering the channel. 7 Install the rebar for each channel section assembled o Insert rebar into the Leveloc rebar support. Drive rebar straight into the ground about 8" to 12" or until rebar is firmly held in place. Q Set channel to desired grade level and align for straightness using string line. ® Continue attaching pre -assembled channel sections and install rebar until run is complete. n Proceed with final adjustments for grade level and straightness using tie wire or self -tapping screws; secure rebar to the LeveLoc rebar support. Wire support Screw support Cradle the channel with concrete n Place concrete around base of rebar posts on each side of the channel as well as underneath the channel between the rebar posts. ® Repeat concrete cradle for each pair of rebar posts. 9 Pour the concrete in the channel trench o Pour equal amounts of concrete on each side of the channel to prevent it from shifting. 13 Vibrate the concrete to avoid bubbles or voids. Tip: Installations in asphalt require the same concrete encasements. II Clean up the installation © After the concrete has set for a minimum of 24 hours, remove the Blank Grate Inserts. o Install the grates. a Ensure that the grates are securely fastened. Note: Follow the concrete manufacturer's recommendations for set-up time and loading. For some reason I just submitted these corrections to the plumbing department. The good news is I got a plumbing permit, put the sump pump in, put a portal window behind the washer dryer accessible through the sump pump area, and passed the ground work and rough in inspections of the plumbing permit for the Barnett Basement. I will address the comments using the comment numbers now.. 1. "New concrete walls shall be poured" unfortunately should read "new concrete walls have been poured". All the concrete was poured a while ago. New stairs, walls and slab. I have written the plans for stairs, walls and slab, and labeled it page 7. I don't know what your rules are pertaining to permits and retaining walls, but nowhere does this particular retaining wall hold up more than 42 vertical inches of ground. 2. As per the plumbing permit, the outside drain is now disconnected from the sewer line, and connected to a zoeller 900 series pre assembled sump pump system. Enclosed are plans (page 3 and 6) showing this system, and manufacture installation instructions for the floor drain. The entire basement passed ground work and rough in plumbing inspections. 3. The dimensions for room sizes and ceiling with beam height dimensions have been provided. See plan pages 2, 3 and 6. 4. For bathroom and laundry dimensions see page 6 of the plans. I have opened up the wall behind the washer dryer and provided a 19 x 24 inch access window that can be reached by going through the sump pump area, located in the bathroom. There is at least a 30x30 inch space in front of the washer dryer as well. 5. I am working on getting the documentation for the two egress bedroom windows I ordered from BMC Issaquah. Show and indicate size of reinforcing steel in the concrete walls and footings. Show wall and footing thickness. The new entry still shows the outside drain connecting to the existing buildings sewer system which is not allowed as indicated in the plumbing permit review memo. Please review that memo and provide alternate means for the floor drain to prevent rain water from entering and flooding the basement. Indicate the type of floor drain (manufacture installation instructions). 3. There were no dimensions provided for the room sizes and ceiling with beam height dimensions. Please provide those dimensions. This is necessary to verify the height meets habitable room requirements. 4. Provide dimensions for the bathroom and show the fixtures to include vanity size, toilet clearances. The door shall be sized to where it shall not interfere with the bathroom fixtures or other elements. Provide dimensions for the shower to verify it meets the minimum code requirements. Each bedroom egress window in the basement remodel has a net clear opening of over 5 square feet. This is acceptable for openings at grade floor, which both windows are. There are no window wells. The sill height will be 44 inches after the very thick tiles I will install are in. The windows in the basement remodel comply with the u value min .30 but I couldn't find that information on the windows. I think I can get the old order information from BMC Issaquah. The only access for the basement remodel is through the patio door. We thought long and hard about putting in a tiny spiral staircase in the living room. It just won't fit. Plus our kids are getting noisier now they're teenagers. The downstairs is for them. The downstairs has had no structural alterations other than some Simpson clips added at the post to beam connections. The upstairs has had no structural alterations other than some 1 5/8 x 1 % 12 gauge strut channel added above the ceiling rafters to straighten the ceiling. The upstairs has been lived in since I bought the house, and while I've done repairs it has not undergone a remodel. I have no idea what insulation is in the upstairs walls. It is not r-21. plan on adding rigid insulation to the outside walls of the upstairs at some point in time when I re -side the house. Some of the upstairs windows have been replaced, some are original to the house. I think all of the windows in the house except the 2 small windows that face the street in the basement remodel are the same size as the original windows. It seems that this house has a pretty good visual history record online, including an upstairs floor plan that matches the current floor plan. I don't see dates on the photos of the king county web page, but maybe you could get that information somehow and see that most of the work was done long before I bought the house.
