This permit shall become null and void if the work is not commenced within 180 days for the date of issuance, or if
the work is suspended or abandoned for a period of 180 days from the last inspection.
PERMIT CONDITIONS:
1: ***PLUMBING/GAS PIPING PERMIT CONDITIONS***
2: No changes shall be made to applicable plans and specifications unless prior approval is obtained from the
Tukwila Building Division.
3: All permits, inspection records and applicable plans shall be maintained at the job and available to the
plumbing inspector.
4: All plumbing and gas piping systems shall be installed in compliance with the Uniform Plumbing Code and
the Fuel Gas Code.
5: No portion of any plumbing system or gas piping shall be concealed until inspected and approved.
6: All plumbing and gas piping systems shall be tested and approved as required by the Plumbing Code and
Fuel Gas Code. Tests shall be conducted in the presence of the Plumbing Inspector. It shall be the duty of
the holder of the permit to make sure that the work will stand the test prescribed before giving notification
that the work is ready for inspection.
7: No water, soil, or waste pipe shall be installed or permitted outside of a building or in an exterior wall
unless, adequate provision is made to protect such pipe from freezing. All hot and cold water pipes
installed outside the conditioned space shall be insulated to minimum R-3.
8: Plastic and copper piping running through framing members to within one (1) inch of the exposed framing
shall be protected by steel nail plates not less than 18 gauge.
9: Piping through concrete or masonry walls shall not be subject to any load from building construction. No
plumbing piping shall be directly embedded in concrete or masonry.
10: All pipes penetrating floor/ceiling assemblies and fire -resistance rated walls or partitions shall be protected
in accordance with the requirements of the building code.
11: Piping in the ground shall be laid on a firm bed for its entire length. Trenches shall be backfilled in thin
layers to twelve inches above the top of the piping with clean earth, which shall not contain stones,
boulders, cinderfill, frozen earth, or construction debris.
12: The issuance of a permit or approval of plans and specifications shall not be construed to be a permit for, or
an approval of, any violation of any of the provisions of the Plumbing Code or Fuel Gas Code or any other
ordinance of the jurisdiction.
13: The applicant agrees that he or she will hire a licensed plumber to perform the work outlined in this permit.
14: All new plumbing fixtures installed in new construction and all remodeling involving replacement of
plumbing fixtures in all residential, hotel, motel, school, industrial, commercial use or other occupancies
that use significant quantities of water shall comply with Washington States Water Efficiency ad
Conservation Standards in accordance with RCW 19.27.170 and the 2006 Uniform Plumbing Code Section
402 of Washington State Amendments

This letter is to inform you of corrections that must be addressed before your development permit can be approved. All
correction requests from each department must be addressed at the same time and reflected on your drawings. I have
enclosed comments from the following departments:
BUILDING - PG DEPARTMENT: Allen Johannessen at 206-433-7163 if you have questions regarding these
comments.
• (GENERAL INFORMATION NOTE)
PLAN SUBMITTALS: (Min. size 11x17 to maximum size of 24x36; all sheets shall be the same size. New revised
plan sheets shall be the same size sheets as those previously submitted.)
(BUILDING REVIEW NOTES)
1. On your plumbing plan you show the exterior patio drain connecting to the city sewer which is not allowed.
Also, you show a trap located on that sewer line which also does not meet the Uniform Plumbing code
requirements.
"No rain, surface, or subsurface water shall be connected to or discharged into a drainage system." "Each building
trap where installed shall be provided with a cleanout and with a relieving vent or fresh -air intake on the inlet side
of the trap." "Each fixture trap shall have a protecting vent so located that the developed length of the trap arm
from the trap weir to the inner edge of the vent shall be within the distance given in Table 1002.2, but in no case
less than two times the diameter of the trap arm."
The outside drain shown may either connect to a city culvert, street gutter, exterior drain field, or into a sump pump
that empties to one of the items mentioned above but not in to the city sewer system. Typically, the backwater
valve is to prevent sewer from backing up into the toilet or floor -drain from potential back up of the city sewer
system. From what I can tell per this design if it were permitted the sewer could potentially back up to the exterior
floor drain, thus possibly flooding the basement. Since this drain leg is not permitted, re -design the drainage system
eliminating that leg of the sewer system to be consistent to what is allowed per the Uniform plumbing codes. (2015
UPC Sections 714.2, 1002.2 and 1008.1)
Note: Contingent on response to these corrections, further plan review may request for additional corrections.
Please address the comments above in an itemized format with applicable revised plans, specifications, and/or other
documentation. The City requires that two (2) sets of revised plan pages, specifications and/or other documentation be
resubmitted with the appropriate revision block.
In order to better expedite your resubmittal, a 'Revision Submittal Sheet' must accompany every resubmittal. I have

Hi Rachel Ripley:
So I redid the plans, all except the site plan. Hopefully I corrected all the deficiencies.
Each bedroom egress window in the basement remodel has a net clear opening of over 5
square feet. This is acceptable for openings at grade floor, which both windows are. There are
no window wells. The sill height will be 44 inches after the very thick tiles I will install are in.
The windows in the basement remodel comply with the u value min .30 but I couldn't find that
information on the windows. I think I can get the old order information from BMC Issaquah.
The only access for the basement remodel is through the patio door. We thought long and hard
about putting in a tiny spiral staircase in the living room. It just won't fit. Plus our kids are
getting noisier now they're teenagers. The downstairs is for them.
The downstairs has had no structural alterations other than some simpson clips added at the
post to beam connections.
The upstairs has had no structural alterations other than some 1 5/s x 1 % 12 gauge strut
channel added above the ceiling rafters to straighten the ceiling.
The upstairs has been lived in since 1 bought the house, and while I've done repairs it has not
undergone a remodel. I have no idea what insulation is in the upstairs walls. It is not r-21. I
plan on adding rigid insulation to the outside walls of the upstairs at some point in time when 1
re -side the house. Some of the upstairs windows have been replaced, some are original to
the house. I think all of the windows in the house except the 2 small windows that face the
street in the basement remodel are the same size as the original windows. It seems that this
house has a pretty good visual history record online, including an upstairs floor plan that
matches the current floor plan. I don't see dates on the photos of the king county web page, but
maybe you could get that information somehow and see that most of the work was done long
before I bought the house.
