COVENANT
Crow Spieker Hosford #63, a Texas Limited partnership, is the owner of
the property described in the attached Exhibit A:
In consideration for the City of Tukwila issuing a building permit on
the above described property, Crow Spieker Hosford #63 hereby covenants
the following:
In the event Crow Spieker Hosford #63 shall become owners of property
immediately adjacent to the south, the present access road to Inter
Urban Avenue as indicated on the attached Exhibit B shall be voided.,
In the event that actual experience indicates that the property generates
significantly more traffic volume than projected in the attached Exhibit
C, the City of Tukwila, through the exercise of its police power, may
disallow a turning movement and /or require changes or corrections to
correct an access deficiency. The cost of such changes or corrections
may be imposed on the property owner.
These covenants shall be binding on successors and /or assigns.

920.15 feet from the monument 'hub' at the point of intersection of a
curve on the center line of the Duwamish Renton Junction Road, now paved,
said point of intersection being approximately 1,000 feet east and

Township 23 North, Range 4 East, W.M., in King County, Washington;
thence North 49 west on a curve 150.00 feet distant from and parallel
with the center line of the said Duwamish Renton Junction Road a

a distance of 199.17 feet from a monument 'hub' at the end of a course

left bank of the Duwamish River, said left bank being also the northerly

Commencing at a point in the C. C. Lewis Donation Claim No. 37, in
Section 10, Township 23 North, Range 4 East, W.M., in King County,
Washington, which bears North 40 0 01'05" west a distance of 920.15 feet
from the monument 'hub' at the point of intersection of a curve on the
center line of the Duwamish Renton Junction Road, now paved, said point

and parallel to said Easterly right of way line to a point which

Parcel C: Tract 47, Riverside Interurban Tracts, according to
plat recorded in volume 10 of Plats, page 74, in King County, Washington;
Except that portion thereof, if any, lying within the 16 foot strip
of land described above as Parcel B.
Parcel D: That portion of,the C. C. Lewis Donation Land Claim No. 37,
lying easterly of Tract 47, Riverside Interurban Tracts, described as
Parcel C above, and lying Northerly of the Northerly line of a 16 foot
strip of land described as Parcel B, above, and lying Westerly of the
Westerly line of the tract of land described as Parcel A, above.
