KNOW ALL MEN BY THESE PRESENTS that for and in consideration of the sum
of TEN DOLLARS ($10.00), and other good and valuable consideration, receipt whereof is
hereby acknowledged, the undersigned Grantor, DINH THONG USA, LLC, a Washington
State limited liability company, does by these presents hereby convey, setover, assign, transfer
and warrant to the City of Tukwila, a Municipal Corporation of the State of Washington the
following described street, sidewalk, and storm drainage improvements situated in King
County, Washington:
160 LF of 12 -inch HDPE storm pipe, and four (4) each Type I catch basins;
2,925 SF of five (5) foot wide concrete sidewalk, 596 LF of curb and gutter, and
181 SY of asphalt pavement. Total construction costs were in the amount of $32,852.99.
As shown on the approved plans under Public Works permit no. PW08 -163 and as part of the
DINH THONG USA, LLC development.

Improvements are located within an easement and public right -of -way as shown on Exhibit
`B' attached and incorporated herein by this reference. A legal description of said easement
and right -of -way dedication being attached hereto as Exhibit `A'.
Together with any other appurtenances thereto.
To have and to hold the same for the said Grantee, it's successors and assigns forever.
The undersigned hereby covenants that it is the lawful owner of said property; that the
same is free from all encumbrances; that all bills for labor and material have been paid; that it
has the right to sell the same as aforesaid; that it will warrant and defend the same against the
claims and demands of all persons and will pay any costs, including reasonable attorney fees
incurred by Grantee, arising out of any such claim or demand.
The Bill of Sale is given in consideration of the agreement of the Grantee, for itself, its
Successors and assigns to incorporate said street, sidewalk, and storm drainage improvements
and to maintain them as provided for in applicable City Ordinances.

the City Council of the City of Tukwila, King County, Washington, on the
