WARNING: This structure is hereby declared to be unsafe, unlawful, and/or unfit
for human occupancy, and, therefore "Unsafe To Occupy". You are hereby
required to complete tasks listed in the "Corrective Action Required" section
below no later than the stated deadline.
If this Notice is not complied with, the City of Tukwila may institute the
appropriate proceeding at law or in equity to restrain, correct, or abate the
violations. Any action taken by the City on these premises shall be charged
against the property and shall be a lien on the real estate. You have the right to
appeal this Notice, pursuant to TMC 8.28.020(6)(5) and TMC Chapter 8.45.

1. The entry roof and porch do not meet the front yard setback requirements.
This property is located in the Low Density Residential (LDR) zoning
district, where the setback from the property line is 20 feet. Front decks are
allowed to project out from the face of the building but must be set back a
minimum of 15 feet from the front property line. The entry roof and porch
shall be removed or revised to meet the front yard setback requirement.
2. Show the height of retaining walls on the site plan. Please note that
retaining walls with an exposed height greater than 4 feet are not allowed

within any required setback area unless a retaining wall setback waiver
can be granted according to the criteria in TMC 18.50.150, through
submittal and review of a Special Permission application.
Additional Permits
Apply for and receive all other required permits which include but not limited to
Electrical, Plumbing & Gas, Mechanical. Additional plans may be required for
each permit.
SUBMITTAL DEADLINE: January 31, 2021
UNTIL ALL PERMITS HAVE BEEN INSPECTED AND FINALED, THIS
HOUSE CANNOT BE OCCUPIED FOR ANY REASON.
