The design team identified HVAC options appropriate to this building, and this report documents the results of computer simulations for each option. With "hard" numbers attached to each option, potential energy savings are clear and cost-effectiveness can be easily determined. The Design Team can use this information to select a preferred HVAC option for further development. The Baseline model provides a benchmark for comparison of alternatives. The Baseline uses building characteristics provided by the Project Team, default operating characteristics representative of this building type, and minimum performance criteria for building components or systems based upon ASHRAE 90.1-2004. The tool allows for comparison of a Baseline, Mitsubishi Electric VRF, and up to 3 alternative systems. Annual energy simulations provide estimations for annual energy consumption for the HVAC alternatives. User provided first cost, replacement costs, maintenance costs, fuel escalation rates and discout rates allow for total life cycle cost analysis over the specified period. It uses typical yearly climatic data to determine the energy loads and system requirements forthe building. Building description input involves defining the building's geometry including interior spaces and the building envelope. The anticipated internal load patterns are included to account for occupancy and equipment. Electrical lighting, temperature set points, and the characteristics of the mechanical systems are accounted for in the model. The Tool makes assumptions on some of the building characteristics since detailed information is typically not available this early in the design stage. Such assumptions include building materials, expected equipment load, lighting design and some aspects of the mechanical systems. The Tool has collected information on the expected use of the building and conceptual thermal zoning of the options studied. The computer models are simulated using weather data for the building location and the expected utility rates for the project. The Tool allows for comparison of Variable Refrigerant Flow (VRF) systems, utilizing custom VRF algorithms provided by EnergySoft. The focus of this analysis is to show the impactof the HVAC system choice on the energy use of the building. The have had a catastrophic failure of the boiler that serves this buildingfor heat. TCMS has been working with them on budgeting a replacement system due to the level of necessary repairs to the entire mechanical system. We have been limping them along on the chiller controller and refrigerant leaks on the condenser coil. The existing chiller is extremely noisy and is disruptive to their employees. The boiler has recently failed to do a bad heat exchanger that is no longer available: The building automation is outdated and mostly obsolete. We need to do an emergency replacement of this system and I have detailed everything I could on the new equipment submittal's, the floor plan of the building and the existing fan coils.
