GRAINGER, INC., an Illinois corporation, with a branch facility located at 6725 Todd Boulevard, Tukwila, WA 98138, the Grantor, does hereby grant, bargain, convey and sell to the CITY OF TUKWILA, County of King, State of Washington, a municipal corporation, the Grantee, the following improvements situated at or near the intersection of the public right-of-way commonly known as Todd Boulevard, and the public right-of-way commonly known as West Valley Highway, in the City of Tukwila, County of King, State of Washington, described as follows: 2 left turn signs with posts; 2 right turn signs with posts; and one lot (channelization), and the following improvements situated on the real property commonly known as 6725 Todd Boulevard, in the City of Tukwila, County of King, State of Washington, described as follows: 3,282 square feet of sidewalk; 948 square feet of driveways; and 235 linear feet of curbs and gutters. Together with any other appurtenances thereto. To have and to hold the same to the said Grantee, its successors and assigns forever. The undersigned hereby covenants that it is the lawful owner of said personal property; that the same is free from all encumbrances; that all bills for labor and materials have been paid; that it has the right to sell the same as aforesaid; that it will warrant and defend the same against the lawful claims and demand of all persons and will pay any costs, including reasonable attorney's fees incurred by Grantee, arising out of any such claim or demand.
