KNOW ALL DAN BY THESE PRESENTS, that for valuable
consideration,
of Ten Dollars ($10.00)
the Grantor, does hereby grant, bargain, convey and sell to the
CITY OF TUKWILA, King County, Washington, a municipal corpor-
ation, the Grantee, the following described improvements situated
in King County, Washington, and located within the easement/
right-of-way described on Exhibit A hereto as follows:

Together with any other appurtenances thereto.
To have and to hold the same to the said Grantee, its
successors and assigns forever.
The undersigned hereby covenants that it is the lawful
owner of said property; that the same is free from all encum-
brances; that all bills for labor and material have been paid;
that it has the right to sell the same as aforesaid; that it will
warrant and defend the same against the lawful claims and demand
of all persons and will pay any costs, including reasonable
attorney's fees incurred by Grantee, arising out of any such
claim or demand.
