This permit shall become null and void if the work is not commenced within 180 days for the date of issuance, or if
the work is suspended or abandoned for a period of 180 days from the last inspection.
PERMIT CONDITIONS:
1: Work shall be installed in accordance with the approved construction documents, and any changes made
during construction that are not in accordance with the approved construction documents shall be
resubmitted for approval.
2: All permits, inspection record card and approved construction documents shall be kept at the site of work
and shall be open to inspection by the Building Inspector until final inspection approval is granted.
3: Readily accessible access to roof mounted equipment is required.
4: All construction shall be done in conformance with the Washington State Building Code and the
Washington State Energy Code.
5: All construction noise to be in compliance with Chapter 8.22 of the City of Tukwila Municipal Code. A copy
can be obtained at City Hall in the office of the City Clerk.
6: Every occupied space other than enclosed parking garages and buildings used for repair of automobiles
shall be ventilated in accordance with the applicable provisions of the International Mechanical Code.
7: All plumbing and gas piping work shall be inspected and approved under a separate permit issued by the
City of Tukwila Building Department (206-431-3670).
8: All electrical work shall be inspected and approved under a separate permit issued by the City of Tukwila
Permit Center.
9: VALIDITY OF PERMIT: The issuance or granting of a permit shall not be construed to be a permit for, or an
approval of, any violation of any of the provisions of the building code or of any other ordinances of the City
of Tukwila. Permits presuming to give authority to violate or cancel the provisions of the code or other
ordinances of the City of Tukwila shall not be valid. The issuance of a permit based on construction
documents and other data shall not prevent the Building Official from requiring the correction of errors in
the construction documents and other data.
10: ***MECHANICAL PERMIT CONDITIONS***
11: All mechanical work shall be inspected and approved under a separate permit issued by the City of Tukwila
Permit Center (206/431-3670).
12: Manufacturers installation instructions shall be available on the job site at the time of inspection.
13: When special inspection is required, either the owner or the registered design professional in responsible
charge, shall employ a special inspection agency and notify the Building Official of the appointment prior to
the first building inspection. The special inspector shall furnish inspection reports to the Building Official in
a timely manner.
14: A final report documenting required special inspections and correction of any discrepancies noted in the
inspections shall be submitted to the Building Official. The final inspection report shall be prepared by the
approved special inspection agency and shall be submitted to the Building Official prior to and as a
condition of final inspection approval.
15: The attached set of mechanical plans have been reviewed by The Tukwila Fire Marshals Office and are
acceptable with the following concerns:
27: The Tukwila Fire Inspector shall witness all acceptance testing/commissioning of the smoke control system.
26: The smoke control permit issued by the Tukwila Fire Marshal's Office for the smoke control system must be
completely complied with, approved, and signed-off by the Tukwila Fire Inspector prior to the Fire Final
being signed-off for this mechanical permit.
16: H.V.A.C. units rated at greater than 2,000 cfm require auto-shutdown devices. These devices shall be
separately zoned in the alarm panel and local U.L. central station supervision is required. (City Ordinance
#2437)
17: H.V.A.C. systems supplying air in excess of 2,000 cubic feet per minute to enclosed spaces within buildings
shall be equipped with an automatic shutoff. Automatic shutoff shall be accomplished by interrupting the
power source of the air-moving equipment upon detection of smoke in the main return-air duct served by
such equipment. Smoke detectors shall be labeled by an approved agency for air-duct installation and shall
be installed in accordance with the manufacturer's installation instructions. (IMC 606.1, 606.2.1)
18: Remote indicator lights are required on all above ceiling smoke detectors. (City Ordinance #2437)
19: Duct smoke detectors shall be capable of being reset from a single point near the alarm panel. (City
Ordinance #2437)
20: Duct detectors shall send a supervisory signal only upon activation. (City Ordinance #2437)
21: All new fire alarm systems or modifications to existing systems shall have the written approval of The
Tukwila Fire Prevention Bureau. No work shall commence until a fire department permit has been
obtained. (City Ordinance #2437) (IFC 901.2)
22: An electrical permit from the City of Tukwila Building Department Permit Center (206-431-3670) is required
for this project.
23: Contact The Tukwila Fire Prevention Bureau to witness all required inspections and tests. (City Ordinances
#2436 and #2437)
24: Any overlooked hazardous condition and/or violation of the adopted Fire or Building Codes does not imply
approval of such condition or violation.

