Roof Condition Summary: We strive to provide our customers with comprehensive information as to their overall roof condition and life expectancy. The roof is in poor condition. A new roof installation is now recommended. This roofing work is suggested now to eliminate the risk of expensive tear off and potential deck replacement associated with continued repairs or re -roofing delays. Membrane: The field of the roof has identified areas where moisture either has been or is currently entering the roof assembly. These areas require repair work to be performed in order to prevent further roof system damage. In addition to repairs to the field of the roof, it is suggested that a preventative maintenance program be put in place to further the life expectancy of the roof. Details: The details of the roof are in clear need of attention. Repairs should be made to many of the detail areas to prevent further moisture from entering into the roof system. • (All) HVAC Unit Flashing Failure - Allows moisture that results in premature membrane, insulation and decking deterioration. (see photo) Drainage: The roof currently drains at acceptable levels. There are indications that drainage can become impaired if proper house keeping measures are not put in place. This would include gutter and downspout cleaning, straining basket cleaning, etc. Insulation: The insulation has become saturated in identified areas. This moisture -laden material needs to be removed and replaced immediately to prevent further costly deterioration. Provide an independent structural engineering report to confirm load capacities of the existing structure. Furnish proposed construction schedule, if needed. Furnish and install temporary rooftop chute assembly for debris removal. Furnish and install proper safety equipment in accordance with Centimark's written safety program. Position the EPDM membrane over the newly prepared substrate and allow the membrane sufficient time to "relax" prior to installation. Install the new EPDM membrane over the prepared surface. Q HVAC, Curbed Penetrations and other Air Handling Unit Details Furnish and install a 6" wide laminated reinforcement perimeter strip at the base of the curb. Fully adhere the EPDM membrane up the curb using a bonding adhesive. All corners will then be completed with uncured EPDM rubber flashing. CentiMark can provide removal of ACRM for an additional investment. Permits CentiMark shall supply the necessary permits for the project. If the permit is purchased separately from the roof contract, CentiMark can submit all required documentation to secure the permit on the owner's behalf. Address your extension request to the Building Official and state your reason(s) for the need to extend your permit. The Building Code does allow the Building Official to approve one extension of up to 180 days. If it is determined that your extension request is granted, you will be notified by mail. In the event you do not call for an inspection and/or receive an extension prior to 6/4/2018, your permit will become null and void and any further work on the project will require a new permit and associated fees.
