THIS EASEMENT AGREEMENT is made and entered into by and between the undersigned owner
(grantor) in fee simple of the land described herein. And is for the benefit of the Grantee.
For and in consideration of the mutual covenants, an agreement hereinafter expressed and other
good and valuable considerations, in hand paid, receipt of which is hereby acknowledged, the
parties hereto agree as follows:
1. The owner of the above described land does hereby define, grant and convey to the present
and future owner(s) (Grantee) of the land described as follows:
An exclusive perpetual Storm Drainage Easement over, across, along in upon and under that
portion of said grantor's land described as follows:
THAT PORTION OF THE NORTH 132.50 FEET OF TRACT 45, RIVERSIDE INTERURBAN
TRACTS, ACCORDING TO THE PLAT THEREOF RECORDED IN VOLUME 10 OF PLATS PAGE
74, RECORDS OF KING COUNTY, WASHINGTON, DESCRIBED AS FOLLOWS:
COMMENCING AT THE NORTHWEST CORNER OF SAID TRACT 45;
THENCE SOUTH 00 °42'21" WEST ALONG THE WEST LINE OF SAID TRACT 45, A DISTANCE
OF 132.50 FEET TO THE SOUTH LINE OF THE NORTH 132.50 FEET OF SAID TRACT 45;

2. This easement is for the sole purpose of the construction, use and maintenance of a Storm
Drainage System, together with the right of ingress and egress for said construction, use and
maintenance.
3. Grantee shall install said Storm Drainage System at their sole cost and expense and shall
continue to maintain and shall continue to bear all cost of repair and maintenance or repair of
said Storm Drainage System.
4. Grantee shall hold Grantor harmless from and against any and all claims which may be made
against Grantor arising out of the installation, operation, maintenance or repair or said Storm
Drainage System.
5. The herein easement and agreement may be amended only with the written agreement of the
Grantee herein.
This easement agreement shall run with the land and shall be binding on all parties having or
acquiring any right, title or interest in the land described herein or any part thereof.