DCG has reviewed the roof top mechanical units for the Tukwila Village — Bldg D project (attached pages). The
building structure was designed with the knowledge that mechanical units would be provided on the roof and
therefore the build is designed for these units. The roof trusses will be designed by the truss manufacturer and
will need of take these loads into account, however DCG will be reviewing these shop drawings and ensuring that
these loads are incorporated into the truss design.

The Fire Marshal's office agrees with your IBC analysis. However, as part of the smoke control
system we consider it imperative that the entire elevator hoistway be protected from smoke
intrusion. Therefore, we are accepting of the proposed revisions with the addition of smoke doors
at the podium level as well so that all hoistway openings are protected. Please show the additional
smoke doors on the revised plans.

Al,
Ordinance 2326 applies to buildings of five stories of type VA construction.
This ordinance is applicable to Tukwila Village Building D (D14-0326) which is 5 stories VA over 1
story (+ basement + mezzanine) of Type 1A.
Our proposed revision is to replace the elevator pressurization for the building and provide elevator
lobbies in the 5 levels of VA per Ordinance 2326.
For the lower level type 1A building (Horizontal building separation IBC 510.2) we will be utilizing the
2012 IBC 713.14.1, exception 4 in lieu of elevator lobby (Full NFPA 13 sprinkler system).
Building E (D14-0389) is only 4 stories of VA over podium and ordinance 2326 does not apply.
Ordinance 2330 for mid -rise buildings applies, but does not have specific requirement for elevators,
thus the 2012 IBC governs.
For the type VA construction we propose utilizing the 2012 IBC 713.14.1, exception 3 in lieu of
elevator lobby (additional smoke doors at hoistways). This allows us to maintain the corridor
continuity required per IBC 1018.6.
For the type 1A podium construction levels 1 & Mezzanine, we propose utilizing the 2012 IBC
713.14.1, exception 4 in lieu of elevator lobby (Full NFPA 13 sprinkler system).
Please let me know if understanding is correct.
(Note that I am referencing the 2012 IBC, as that is the code that the projects are permitted under.)

I just wanted to clarify that elevator lobbies are the only alternative to pressurization that the Fire
Marshal's Office will consider. The requirements of City Ordinance # 2326 are specific and do take

MECHANICAL SPECIFICATION
GENERAL
SCOPE
THE INTENT OF THE SPECIFICATION AND THE DRAWINGS IS TO PROVIDE A
COMPLETE AND FULLY OPERATIONAL MECHANICAL SYSTEM. THE MECHANICAL
CONTRACTOR SHALL FURNISH AND INSTALL ALL LABOR, MATERIAL AND

SITE EXAMINATION
THE MECHANICAL CONTRACTOR SHALL THOROUGHLY EXAMINE ALL AREAS WHERE
EQUIPMENT, DUCTWORK, AND PIPING WILL BE INSTALLED AND WILL REPORT ANY
CONDITION THAT, IN HIS OPINION, PREVENTS THE PROPER INSTALLATION OF THE
MECHANICAL WORK.
STANDARDS
EQUIPMENT AND MATERIALS SHALL CONFORM WITH APPROPRIATE PROVISIONS OF
ARL, ASME, ASTM, UL, NEMA, ANSO, SMACNA, ASHRAE, NFPA, AS APPUCABLE
TO EACH INDIVIDUAL UNIT OR ASSEMBLY.
CODES
ALL WORK SHALL BE PERFORMED IN STRICT ACCORDANCE WITH ALL APPUCABLE
STATE AND LOCAL CODES AND ORDINANCES. IN CASE OF CONFLICT BETWEEN
THE DRAWINGS/SPECIFICATIONS AND THE CODES AND ORDINANCES, THE HIGHEST
